Come along with me as we get these properties ready for renting. We used a local architect to present our ideas for renovation to the historic committee in Montepulciano. Everything was approved! Some people have commented that nothing should be changed, but things change over time.
We're using local materials and historically correct techniques like the white lime-washed paint and the travertine floors that we are switching to instead of the 1980s clay tiles. Realize that the existing tiles were installed only 40 years ago or less. And 120 years ago, these apartments didn’t even have bathrooms! But we’re doing our best to keep the feel and originality of the apartments alive!

I know…. And we are keeping the terra cotta floors in the two apartments downstairs, but you’d have to be in there in person to see the issues in the floors as they are and the problem with lighting. The travertine were using is mined in Tuscany and cut into tiles just 20 miles away. In about 90 days I’ll have a completed apartment video up and running. In the meantime when I get back there in early July will show the floors actually getting put down. We’re trying to keep it as historically accurate as possible, travertine was used extensively in all of these Palazzos.

Completely agree. Those terra cotta floors are emblematic of Italy. If you choose to remove them, please try to preserve them. Some folks would pay good money for them.
Congratulations for the amazing apartment! The terra cotta tiles are typical of Tuscany and Umbria, not of Italy in general. The replacement with travertine makes sense there as older houses had that flooring type. Anyway I believe you had it approved by the Belle Arti - administration for protection of historical buildings! Congrats again!!

Hey J! We are in the two smaller Apts below. Putting wood in bedrooms in main residence for warmth and travertine in main common areas. We thought hard about it. Should be done in about 60 days now. Look for after video then and we can see! Thanks for watching!!
*CAN* you replace the split system with a canal for conditioning?
The canals from each room should lead to the attic, where one conditioner unit would be placed. For that, you would need to make a lot of ventilation holes around the roof.
What a wonderful purchase you've made! The original features are splendid and remember that those floors and things you are looking at changing are probably original too...the floors look amazing and I would never change those out for something more modern. They have warmth and if you're making the walls and furnishings lighter, you wont't need light floors as well. I think it's a shame to take out too many of the typical Tuscan elements that are there but that's just my opinion. I also own a small home in Tuscany, not far from you and have previously renovated a few 500+ year old homes in France as well, so I am speaking from experience. People love to stay in homes that are authentic and have the old world charm that they can't find back in their modern city homes. Congratulations on a beautiful acquisition...I'm sure you'll work wonders with it! In bocca al lupo! :D
I agree with you totally. I especially like the bathrooms. The only thing I would change there is the colour of the walls. I can’t understand people going into an old world home and removing the old world charm out of it. To me this place is a collectors item. In perfect condition. Well almost.🌈🇨🇦

But do you think the 80’s massage showers or the hunter green Greek key tiles are authentic? The showers are plastic! 🤢🤮
The floors are about 40 years old. We can tell because they match going into the bathrooms which were redone when the old owner moved in. The handicap ramps that were in the house also matched so they’re not original floors.
Everything we do we run through an architect who then presents it to the historical committee that approves changes. Nothings done lightly. Local materials are used.
I think sometimes people forget that when these buildings were built there weren’t plumbing or electricity. Even 90 years ago this apartment didn’t have three bedrooms and four bathrooms. That would’ve been unheard of. We’re just slightly modifying changes that were done in the last two generations. Two generations out of an apartment that’s been around for 25 generations…
@@BradsWorld that’s not what they mean at all. U have to renovate whatever was done the last 50 years, but in the theme of “old world”, not cheap looking plastic. What’s really old in architecture, ceilings, interesting windows should stay. Only plumbing, electrical, anything rotted should be updated, but in the same theme.
I like the original floors in the living room and bedrooms, even where worn. Re-doing the bathrooms would be good, but with not with too modern a look but to compliment the antique feel of the apartment.

