A suggestion; before you fell that Maple, try working around it. Trim up the lower branches to whatever height you need to get your truck to pass. If that works, good, you saved a nice tree.

Exactly! If the lot was not disclosed what else was not disclosed? What I have seen another youtuber go through has been terrible. He has had to tear down several buildings on his new property. Start with Zoning and the County.
Here in Ontario Canada it costs you more for a permit than it does the building And I'm not joking. I added 1 Bay on my gradge $14000 for the permit $10000 for the material so like I said more for the permit than the actual building costs.
I too would put up a steel building workshop. Outbuildings are damm handy. If I could, I'd park a used RV or camper inside and live in that while renovating the house. Finally, NO mini campground in the field -- you won't like their mess or noise! Best wishes on your new homestead
Suggest you introduce yourself to your neighbor above you. Let them know you have had your property surveyed. Advise them of what you learned and confirm that they understand the boundry lines before you make any changes to that area of your property. This will resolve issues that may come up if you start building up there. Keeping your neighbors happy is half of making your time at that location a good one. I am excited for you. Get yourself a garden tractor that doubles as a lawn mower. Do not get a lawn mower that will not double as a garden tractor. Good luck with your new home. Remember, a happy wife means a happy life.
Make sure your water line is not being used by the neighbors. Had that happen and they had tied into my electric. I shut both off and they were mad because it was what they using to run their shop in the back
My opinion, which I realize doesn't mean much, but speaking from experience, this is your starter home. Time to tweek your long term plans. I always look at property with RESALE as the most important factor. that said, you have a cute, picturesque appealingly private spot with a smaller cottage style home. Fixed up, very easy to sell. As for making it your dream house, not so much. Like me, a shop with convenient yard space would fit way better, but save that for the next one. I'd dial down the personalization ideas and concentrate on giving the place a solid foundation first. Improve to match the market. Remodel as needed but don't try to make it an expensive show place. Good solid middle of the road housing is always in high demand. Double or better your money and save the big shop for next time and flatter property. No matter how you build a shop the lay of the land is awkward. And by all means, live there while remodeling. Why pay for two places to hang your hat.

From Steve in MD--This looks like quite the score!!! If it were me, I would put a new house up in the flat zone, tear the old one down eliminating all of it's problems you have discovered and not yet discovered. Then, later on, you could always construct a shop in the area where the existing house now sits. My first home was on a similar hillside property and I had a two piece modular house custom built and delivered to the site and it was about one third of the comparable stick built home price wise. I had a complete basement with an integral garage constructed, well drilled, septic and electric lines ran all while the house was custom built to my exact specs in the factory under climate controlled conditions. House came several months later and the two parts were joined and interior/ exterior finishing were completed. Two months later, it was impossible to tell my house wasn't built on site and I was living in it! That seems like the best bang for the buck and you can develop the property to suit your individual wants and needs in time. Why waste all of your time, money and energy on trying to bring the old house up to modern living??? That upper flat would be a beautiful view for a home and create privacy and work/ storage area for your shop below. Just a thought, you may not have considered. With that being said, just think of how much more the entire property would be worth. I'd think that would put your value up several hundred thousand dollars in the long run. I too, struggled with where to locate my house on the lot I had, so I would go to my property and observe the views different times of the day and when I saw how different the view would be from the top ridge, as opposed to the lower area--I was sold and the house up on the ridge turned out great!!!
@@marchingmoto--You are certainly welcome! I was your age when I did my first house, and it was not my forever home, as I have "upgraded" twice since then. I was able to get my land appraised and using that collateral was able to get a loan to cover most of the costs. Ending up selling the place and I tripled my investment. I was single and making about $20k per year and got the loan for 9% back in 1984, which really made everything possible. Looking back, I am so glad I took that plunge at such a young age. It was scary at the time, but I moved out from my parent's home, and it was so very rewarding! I had no furnishings, but I had a 3 BR/2 Full bath house of my very own. Moved in with a bedroom suite and a portable color TV, but I gradually got the house filled as money allowed and time moved on.
Sounds perfect imo. It's now what I'd recommend. In UK it's a fact, that tearing down and rebuilding is cheaper than trying to work around the problems of the old existing building.

