The atrium and Roman columns are the star attractions. The rest is a little ordinary.
Wow gorgeous beautiful, people don’t realize how strong those buildings are, you can’t have noise from outside, when raining and thunderstorms outside you don’t care, I live in Florida and every hurricane I am scared of destroying my roof. Those walls are fantastic and everything is perfect, you can change little by little if you want cosmetic things and the price??????? I paid for my house $320.000 in 2006 and I changed the roof already. I really love the house and I want to buy something for vacation but not now, I hope I be lucky to find something like this ❤❤❤❤❤❤❤❤❤❤❤❤and low cost 🙏🙏

This one is gorgeous, and amazing place for the price. I'm from US , so everything is very expensive depends on city/state but it's pretty bad . I see tons of ex-pats from UK leaving to Spain, Italy, Portugal due to nice weather and affordability. Some of us like the ppl from UK just give up on our home countries of origin. Thanks for subscribing. I left Texas this year after a few years of part time living here. All in now and super happy. Easy lifestyle and feel like I am getting healthier everyday. Walked 20km today between historic towns in Tuscany (and 80 flights!). Temps in low 70’s to start and topped out at 80 at noon. Better than 105° for the last 8 weeks in Texas… 🤷🏼♂️

Thanks for the video! Would absolutely love longer more in depth tours of a property like this, super curious what the entire unfinished floor looks like. Also, helps for continuity to not make any cuts so that viewers can get an idea of the layout more clearly. Nonetheless, hyper thankful for this tour and in absolute love with the magnitude of the rooms and the atrium is absolutely nuts.
Whats the property market like in that town? We’re there a lot of for sale signs and a new wave of investment or still quiet and untouched. Wondering if we can get in there for 150 😅

So it was so dark in there that even with light on camera it was difficult to see much. Imagine a concrete box with a closed up window...
The problem with the no cut video for me is that these places on are multiple floors and different spaces, but I will try to keep that in mind for future videos. As you can tell I am not a professional video guy, just a pretty good real estate guy!
Finally this is a town and area that is having a big uptick as people are discovering it. Where I live in Southern Tuscany this would be $2 million. But it is always important to make sure the area is a good fit for you personally or it doesnt matter how much something costs. I like the idea of being so close to Rome and FCO the big airport. Then you can fly to Morocco or London for $40 RT and do all sorts of trips to Adriatic cost or Greece by ferry etc etc.

@@BradsWorld100% understandable. Yea I checked out the location on google maps, nuts that its 1 hour from Rome, Naples, AND the beach. Better yet, you’re in a quaint little town, but 5ish minutes drive away you’ve got Acre for all your major needs/supermarkets etc. Definitely checks off so many boxes for the wife and I. If it had a land/garden/fruit trees, Id be buying a flight to purchase today 😅

I saw it. Nothing in there and dark and dank. Would have needed a full buildout, and that would probably cost more than the rest of the palace!

Once you really start to look around the general area, you find there is a lot of stuff going on down there. There might not be in the small town, but close by in other towns there is everything you need and tons of people.

Amazing Property
I was just back there last week about five or six months after filming it the first time. It of course sold right away. But when you walk in that courtyard and see 2000 year-old columns that were repurposed five or 600 years ago it gives you a really good understanding of the unique place that you’re in. The depth of the history!

Its fantastic spot but sure will be gone by the time get over there but is exactly the kind of historic place I am looking for. My Piranesi engravings would suit that place well.

Your legend
You are in a good business, I mean the business you stated in the video. This place is an exceptional value for the money. People have no idea the absolute total bargain these places and many others are around certain parts of Italy. There is no bad place to live in Italy, all places are good. So when you can get a place this cheap that has at least some of the things you are looking for near you, you are Lucky as heck to get one. I am pretty certain you know what I am talking about since you are working there and are going to retire there. Compared to living in metropolitan areas of the U.S., and for the price, it's 10x better. I'm American but what is true is true. Period. Speaking of people killing to buy a home in the boonies of Sicily, I will soon be in Sicily, hopefully for good, but not exactly in the boonies. Take care and best of luck, which I doubt you will need.

@@BradsWorld Certainly. Well I am sure you are getting real info. out to people, nothing more to do on your side. People who think what you said about the $1 homes would have to be in their own fantasy world only. That said, I think it is a pretty good concept and some of these places can be restored to very nice properties quite cheaply, at least by American standards. That's up to a buyer's skill set as to how he can refurbish a place within a budget. If you do get to Sicily I hope you really enjoy. Appreciate your reply, best wishes.
I love this place, but, cannot do the stairs anymore. It has so much character. But, all places have their pro's and con's. And the laws are different, here fixed wired appliances and light fixtures stay with the property, but in other countries you may look at a place and be bowled over only to find the place has been stripped of everything down to the paint, no sinks, no chandeliers, and clearly the place needs a lot of updating. One thing that would worry me is Italy is a very active seismic area and while the place is centuries old we often see images of whole mountain villages laying in ruins. Being from California and having gone through several large quakes I take that seriously.