I love the apartment. I think the place looks great as is. I would NOT rip out those terracotta floors, they are typical for Italy and even if they have imperfections, they still look beautiful as they add character to the place. I travel to Italy and specifically stay in places that have terracotta floors and old world charm because that adds to the beauty of it if I want to see stuff that is brand new and bland, I stay in America.
Hey Jen! All understood... I think that what most people may miss is that these apartments are on going renovations over many centuries. The terra cotta floors in this apartment of course are not original from 1580's. We know this because there are handicap ramps that were put in for the last owner, the mayor of Montepulciano who lived there for around 50 years who was wheelchair bound. The ramps and floors match up. Same floors also went into the bathrooms which of course can't be much older than 100 years because there wasn't much inside plumbing before 20th century. This place actually has a laundry room that was obviously added on the outside at some point, and I am guessing that is the old single bathroom that went to the apartment before someone went through and did a complete remodel and added 4 full baths. Now those bathrooms had 1980's style cylinder massage showers that were just god awful... White plastic with multi heads. Yuck. One stuck in each room. Those are gone too.
We hired the most respected architect in town to work with him on appropriate materials that are sourced locally as possible to change out the floors. We went with an oak in the bedrooms and locally mined travertine that is thick cut and hand chipped for the common areas. We are lime washing the walls not painting and of course we are not touching the two incredible frescoes in the kitchen and the living room.
This has been important to many people and since I am new to making videos, I didn't think through how to explain all the details of what we have to do to make changes and how much I care about what I am doing. I promise I will make much more detailed dives into those types of things in all future videos and I am glad that my viewers take such a serious interest in these types of things like I do. I was an Army brat in the 60's in central France and that is the identical kitchen floor, that would be warmed by the sun through the windows.

I just found your channel and subscribed. I will be anxiously following your renovations. I love Montepulciano and have been there many times. Two tiny pieces of advice. DO NOT tear out the original terra cotta floors!!!!! Im not even sure they will let you but even so just dont do it. Have them cleaned and waxed and that is all. They are gorgeous with all their 400 year old imperfections. And second, dont be so worried about everything being "dark." This is Europe not America the big bright open floor plan is not a thing in Europe. Its just the way it is.

We are keeping about 10 pieces of the furniture that’s actually old high-quality furniture. Some of it looked decent but it was actually just cheapie furniture from the last 20 or 30 years. Were using all natural wood furniture for the new stuff we’re building for the apartment. We should be finished in about 60 days from now. I look forward to posting a new videos.

I love the apartment, I would never rip out the flooring, just paint the walls a lighter color or white and add more LED lighting!
I bought a house in Viterbo's historic center, built in 1350 and it has the vaulted ceilings with fresco's. I wake up every single morning despite living here for some years now, and am in awe. I love Italy so much. It is soooooo rich of history, art and knowledge from people on how to live with quality that it is like living a dream for me.

Hey Linda! Floors are about 50 years old, not original floors. Just like the bathrooms aren't original because the building predates plumbing by about 400 years... Nobody mentions the horrific plastic "Massage Showers" that we took out. Watch the video again and check it out, and the horrible 80's tile on the walls. BARF! Just because something was there doesn't mean it was original, nor that it can't be changed. The idea is to have class and use local materials and get it approved by people who know!
EVERYTHING gets run through a historical/architectural committee in the "Centro Storico" in Montepulciano, and was presented by my architect who is a well respected local (literally his office is about 100M from the Palazzo/apartment).
I appreciate the passion in your comment although I could have done without the "idiot" part... I care enough to learn the Italian language, (my 4th language after English, Spanish and Japanese). I am really trying to bring back the glamour to these buildings, nothing more. If I wanted to Americanize them I would throw a Starbucks in the lobby! 😊

Phenomenal find. Although not inexpensive. For me, the view, the city it is located in, of course, and a full bathroom in every room… Golden. Oh yeah… That huge long, narrow patio. Wow. Personally… other than the actual showers and wall light sconces; I wouldn’t change anything. Absolutely part of the charm.
We had someone proposed to their girlfriend last week in that terrace. He decorated it with roses and red silk etc. I wish I could add a photo to the comment. We also booked a wedding out there next May!
I feel that when you’re doing a high-end remodel, going for a certain look, do you have to make decisions like should I change out the 40 year old fixtures now. For me, the answer was yes, and once you start doing that you might as well update the bathrooms . We tried to keep everything else to a minimum except changing out the commercial terra-cotta floors, they were from the 1980s as well and weren’t historical. So far the reviews on the apartment from guest have been nothing but tens with everyone commenting how lucky they feel to stay in such a beautiful place.