I would clean up the hill top and make a driveway. Build a house or put a trailer house on the hill. Then I would tear down the original house and build a shop in its place.

Because the utilities are higher on the hill, I would build a small house on the upper field (move part of the current house???), tear down the current house, and use that space for parking. Then I would build onto the upper house as funds and time allow. You have more options available with the property now. Best of luck with whatever you decide.
Cut the driveway into the other plot as planned , because you need the parking & room to turn around & parking space for your other trucks , but then leave it at that ,then i feel just concentrate on getting the house renovated , you can totally still stay there whilst doing the reno , leave the plans on the back burner for the new discovered piece of land for now as you,ve got so many ideas floating around you may lose focus , & get to over whelmed & over commited , your already winning ,slow & steady wins the race , finsh the house first 😊 Lisa NewZealand.
You rarely lose with real estate, it's just a matter of holding it long enough and the appreciation will be there. Also, the timing of buying and selling once you've added value to it.
Building a shop with living quarters would be good. You would live on the property while working on the house which would be convenient and you could rent out the house or living quarters when finished.
I like the shop idea with living space and a spot for a garden or raised beds . You will always need a shop ,and depending on your current living situation, that’s a win win

Be sure and check with your county/city zoning, codes and regulations. You don’t want to start anything without knowing the sometimes quirky city requirements.
Careful with the “good ideas” , they are often expensive. Don’t get yourself into debt… take your take, pay in full as you go. Rome wasn’t built in a day…..
I’m so glad for you that you have that extra land. There is so much wrong with the existing house that it might benefit you to build a new house and tear down the old one. I know some people here in Iowa that have built Morton buildings and have one side for living and the other for a shop. Just another idea for you to think about. I have also subscribed. I would put a tiny home on the empty lot. Live in that while renovating your house. Later sell the tiny house and then build your workshop. I admire you so much young man. I never could have done what you are doing at your age.
As a gardener I would do the driveway as you stated then I would put a big garden with a few chickens. deep raise garden beds so you will NOT have to dig (2-3 feet) with good landscape fabric. Privacy trees such as Arborvitae, Lombardy or Thuj Green to hide the storage area. can sale veggies and eggs on the weekend or at work.
Some interesting comments here. Best to talk to the municipality and see what you can and can't do. Don't be afraid to get a variance if need be. Good luck!
I would clean up the old house a little bit. Make it look nice around it and then I would put it. She'll survey your property and split the upper part off from the house and then sell the house and pay for your loan. Go on the upper part. Build house or po barn with shop. You could pay not not ovary much on that property once you've sold the lower one. Sorry for some of the misspelling.

Congratulations! You bought the unicorn lot, your property is BIGGER than you thought! Flag those utilities more permanently, you will benefit on the resale. You dodged two major bullets, 1. no property survey, and 2. digging without calling. Your buddies suggestion of a shop with living quarters is a good idea - a large prefab garage to start maybe, then add living quarters. I don't know how tall your vehicles are (Peterbilt? Boats on trailers?) so keep that in mind too.
Yeah I bought a piece of property and it had stakes in the corners but ended up when I got a surveyor out here to Mark the line so that I didn't screw it up and not run a straight fence line that those stakes were not accurate, and that my fence line is like 30 more foot past where I thought it was on one side and like 25 or 30 ft on the other. To hear him talk so what I have to do now is go get a pin survey, since there aren't any official corner pins. I have to get an official corner pin set on all five of my corners. But at the end of the day when I do finally run my fence it's going to be a perfect fence line it's not going to be something I have to move later

For sure call before you dig! I found that out the hard way. Protips: Find out if anything was ever in the field. Old plumbing or septic tank spots can be a real pain. Pay attention to the way the water runs on the property when it rains. Could also be why the field has nothing on it. Don't plant yucca close to your house! The roots go 30 feet on average. Really messed with plumbing. I would take a metal detector around. Never know what you will find. I have almost 2 acres and I found out there used to be FOUR buildings there and my driveway used to be a street! My word... I would reuse the fence if you are able. I repurposed mine to lay out my driveway. 🙂
Beautiful property! I love the idea of a shop/living space while renovating. Whatever you do, always keep in mind for resale - not You Tube interest. With being that close to a highway, you have to make it really enticing for future buyers - your friend's idea sounds perfect.
What a nice surprise to find that open field! Make sure you record the survey you had performed with your county recorder and congrats on your purchase. Oh, yes, I agree with other suggestions about trying to save the Maple tree; it takes a very long time to grow a tree that tall and you might be sorry later not only from an aesthetic view, but because of the shade it can offer during the hot months. I think building a shop to live in so you can take your time renovating the house is an excellent idea.

