    In Chennai especially builders have stopped building 2 BHK apartments only 3 BHK not within the reach of common man. 99 percent of buyers take home loans and don’t think about the interest or price as it’s a loan. ! They may have to regret later as old apartments have no resale value. Everyone wants brand new apartments. Even if 2 BHK is constructed it has no good view no balcony no proper ventilation and tucked in some corner. In some buildings 3 BHK AC units are placed near 2 BHK windows/ spaces. UDS wide road and rental value good location and public transportation accessibility should be the main criteria. Guide line value should be considered and reasonable profit margin for builders too should be considered!

    Sorry I have different opinion. Even I was in the impression to go individual house, definitely its has higher resale value and growth. But when u compare the 50 flats complex vs 500 flat complex apartment, it has pros and cons,
    1. bigger society should have atlesst 60 or 70% open space, high ventilation
    2. We always don't stay inside home, we need a walking space, to relax park, kids play area, only bigger has
    3. Large complex has different set of ppls from different region.
    5. Very important, good apartment has very good resale value , if it has more option , small apart hard to resale but rental would be good in small community apt.
    This is purely my opinion, as I m living in 600+ flat I observed, I was having a mind set of investments earlier, but let's live our life happily with good view , good infrastructure rather then always thinking as investments, definitely apt are not really meant for investments.       You are right, by an individual house owner in Chennai, it's me :). My choice will be with HIGH RISE nowadays, yes we all want to live a decent life that's it.

      Yes Sir, you are right. I sold my 8 years old Apartment with the rate what I have purchased. But, high rise apartment has very good resale value and my relative sold that with 60% more than what he has purchased before 8 years.
      Hence my conclusion is High rise Apartments with several amenities always has a good resale value even after more than 15 years of purchase.

      True. In bangalore you won't even get good sunlight in individual house. If you open the window it will directly open towards your neighbours window. no privacy at all

    Carpet area is area measured in between walls of the flat which will be minimum sq. Ft. Whereas built up area includes wall + carpet area which will be little higher. Finally super built up area includes bulit up area + common area like warranda. Steps etc which will much higher I. r total saleable area by the builders

    Whether high raise or low raise , both are inferior to independent houses. It is free of peer pressure, gives full freedom, ample fresh air and movement.

      Your idea might work out jn a tier 2 city like trichy..tanjore..or salem..where not many young generations today are working.. most of them are jn bangalore or chennai or Pune. If you recommend them to buy a house in Bangalore.. seeing the price only they will get heart attack..but apartment are affordable that's why they buy...but some say stay jn rent and buy a house in native.. but who is going to come back there...times are changing

      பெரும்பாலோர் சிட்டியில் இருக்க நல்ல வசதியான பாதுக்காப்பான வீடும் சொந்த ஊரில் தனி நிலமும் வாங்குகிறார்கள். அதுதான் நல்ல தேர்வு என்று நான் நினைக்கிறேன்.
      சிட்டியில் வீட்டின் தேவை என்பது தான் வாழும் காலத்தில் வசதியாகவும் பாதுகாப்பாகவும் இருக்கவேண்டும் என்பதே. இது சிட்டியில் முன்பின் தெரியாத ஊரில் அபார்ட்மெண்ட்யில் மட்டுமே கிடைக்கிறது. சிட்டியில் தனிவீட்டில் இது கிடைப்பதில்லை. அப்படியே கிடைத்தாலும் சிட்டியை விட்டு 40,50km தொலைவிலிருக்கும். சட்டப்பிரச்சனைகள், உள்ளூர் பிரச்சனைகள், வேலையாட்கள், திருட்டு, பாதுகாப்பு போக்குவரத்து வசதி இன்மை என்று பிரச்சனைகள் ஏராளம். சிட்டிக்கு உள்ளே தனிவீடு என்றால் நம்முடைய பொருளாதாரம் பத்தாது. அபார்ட்மெண்ட் இந்த பிரச்சனைகள் கிடையாது. அல்லது மிகமிக குறைவு.