I don't know if the terracotta floors are very old or recent but they look nice and of good quality. And they are very traditional in Tuscany... Much more than a travertine floor 😉.

Thanks for that… sometimes you get bogged down in the day-to-day grind of trying to get so many different places ready to go. But in the end will be able to relax and look back at how much we did and how much we learned. A very rewarding experience.
We spent 5 days in Montepulciano. Apartment right on the Piazza Grande. A wonderful wonderful 5 days, and we dream of going back, and if we had the $$$$, we would buy an apartment there. If we go back in 2023, I will check out your apartments for sure.

The floors weren't 500 years old, not even close. Best we can tell the apartment may have been put together about 40 years ago. I did a follow-up video that is now linked at the end of the one you commented on. Due to the changing climate we are adding two split systems (AC Units) into the two smaller bedrooms. The only way to run the piping is through the floors. We will be using local natural travertine stone (not the slick looking heavily machined commercial tiles). I think some people were confused about that. It is used a lot in flooring, including a huge project the city is doing on a municipal building right now.

And we are keeping a lot of the furniture. There is a great dining table with wood slab top, the hutches, armoire, an old storage box and a few other things.
But there was also the old couch and chairs in green that were in just "fall apart" shape, some of the furniture was just particle board junk (even though it looked ok in the video). And of course we have to get rid of any used mattresses because... well, Yuck!
We saved all we could and donated the rest! Everything we are bringing in is made of solid wood in Italy. In about 6 weeks we should have it installed and ready to show.

Leave the floors alone, your taste is transient, these floors have been there 500 years. Just put down seagrass or sisal rugs. That’s the interior style today, you can do furniture groupings around the rugs, reduces echo, and makes the space less empty feeling. #leaveitalone

Actually the floors haven’t been there for 500 years because while the building itself hasn’t changed on the outside much, the inside has been consistently renovated over the last half millennium. For example the horrific capsule massage showers that I just ripped down. Everything I do is run through the historical committee of Montepulciano and presented by my architect. I’m using local natural travertine for the floors which is used in many of the local palaces. Trust me, I research and try to do the right thing. But those floors were old and cracking in places and needed to be redone. Thanks for watching and in a couple months I’ll have a video done of how everything turned out. Hopefully you won’t be disappointed.

Hi! Yeah we thought about it a lot and I guess it just comes down to personal taste. You couldn't really go wrong. We stayed with traditional materials sourced locally (travertine, Umbrian Oak, etc).

All you have to do is get some daylight led bulbs and it will dramatically change the color. The paint is also the issue for yellow glow. Could also change the globes. The fixtures are FINE.

It is! And also check out Orvieto. We just went there for the first time last week. Like Montepulciano but maybe a bit bigger. Different. Lots of underground Etruscan caverns and a real cool old Pozzo well for the town. All amazing.

That’s an amazing purchase, I worry that a lot of Americans are starting to move to Europe and eventually this will impact the real estate market. It happened in the US, I still wish you the best with your move!

I had an interesting email from someone that had just rented their first year in Umbria, Italy as they became comfortable with where to buy. She was so glad she didn't buy in the town she was renting in because after they moved in and discovered that most things for sale aren't listed with agents, she realized that almost half of everything was available to buy. It is real important to buy where there is a strong market unless this is your "forever" house and future sale of it isn't that important.
Point being that I don't think there are enough Americans to buy everything that is available. Italy is going down in population, they will need outside people to come in. Hopefully the culture will survive. I myself learned Italian and get better everyday. Hopefully more people with do that and respect the Italian culture. So far, most people are surprised that I speak Italian so I think it is still pretty unusual unless you have family ties.