Wow, good score. I think building a new house or manufactured house on the flat field. Repair, renovate the house and rent it. Oh, and build your shop/garage there on the flat area. Doing all that you can do water mitigation. And also remember, this doesn't have to be your forever place. But fixing up the house is quicker and you could rent it and use that income to help with building the other stuff. Hope that sparks some ideas.

If your county is typical the assessor's office has aerials of your property, the entire county for that matter, and their computer software will overlay your property lines on the map so you can see exactly what you own. It's also more accurate than original the survey markers that was done with chains 100 plus years ago. I used to work for the county and some of those original survey markers are off by 100's of yards. We had a neighborhood of 200 plus houses that two cities were fighting over because the original survey was off by over 500 feet. The cities were fighting over it because the new property lines determined which city got the property taxes. The court decided just to leave the property lines as they had been and had the titles updated with the new more accurate coordinates. Good luck. Property lines disputes are never fun.
You really lucked out on this purchase!! I'm a retired Real Estate Agent and I have never closed a house without having the seller or rep locate the property corners so my buyers know what they are buying...It looks like you are on around a half acre? Maybe more? Have no idea what you paid, but finding out that you have all of that useable land is fantastic! I would be thinking about a water feature to drown out the road noise. My goodness, it's quiet where the storage is! You know a home will not go in there! Happy for you!!
Get your surveyor heighbour to give you some driveway options,incline wise since you already have a steepish driveway..Your friend nailed it about a live in w/shop while renovating the main house.
Build the shop with a living space. Rent out the living space. That pays part or all of your mortgage. Live in a camper while you renovate. Then either live in the shop and rent out the house or vice versa to have supplemental income once the house is done being renovated. You have income potential, use it to pay for other upgrades until it’s what you want it to be.
Professional Surveyor here. Lucky, and dumb. Get the damn survey, it cost so little in comparison to what you are spending and it can make or break your decision
I agree with putting in a extra drive way and a large parking pad in the field. I would put in a metal carpot shop on the top field for sure. Need to install a perimeter fence. You sure scored a good property.
First thing I did with my place was to go to each survey pin and come just on my side and using 4 “ pvc pipe filled with dry bag concrete erected me some property boundary monuments that are mostly permanent . After a short time they’ll harden. Put a cap on them to help prevent freeze thaw damage. Grey telecommunications pvc hides nicely if you can find it in that size. The only purpose is to give you a visual clue for future reference as to where what should be 3/4” rebar pins, are located. Make sure the surveyor registered the plat with the county you’re in. A survey means nothing if it’s not registered. Your copy should be stamped.
Going to the left of the Maple Tree will avoid making a small sliver of unusable corner property on the back left corner. But going to the right of the maple will make it an easier turn for long trailers, rigs, etc.
Don't rush. Take your time planning and researching. I like the idea of a shop with living quarters. Later on, a bath and small kitchen will be handy up there.
New sub. I like some of the suggestions about building your future home on the field and putting a shop below. Long term goal maybe. Then you'd be further away from the highway noise and you might be able to put in a in/out curved drive. Not sure if that's feasible with the shape of your property. Also a garden area...you have the room for one.
Be cautious about how water flows across your land. In most states you could have problems if water flow changes because of any grading or elevation changes. Talk with your new neighbors to see what the flows are and where problem areas are located. Time spent now is money saved later.
I agree with your friend. Build a large shop with a living unit. Check into rural loans and construction loans to see what you can qualify for because using bank money before your savings is the best option. You'll get all that money back with equity and selling it.
Mark your utilities with stakes that you can see and mow and trim the upper land so you have an idea of what you own and where you can create a driveway. Try to save your maple and other mature trees. They are expensive when they are small so I can only imagine how much your maple is actually worth. Plus the time it took to grow.