    What about the view?? If the balconies are facing for example the Bay of Bengal, it would be nice.
    Obviously the purpose is different for owning an independent house vs an apartment vs a high rise condominium. Amenities are great in the high rises but one pays a premium for the services rendered!!
    So it boils down to what do you really want and how deep is your pocket!! 😃

      Appo what about people living in landlocked cities like Coimbatore, Madurai, Trichy, Bangalore, Delhi, Hyderabad..
      Spending on such beach facing apartment is personal choice.. one may also wish to buy a mercedes instead of a toyota.. The video is for middle and upper middle class buying their first home with loans and life's savings. No for affluent class

      @@thinkingtamizha007 Thambi it is all relative..in my village in Thanjavur it is a fortune!! People have different needs at different stages of life too.. Today's middle class will graduate to upper class one day.
      I grew up in an apartment in Chennai in the 60's & 70's .When I moved to North America lived in big houses in Canada. Son lives in our house right now!!
      As of now living in an apartment in the States and in Chennai for a few months in a year!! At 62 have gone through the full cycle of life!! 😀
      If I was a young person having fun making videos and educating people I wouldn't be too worried about the comments below!!
      People are going to comment regardless...and it is always not going to be pat on your back Sir

    I think you're viewing purely in an investment point of view. In that case buying any kind of apartment is a bad idea. In order to live a comfortable/cozy life especially in an underdeveloped country like India, buying a high-rise/luxury apartment is a good option.

      If comfortable living is the aim..why not rent such an apartment. Rental yields are hardly 1-2%..
      real estate buying is not only for comfortable living but also an investment for future..

    Individual house are dangerous.. because if u take Mumbai all real estate mafia will nail down to sell u in low cost..to build broad up their construction areas.

    In modern times, security is very important which we can get from the combined and collective living atmosphere in an apartment rather than from a secluded individual house. Other things like investment, rent etc., gets eroded once our very security is threatened. Hen
    Hence apartment is a better choice.

      Well.. how about rent an apartment in that case? Anyways 1 cr apartment hardly fetches 25-30K rent per month.. instead of investing a huge amount..
      Or better go for apartment complexes with high UDS..

    Most of the apartments are not sound enough in respect of construction point of view... More over. The formalities available for the purchase of apartment are very tough and favorable to the purchaser. Moreover the purchaser is forced to abide to so many non favorable conditions of the MAIN OWNER... The purchaser is forced to make so many head of payments every month.. Moreover your family can not have any individuality/PRIVACY..! TOTALLY THIS IS A GREAT. CUMBER SOME JOB..

    I have bought flat with high security, no one easily entered.. and it is is in the prime area, well developed. Metro, bushland all near to me...
    but my friend built independent house in Thirumizhiaiesi, developing area, after six months theft occurred, she lost her all golds and valuable whe she locked the house and moved native,.. every day she has feared..
    so many reason we prefer Appartment, but even we like independent house with Garden

      We are saying one thing only. Buying an apartment is ur wish, but when u buy look at UDS and total value rather than just living space.. I used to rent such an apartment rather than buying with low uds. And theft can occur anywhere.. even with house help, even thieves can rent a place in wealthy apartment to steal. So, we cannot judge based on exceptions.

      UDS is only used for determining your living space once the apartment is rebuilt

    Either individual houses or high rise, all these mid-size apartments are badly maintained and modern huts ..!! The individual house has its own challenges and you will get drained ... though high rise loses its value...man you live a clean lifestyle in a decent community it has its own advantages ..!!

    Sir we have a 3 bedroom 2nd floor flat in a block which has only 2 floors, but no lift, so I have some difficulty in selling!how to go about it? Thank you very very much 🙏

      Not every one is particular on lift for a 2nd floor, set an attractive price which is affordable for you and give a try.

      Mostly people who are middle aged prefer lift in g+2: flats, it can be sold to younger people, they wouldn't mind going up 2floors, but will bargain , housing sector especially high rises have huge disadvantages like higher maintenance after 3years+emi, it's wise to look for newly employed in MNC's with good payouts☝

      Uds is only useful while resale or demolition of the structure &compensation is given at market research report rates prevalent at that time⌚

      Also I have one more doubt. In Bangalore, I have seen apartment built in 6 acres 10 acres like that. When we purchase there maybe only one block, where in the uds will be more. But after sometimes the builder goes for phase 2 , phase 3. That time uds comes down right? So, .. What will happen then?

      @@manjulasuresh8727 madam, it is not legal to alter uds, in that case your uds registration deed will empower the owner of the apartment for total ownership of uds, in no way the builder can alter it☝