It is all done now except for the kitchen (and that has been a bit of a nightmare due to walls that aren't exactly straight after 500 years!).

You may poop money but in any case....your new house looked like it need no renovation. I would not renovate what need no such thing rather spend money on piffing it up if you plan on renting it furnished. Lovely furniture too there as can be seen in your video. If people rent as tourists I rather think one would like the Italian style better than renting an American style flat in Italy. My advise is that you take the advise of many before you start spending lots and lots of money on something that is not needed. Think that place nicely furnitured with rugs on the floor, plants - would look great I think.
A great comment, but remember this: things change over time. I work with an architect, a local respected architect who also works with the historic committee of Montepulchino. We make sure that everything we’re putting into its original materials. We sourced locally. We make sure that what we’re putting in would’ve matched what could’ve been there. Like wood floors, or travertine floors.
Also remember that just 100 years ago there probably wasn’t even bathrooms. The ones that I took out had horrific 80s style cylinder massage showers. Just God awful.

The downside of people buying and restoring ( saving if you wish ) these homes is that anyone wishing to settle in these places as a long term renter cannot as the prices are impossible. Some time ago I tried to move either to Italy or Portugal as a yearly renter and it was so restricted that I gave up. One villa was available but the owner said that I would have to move out in June July and August so they could rent it for more money. In Porto and Lisbonne same story, you could only rent on a daily or weekly basis and the rent varied hugely over the year. I am happy that places are being given a new life, don't get me wrong, it's amazing to watch for anyone passionate about restoration. I rent as I don't have family and I live alone but enjoy not living in a studio. I have found an old 12 roomed house during first lock ( up ) down in Dordogne, a fluke and the rent at 850 is within my budget.
There’s tons of places available, even in Montepulciano that are Super reasonable on long-term rentals. I have a video but haven’t posted it yet of a great apartment that was only $650 a month on a long-term rental that has a beautiful ceiling from the 17th century. Of course it’s been updated and has a kitchen, electric appliances, new showers, air-conditioning… A lot of the stuff that people think shouldn’t be in these apartments because you’re supposed to live like it’s still the 16th century. But the elements are still there. I highly recommend you look at coming over for 90 days and do a “shorter” long-term rental. It’s a wonderful experience and I think it would lead to a long-term visit for you! 😅
@@BradsWorld Thank you, I didn't mean to sound mean or judgmental, I'm very happy to see chateaux, houses and even villages being brought back from oblivion oft times. I am happy with my present house as it's last update was the 60's with marble floors and bathrooms, could have been worse. The house has 18th century panelling from an old manor also installed in the 60's by an owner of taste. Unfortunately the house had been empty for twenty years so I have a lot to do to bring it up to a good standard. Friends say I'm mad to invest so much in a rental but as long as I pay rent it is my home and my nest and I need it to be a certain way. When I am old, really old as opposed to my present old age, then I will move to Italy and get some Dolce Vita before I hit the floor ! I speak quite a bit of Italian but more is needed to be as comfortable there as I am here in France. Best wishes x
Nice place, I hope you did not remove the original terra-cotta floors. That is history and italy. Patina is great, just seal them.
Yeah, that wasn’t really history. They were from a remodel in late 1980’s. Same time they out in the four bathrooms and that’s how you can tell. We went back with real travertine hand chopped floors and Umbrian oak wood. Came out spectacular.

I'm not sure to see correctly from the video but to me the floors looks to be old local cotto in which case I wouldn't change it since local cotto is the traditional Tuscan floor also in old buildings. Anyway amazing propertiy I'm sure after you remove the 80s accessories it will be even better although it's gorgeous already. I have to admit I"m a bit partial.since those are my childwood places being my family origins in Montalcino, that' where my roots are and my heart too! Good luck with the renovation. 🙂

Spectacular but only a dream for the people that have small budget! Unlike you and based on your intro your very wealthy and able to buy multiple properties! Can you share how much you spent on the first property you purchase? I’d be curious to hear what my budget can afford.