Big flat land with utilities running through? Build your nice house up there with a downhill driveway. Demolish the little house. And make your shop and parking area where the current house is. One, you're further away from the storage units. Two, it solves your turnaround issues. Three, less worries about water drainage problems. I don't know if the current house has a basement or gets flooded. But our house is slightly downhill from our neighbor, and every time it rains, it gets in our basement. It's so annoying. For that reason alone, I'll never have another house at the bottom of a hill. Lol.
Diversify with a shop/apartment, a couple of tiny houses and hookups for campers and motor homes. Some are less expensive and can be put in sooner to help fund the later stages. 😎
That field looks like a great place for a large garden (small farm). Grow enough of the right thing(s) and it could produce income. I would recommend finding out how far down the utilities are. Give an idea of what you have to work with.

Wow. You’re awesome with your skills. Build a new house on hill - don’t waste money and time on current house. Then you can rent out the current house. While you build a house, get a travel trailer and live in that while renting. You have the skills and could have the resources. Either way - great job for being in your 20s. I'd build a shop with a good size living quarters in it. Remodel the house and rent it out. The rental income could possibly pay your entire mortgage plus the payment on the shop building loan, depending on the rental rates in your area. If there's still room for a couple of rv spots, those can rent up to 100 a night once again, depending on the going rates in your area. Also migrant workers will often come and rent for several months at a time. Bounce these ideas off the wall and see what sticks. Good luck with whatever you decide to do. Life's an adventure. You just have to enjoy the ride!
As far as renting out space for RVs or building another home you would really need to check into city/county ordinances first. Sometimes you can park an RV but you can't live in it or to live in it they may require elec/water/sewer on the lot. They may also require the lot to be divided to build another house. If either is permissible though it would allow you to make money off of that land which is good. Otherwise a nice shop, parking area and driveway could make this home more suitable for you to stay there long term and further increase the properties value.
I think you made an excellent decision to buy this property. It has a lot of potential. You could fix up the house while living in it. Maybe even add on so it's a two bedroom. That would make it more desirable for most people. Then later on down the road you could build a bigger house on the field, live in that, and then rent the small house. And then ever even more down the road you could probably sell the whole property and make a significant profit. No matter what you got a good deal.
first thing I would do I would run caution tape straight down your utility line water line gas line, and take a picture of it so you always know right where everything is. And I would look at solid landmarks to measure off of. Like a tree. Big boulders, but with the tree measuring the diameter of it to. So if a gross two or three or 5 inches in years to come you won't be off on where you want to dig, just to be safe I would definitely build a shop up top AND leave room to turn around you absolutely need that, I would to try to dig a little deeper than normal so you don't have such a great coming up, just a thought looks like it turned out pretty good for you good luck with your new challenges :-)
Just consider what you fancy having long term, but that can work for you now without having to have anything pulled down or rebuilt later. Your mate's idea sounds good but whatever you choose has to work for you and how you live. If you need huge turning and parking spaces then that is a priority. Maybe sit down with mates and start drawing a rough idea to which changes can be made continually until fully decided. Best wishes from Australia.

I would install a Double Wide on the hill and shorten the gas and water line. Or build on the hill as the view and privacy could be better, getting away from that road. The original house could be a temporary shop, etc.

I live on a corner. Called Dig Alert before driving posts in my side yard. All my utilities EXCEPT for gas line pass thru FRONT of property. They ran the gas line out to the SIDE street. Pays to check, it's free & only takes a few days.

Good solid middle of the road housing is always in high demand. Double or better your money and save the big shop for next time and flatter property. No matter how you build a shop the lay of the land is awkward. And by all means, live there while remodeling. Why pay for two places to hang your hat.