Please tell us just how cold it gets in winter?
No fireplace or heating stove? I know only too well what it's like in November on the Mediterranean coasts.
I live farther north at a higher elevation in southern Tuscany. We live right at 2000 feet above sea level about 650 mls.
This past winter we had one day they went to 32°F or zero C. Most the time it was high 40s low 50s during the daytime and mid to upper 30s low 40s at night.
When you do your remodel on that place, you could put in split systems which have a heat function as well. People ask about the heating but a lot of times they don’t ask about the AC. You really must have AC even in this area. If you’re thinking of moving down to Sicily or any of the southern states, you absolutely have to have it as the temperatures are now getting up to around 120° in the summertime.
We are expats and bought a stand alone 3 bedroom house in Calabria above the beach.

“Rocca” also means fortress, and there are indeed the remains of a fortress right on top of Rocca D’Arce.
I live South East from here, and can confirm that Ciociaria is indeed a wonderful place, steeped in tradition and old values. Many people, including my family emigrated from this area, and it’s seeing a revival of people coming back, to sample a way of life that is bought down by several notches in pace.
The property is an absolute dream, but one criticism is the kitchen as soon as you walk in. Many houses in Italy have this, and it would fill me with dread for someone to see my pots and pans, dishes half made etc. I would definitely be ripping that out on day one of purchase, and just use the purpose built kitchen at the back. Such a nice little courtyard, where I would imagine sitting whilst waiting for the sugo to cook. 😉
Whoever lives here in the future is a very fortunate person.

Hi! Great Question! In future videos I’ll try to put more demographics. The town probably has about 4500 people living there. There’s a coffee shop and a small market. 3 mins by car is Arce which is much bigger, and have some restaurants numerous coffee shops a bigger market and some professional services. Widen out a little bit more you’ll have medical and major services within 15 minutes.

I would put down any features from the 60 onwards. The floor are absolutely cheesy, but the place is amazing…a lot can be done with money and good taste
I got a lot of blowback when I covered over some 1980’s terra cotta tile in one of my remodels. I would hate to cover over a historical 300 year old floor but some generic tile on wall or floor!?! Buh bye!!

You would need to pass the Italian real estate exam. It’s in Italian and very difficult.
I would buy that in a second if I didn't have 50 or so animals (family members) to bring with me.
My wife was worried when we moved here that she would never see her friends again…. Turns out they start showing up pretty soon after you get things set up and spend more time total together then they would have back in US.

We go to OBI. It’s like a Hone depot (even orange logo colors!)
There is also Leroy Merlin and Technomat. And of course there’s hundreds of smaller stores pretty much everywhere although at times you can be quite far from a big full-service store. We live in Tuscany and it takes us about an hour and a half round-trip to drive to our biggest hardware store nearby.
My last big remodel project I did in the US, I had to drive 120 miles round-trip from Altus, Oklahoma to Lawton Oklahoma to go to Home Depot and Lowe’s. It’s just what you have to do to get the big selection and lower prices.

Yes. Just posted a 6,000 SF (520 MQ) tour in Montepulciano. €1.7M right in center of town. Could be two luxe Apts.

Compared to the USA, what is the cost per SF for remodeling there?
Short answer is generally cheaper but not cheap. Simple labor can be found for €12-14/hour. I find quality fixtures to be a 20-30% cheaper. Paint is the same. Professionals don’t charge as much.
Sq ft pricing is hard to pin down because the variations in work needed. The current quote I hear to take a shell farmhouse (no windows, doors, flooring, some structural, plumbing and electrical rebuild) goes for about €2.000/MQ or $220 Sq Ft.
I rebuilt my biggest apt from Ok shape but needing a total remodel for about €110.000 for 2200 Sq ft. $50/sq ft. That included the travertine floors or solid oak throughout the house, a new kitchen, four new bathrooms from scratch with high end fixtures, painting entire place with lime wash, hanging new chandeliers, two new split systems that had to be tunneled through 50’ of stone and plaster walls. Etc. Took a year to get it all put together. You can see the end result on my website for my rentals at www.TuscanPalace.com and click on Burati Apt.
Came out great and place is renting very very well.