I will be making more videos soon, and one of the tangents I am going to be on is about my Brother-in-Law who is looking to buy a place and has a $50,000 maximum all in budget. That means finding a livable place for $50K or something even cheaper that he can renovate. There is a lot of properties in Umbria for example that you can get for $20K or less. If you go down to Abruzzo it is more like $7K, and they are livable, not total train wrecks like the One Euro houses can be. I wanted to do more videos around Italy but I had an accident in Feb 2022 and my travel has been limited (Surgery and then rehab, I am almost 60% back now!) and I could only concentrate on the stuff I bought and a few interesting places around Tuscany.
Stick with the Channel and in early September you will start to see a whole lot more! You can do this and it can be done very economically!

It’s impossible to deal with the inefficient bureaucracy in Italy. It was not for me.
Congratulations on your fine purchase! ...As a designer, I would suggest NOT gutting the historic, valuable floors just yet, but rather, to invest in more, and better-located lighting throughout the structure.
Leaving the historic architectural fixtures is always perfectly fine and always the investment-smart thing to do, while -strategically re-thinking the new fixture ampage, shadow-casting, down-lighting, up-lighting, and therefore, location.
Historic homes maintain their attraction through ambience,
and not through gut rehabilitation, which inevitably ruins them for generations to come.
Light floors, light walls..light furnishings, is recipe for zero depth, zero interest, zero eartheness, and consequently zero historic value.
And to be specific, the color white tends to be so hostile in interior design, that it combats everything else in the room, even changing the vibration of a room so that it disallows relaxation. Soon afterward, the "hominess" feeling is gone and computer cubicles move in.
Before you destroy the heavier historic elements that provide the historic reference and depth of earthen color character, please consider, experimenting with
additional, well-thought-out lighting, first. You may find, that ading stronger light fixtures and higher-end window treatments will better solve your agitation with what you thought was too dark, and actually isn't.
In good design, ligting always starts first, and is a one year study requirement for an Interior Design degree, because bad lighting, throws even the best interior design off.
The floors weren’t historic. They were from the last major remodel in the mid 1980’s…. Just average terra cotta floors. The place came out stunning. I have always like a nice muted interior and then use special pieces to accent it. It worked great in this palace apt. I don’t talk about it much but I have owned a nationwide sofa company in the US since 1997. BuildASofa.com. I’ve probably done about 15,000 home decor projects over the years… I actually stepped away a few years ago but my company is still operating. Check it out!!

I think governments need to get the right balance right. You need tourism, but also encourage families and people to live there. This could easily become a tourist town.
Hey Deb! This is already a tourist town, but it supports so many of the local people and their wineries, world class dining, shops etc. Most of my neighbors at this apartment are long term tenants (the lady upstairs has lived in the building her whole life!).
I hope you can visit here again (or the first time) sometime soon!

This place is 500 years old. That wasn’t original flooring. It’s like the bathrooms, there wasn’t 1980s massage showers in 1550. These things go through renovations all the time, generation after generation. We’re trying to take it to the next level, but using traditional materials like travertine or wood. We run everything through the local architectural committee, and the Blessed everything we were going to do. I hope you liked the finished product.

Air conditioning in these houses are not only antiaestethic but ridiculous.. These walls are 80cm insulation keeping the temperature low and hot depends on the season
It’s not ridiculous. I can’t tell you how many of my local friends that have lived here their entire lives have had to install AC in the last few years. At 105°F, almost 41°C it doesn’t matter how thick your walls are…. We reached that temp last year here and we were at 38°+ on so many days. Here in the historic center, you can’t put the mechanics outside where people can see them so you don’t lose any aesthetics unless you’re snooping around someone’s inner stairwell or back area. When I said in my remodeling video that we were going to lighten up to look inside and put better lighting so it didn’t seem so dark, a few people commented that Italians like living in dark homes. My friends here just shook their head. I’m guessing they don’t like to sleep in 34° rooms either… 🤷🏼♂️