From Steve in MD--This looks like quite the score!!! If it were me, I would put a new house up in the flat zone, tear the old one down eliminating all of it's problems you have discovered and not yet discovered. Then, later on, you could always construct a shop in the area where the existing house now sits. My first home was on a similar hillside property and I had a two piece modular house custom built and delivered to the site and it was about one third of the comparable stick built home price wise. I had a complete basement with an integral garage constructed, well drilled, septic and electric lines ran all while the house was custom built to my exact specs in the factory under climate controlled conditions. House came several months later and the two parts were joined and interior/ exterior finishing were completed. Two months later, it was impossible to tell my house wasn't built on site and I was living in it! That seems like the best bang for the buck and you can develop the property to suit your individual wants and needs in time. Why waste all of your time, money and energy on trying to bring the old house up to modern living??? That upper flat would be a beautiful view for a home and create privacy and work/ storage area for your shop below. Just a thought, you may not have considered. With that being said, just think of how much more the entire property would be worth. I'd think that would put your value up several hundred thousand dollars in the long run. I too, struggled with where to locate my house on the lot I had, so I would go to my property and observe
the views different times of the day and when I saw how different the view would be from the top ridge, as opposed to the lower area--I was sold and the house up on the ridge turned out great!!!

@@marchingmoto--You are certainly welcome! I was your age when I did my first house, and it was not my forever home, as I have "upgraded" twice since then. I was able to get my land appraised and using that collateral was able to get a loan to cover most of the costs. Ending up selling the place and I tripled my investment. I was single and making about $20k per year and got the loan for 9% back in 1984, which really made everything possible. Looking back, I am so glad I took that plunge at such a young age. It was scary at the time, but I moved out from my parent's home, and it was so very rewarding! I had no furnishings, but I had a 3 BR/2 Full bath house of my very own. Moved in with a bedroom suite and a portable color TV, but I gradually got the house filled as money allowed and time moved on.

You also might need that ground for a sand mound if you’re putting a new septic system I certainly hope you don’t need a Sandmound though.
Sounds perfect imo. It's now what I'd recommend. In UK it's a fact, that tearing down and rebuilding is cheaper than trying to work around the problems of the old existing building.

I would clean up the hill top and make a driveway. Build a house or put a trailer house on the hill. Then I would tear down the original house and build a shop in its place.

Because the utilities are higher on the hill, I would build a small house on the upper field (move part of the current house???), tear down the current house, and use that space for parking. Then I would build onto the upper house as funds and time allow. You have more options available with the property now. Best of luck with whatever you decide.

Cut the driveway into the other plot as planned , because you need the parking & room to turn around & parking space for your other trucks ,

You rarely lose with real estate, it's just a matter of holding it long enough and the appreciation will be there. Also, the timing of buying and selling once you've added value to it.
Building a shop with living quarters would be good. You would live on the property while working on the house which would be convenient and you could rent out the house or living quarters when finished.

Be sure and check with your county/city zoning, codes and regulations. You don’t want to start anything without knowing the sometimes quirky city requirements.

I’m so glad for you that you have that extra land. There is so much wrong with the existing house that it might benefit you to build a new house and tear down the old one. I would put a tiny home on the empty lot. Live in that while renovating your house. Later sell the tiny house and then build your workshop. I admire you so much young man. I never could have done what you are doing at your age.
As a gardener I would do the driveway as you stated then I would put a big garden with a few chickens. deep raise garden beds so you will NOT have to dig (2-3 feet) with good landscape fabric. Privacy trees such as Arborvitae, Lombardy or Thuj Green to hide the storage area. can sale veggies and eggs on the weekend or at work.
Some interesting comments here. Best to talk to the municipality and see what you can and can't do. Don't be afraid to get a variance if need be. Good luck!

I would clean up the old house a little bit. Make it look nice around it and then I would put it. She'll survey your property and split the upper part off from the house and then sell the house and pay for your loan. Go on the upper part. Build house or po barn with shop. Congratulations! You bought the unicorn lot, your property is BIGGER than you thought! Flag those utilities more permanently, you will benefit on the resale. You dodged two major bullets, 1. no property survey, and 2. digging without calling. Your buddies suggestion of a shop with living quarters is a good idea - a large prefab garage to start maybe, then add living quarters. I don't know how tall your vehicles are (Peterbilt? Boats on trailers?) so keep that in mind too.

