Buying a home from family members at below market value (I'm sure well well well below market value) and then renting it out on Airbnb is a major leg up.

Awe yes... the only way to build passive income is to teach people how to have passive income... 90% of these types of videos are just influencers trying to be bigger influencers...

It's a house of cards waiting to fall. Just another wave of internet finance gurus handing out pseudo advice to get money from you or sell their stupid course.

By net worth, are they including debt and property value in the calculation? It’s seems a misconception if net worth isn’t including debt.

Yeah, now ask them how much student loan debt they had after leaving college. If only everyone could buy a home in the Bay Area from their parents below market value, sell it, and then pocket huge sums of cash during an era when the Federal Reserve was massively inflating the value of properties it'd be so easy. No kids, probably no student loan debt, buy and sell their parent's house for huge profits, then be in the real estate market at the perfect time during an asset bubble.
Here's the key to success when you're young: have rich parents and come from privilege. That way you never start out of the gates with tons of student loan debt and get a slice of the huge wealth your parents built up that you can flip into buying properties.
