This one is my favourite.
Few changes need before the house be built.
1
- add a shower cubicle door ( to the ceiling extra treatment needed for that ) where the toilet is + small window and I nich.
- put the toilet where towel rail is
And towel rail on the othe side where wash basin is.
I would add a basin T shape and add a vanity with drawers
This toilet is not wheelchair friendly at all.

I would turn the lounge into bedroom ( for when I get older or visitors)

Why do British call it utility room?!
I would not want integrated washing machine, just a free standing.i would have a window on the glass part of the door
A bigger sink + (washboard)50 cm away from tge cupboard
4 Storage
It's ridiculous that a space doesn't have electric for bulb ready
5 kitchen dinning/ living room

I would have a peninsula style
With cosy properly fitted sofa bench with storage where the tv is. And cupboard covering the hood extractors .
Proper size sink 75cmx45cmm.
My kitchen would finish where the window is.
All cupboards to the ceiling
No's
No sockets on the wall- pull up socket or drawers.
Kitchen/living room layout was not thought
Pockets doors Where's possible it saves space.
Bedroom 3+bedroom 4
Both rooms are so small for a single and double bedroom
Bedroom 2 should be en suite with upstairs bathroom
I would turn into a un suite with wardrobe close to the bathroom
The layout of the last bedroom is not the best for a couple/adults room. As it shouldn't be facing the door.
in the uk the toilet is most times bellow a window.
I wish size of the rooms in the uk was something normal. 12m2, 8m2 etc
To buy a newly build house in the uk I must buy it before its built or built my own.
Because brits layout and stage is quite obsolete most times.

At a very rough guess I’d say 6 metres is around 19 feet…? One metre is just over three feet, can’t remember the exact conversion - sorry. Lovely house, lots of natural light especially downstairs. Really liked the built-in wardrobes, much better than the standard rail and shelf that most developers provide.

Thanks s n, we're always looking for new homes. Sutton Coldfield tends to have lots of small and private developers versus House Builders which lots of our viewers always request :)
Do Not buy a Morris Homes. Their sales team will consistantly lie to you. Make sure everything is documented. Do not go with the lawyers they recommend, they will not work for your best, but for Morris Homes. We are in one of their developments and 7 years on there are still problems. Never again.

Some do not really new houses I don’t know why