Yeah I bought a piece of property and it had stakes in the corners but ended up when I got a surveyor out here to Mark the line so that I didn't screw it up and not run a straight fence line that those stakes were not accurate, and that my fence line is like 30 more foot past where I thought it was on one side and like 25 or 30 ft on the other. To hear him talk so what I have to do now is go get a pin survey, since there aren't any official corner pins. I have to get an official corner pin set on all five of my corners. But at the end of the day when I do finally run my fence it's going to be a perfect fence line it's not going to be something I have to move later

Protips:
Find out if anything was ever in the field. Old plumbing or septic tank spots can be a real pain.
Pay attention to the way the water runs on the property when it rains. Could also be why the field has nothing on it.
Don't plant yucca close to your house! The roots go 30 feet on average. Really messed with plumbing.
I would take a metal detector around. Never know what you will find. I have almost 2 acres and I found out there used to be FOUR buildings there and my driveway used to be a street! My word...
I would reuse the fence if you are able. I repurposed mine to lay out my driveway. 🙂
Beautiful property! I love the idea of a shop/living space while renovating. Whatever you do, always keep in mind for resale - not You Tube interest. With being that close to a highway, you have to make it really enticing for future buyers - your friend's idea sounds perfect.
What a nice surprise to find that open field! Make sure you record the survey you had performed with your county recorder and congrats on your purchase. Oh, yes, I agree with other suggestions about trying to save the Maple tree; it takes a very long time to grow a tree that tall and you might be sorry later not only from an aesthetic view, but because of the shade it can offer during the hot months. I think building a shop to live in so you can take your time renovating the house is an excellent idea.

Wow, good score. I think building a new house or manufactured house on the flat field. Repair, renovate the house and rent it. Oh, and build your shop/garage there on the flat area. Doing all that you can do water mitigation. And also remember, this doesn't have to be your forever place. But fixing up the house is quicker and you could rent it and use that income to help with building the other stuff. Hope that sparks some ideas.

If your county is typical the assessor's office has aerials of your property, the entire county for that matter, and their computer software will overlay your property lines on the map so you can see exactly what you own. It's also more accurate than original the survey markers that was done with chains 100 plus years ago. I used to work for the county and some of those original survey markers are off by 100's of yards. We had a neighborhood of 200 plus houses that two cities were fighting over because the original survey was off by over 500 feet. The cities were fighting over it because the new property lines determined which city got the property taxes. The court decided just to leave the property lines as they had been and had the titles updated with the new more accurate coordinates. Good luck. Property lines disputes are never fun.
You really lucked out on this purchase!! I'm a retired Real Estate Agent and I have never closed a house without having the seller or rep locate the property corners so my buyers know what they are buying...It looks like you are on around a half acre? Maybe more? Have no idea what you paid, but finding out that you have all of that useable land is fantastic! I would be thinking about a water feature to drown out the road noise. My goodness, it's quiet where the storage is! You know a home will not go in there! Happy for you!!

Get your surveyor heighbour to give you some driveway options,incline wise since you already have a steepish driveway..Your friend nailed it about a live in w/shop while renovating the main house.
I know the steepness is an issue. I cant hardly get a trailer in and out just because of ground clearance issues
Build the shop with a living space. Rent out the living space. That pays part or all of your mortgage. Live in a camper while you renovate. Then either live in the shop and rent out the house or vice versa to have supplemental income once the house is done being renovated. You have income potential, use it to pay for other upgrades until it’s what you want it to be.

I agree with putting in a extra drive way and a large parking pad in the field. I would put in a metal carpot shop on the top field for sure. Need to install a perimeter fence. You sure scored a good property.
First thing I did with my place was to go to each survey pin and come just on my side and using 4 “ pvc pipe filled with dry bag concrete erected me some property boundary monuments that are mostly permanent . After a short time they’ll harden. Put a cap on them to help prevent freeze thaw damage. Grey telecommunications pvc hides nicely if you can find it in that size. The only purpose is to give you a visual clue for future reference as to where what should be 3/4” rebar pins, are located. Make sure the surveyor registered the plat with the county you’re in. A survey means nothing if it’s not registered. Your copy should be stamped.

Going to the left of the Maple Tree will avoid making a small sliver of unusable corner property on the back left corner. But going to the right of the maple will make it an easier turn for long trailers, rigs, etc.

New sub. I like some of the suggestions about building your future home on the field and putting a shop below. Long term goal maybe. Then you'd be further away from the highway noise and you might be able to put in a in/out curved drive. Not sure if that's feasible with the shape of your property. Also a garden area...you have the room for one.
Be cautious about how water flows across your land. In most states you could have problems if water flow changes because of any grading or elevation changes. Talk with your new neighbors to see what the flows are and where problem areas are located. Time spent now is money saved later.
I agree with your friend. Build a large shop with a living unit. Check into rural loans and construction loans to see what you can qualify for because using bank money before your savings is the best option. You'll get all that money back with equity and selling it.
Mark your utilities with stakes that you can see and mow and trim the upper land so you have an idea of what you own and where you can create a driveway.
Try to save your maple and other mature trees. They are expensive when they are small so I can only imagine how much your maple is actually worth. Plus the time it took to grow.

Big flat land with utilities running through? Build your nice house up there with a downhill driveway. Demolish the little house. And make your shop and parking area where the current house is. One, you're further away from the storage units. Two, it solves your turnaround issues. Three, less worries about water drainage problems. I don't know if the current house has a basement or gets flooded. But our house is slightly downhill from our neighbor, and every time it rains, it gets in our basement. It's so annoying. For that reason alone, I'll never have another house at the bottom of a hill. Lol.
Diversify with a shop/apartment, a couple of tiny houses and hookups for campers and motor homes. Some are less expensive and can be put in sooner to help fund the later stages. 😎

Wow. You’re awesome with your skills. Build a new house on hill - don’t waste money and time on current house. Then you can rent out the current house. While you build a house, get a travel trailer and live in that while renting. You have the skills and could have the resources. Either way - great job for being in your 20s. I'd build a shop with a good size living quarters in it. Remodel the house and rent it out. The rental income could possibly pay your entire mortgage plus the payment on the shop building loan, depending on the rental rates in your area. If there's still room for a couple of rv spots, those can rent up to 100 a night once again, depending on the going rates in your area. Also migrant workers will often come and rent for several months at a time. Bounce these ideas off the wall and see what sticks. Good luck with whatever you decide to do. Life's an adventure. You just have to enjoy the ride!

As far as renting out space for RVs or building another home you would really need to check into city/county ordinances first. Sometimes you can park an RV but you can't live in it or to live in it they may require elec/water/sewer on the lot. They may also require the lot to be divided to build another house. If either is permissible though it would allow you to make money off of that land which is good.
Otherwise a nice shop, parking area and driveway could make this home more suitable for you to stay there long term and further increase the properties value.

I think you made an excellent decision to buy this property. It has a lot of potential. You could fix up the house while living in it. Maybe even add on so it's a two bedroom. That would make it more desirable for most people. Then later on down the road you could build a bigger house on the field, live in that, and then rent the small house. And then ever even more down the road you could probably sell the whole property and make a significant profit. No matter what you got a good deal.

first thing I would do I would run caution tape straight down your utility line water line gas line, and take a picture of it so you always know right where everything is. And I would look at solid landmarks to measure off of. Like a tree. Big boulders, but with the tree measuring the diameter of it to. So if a gross two or three or 5 inches in years to come you won't be off on where you want to dig, just to be safe I would definitely build a shop up top AND leave room to turn around you absolutely need that, I would to try to dig a little deeper than normal so you don't have such a great coming up, just a thought looks like it turned out pretty good for you good luck with your new challenges :-)

Just consider what you fancy having long term, but that can work for you now without having to have anything pulled down or rebuilt later. Your mate's idea sounds good but whatever you choose has to work for you and how you live. If you need huge turning and parking spaces then that is a priority. Maybe sit down with mates and start drawing a rough idea to which changes can be made continually until fully decided. Best wishes from Australia.

I would install a Double Wide on the hill and shorten the gas and water line. Or build on the hill as the view and privacy could be better, getting away from that road. The original house could be a temporary shop, etc.
