I recently had floating Luxury Vinyl Plank flooring installed in my home (S. California) . It has a diamond oxide coating that makes it extremely durable . I took a key and dropped a pot to a flooring sample and it did not scratch or dent. The coating also makes it waterproof and fade resistant. It is very family and dog friendly. It has the look and feel of real wood without the high cost and maintenance of real wood.
I have luxury laminate plank glued in one of my rooms I love it but it is a very hard surface to walk on.I would think the floating would be a little better.That said it holds up great and I love it despite the fact that its Hard!
I am confused on the LVP analysis to a degree. So many people who have it, love it but a common refrain I am hearing from others is that its the cheap option and it detracts from resale or that people immediately pull it up. I am not seeing that in the market though (maybe with the older/cheaper LVP that doesn't look nearly identical to real wood). The higher end stuff looks amazing, you know exactly what the finish will look like, super durable and can be easily replaced if you ever want a new look (floating that is). Its also showing up on higher end homes now more frequently in at least the DC metro. Also it works great at entries where you would normally want tile or some other water resistant floor. We spec'd white oak throughout our remodel (already have the white oak pre-built staircases in place) but the durability of LVP is about to sway us. Our current house had white oak but our 90lb german shepherd, kids and two adults who are terrible at maintenance have rendered it terrible looking. So more idiot proof floors is really appealing because nice new looking hardwood floors are the best but they don't stay that way long unless you are really obsessed with taking care of it and what walks on it. So good to read about your great experience! We are planning our first home, will build it from scratch. I love the idea of having the same flooring on all rooms, that continuity that looks quite luxurious. In my current apartment I have woodlike ceramic tile, and while it looks great it feels very hard and cold. We walk barefoot all the time and have a toddler and I don't like it. That's why we were leaning towards woodlike LVP - it's a humid city, I want the same flooring in the kitchen, laundry room, bathroom, etc so it has to be waterproof. LVP seems to check all the boxes so far!

There is so much to digest here. You are so well informed Julie! When we remodeled our bathrooms we went with ceramic tile on the floors. In the living room, dining room, and family room we chose wooden flooring. It all looks stunning!

My fiancé and I are about to start our first home build so I'm so glad I found you! I've been binging all your videos and taking notes! For an open plan kitchen, lounge and dining, so the main area of the home, I've always wanted wood floors. We live in Australia in a small rural beachside town, so hardwood isn't really the right way to go, but I'm leaning towards laminate due to the climate and our budget, and because I think it will look as close to real wood floors as I can get, and because we will be on acreage with animals so durability is important. I have cemcrete flooring throughout my home. It keeps the house cool during summer and winter I use large floor rugs to bring in warmth. Underfloor heating also helps during the winter months. It's super easy to maintain.
@@racheldick3056 Hello Rachel.Sorry I don't know much. I do know the floor tiles was removed then the the floor was even out. The product was then applied afterwards. My floor has no grid lines. Im installing tile through out the entire house. This tile looks just like wood. It’s amazing. Very surprised you didn’t mentioned it. Durable, easy to clean. Just perfect. And it looks just like warm traditional wood!
I'm considering the same throughout my home. I like a consistent look throughout for my flooring. But I was afraid the wood-look ceramic might feel cold. Any regrets with your choice?

Hi Julie, I have now watched your flooring video 4 times 😄. I installed new walnut cabinets and Whitby countertops by Cambria in May and I still haven't decided on a floor. I have researched and researched and brought home samples of everything under the sun and have given myself "paralysis by analysis". Here's the basics. No kids, no pets, Occcasional parties. I am putting the flooring in the kitchen, dining room, livingroom, hallways. We leave Minnesota from Jan-April to go camping and set our thermostat at 45 degrees. We live on a lake and enjoy the lake breeze so in the summer, the AC doesn't come on till its in the 90's. Our house value is up to 900K+ so we don't want to skimp on quality. I would love an engineered wood floor and am looking at Shaw Repel scuff resist platinum... but am told it might not do well under such extreme conditions. It's only 1 mil thick so I can't imagine it could expand and contract THAT much. Can it? My other thought was to go with waterproof laminate. So far it seems that the REV wood by Mohawk is the most realistic with the GenuEdge and supposedly more scratch resistant than other laminates. I know that you said you put in laminate. Are you still happy with it. Is there a brand that you recommend for quality laminates or hardwoods? Any suggestions on wood or color? I could send a picture. I was thinking of oak or hickory with some warm tones. The walnut has lightened up a bit since installation and looks almost like it has orange in the tones I have brought home over 100 samples of EVERYTHING and really want to get this installed before Thanksgiving, Any thoughts, Julie? You live by the lake, but does the floor require water resistance Ginny? Engineered hardwood is still my first pick for you. I would purchase it asap, store it, but don’t install until spring. I know that sounds crazy, but with the incremental weather that you’re describing, I would like for the floors to adjust to the heat/ humidity/ temperature of your home before installing. They shouldn’t warp once they’re accustomed to their new space.
Hi Julie, I have recently installed new walnut cabinets and Whitby countertops by Cambria (my thanks to you for helping me choose the right countertops through watching your videos and your comments)!! Now the flooring. I have watched the hard floor video 3 times! We had carpeting in the living room, dining room and two hallways/entryways. The kitchen was vinyl. The front hallway was 6 feet wide and you could feel that it was out of level by about 3/4 -1" (due to bad carpentry in the basement).. My husband tore out all the flooring so we could see what everything looks like. There are some other areas that are slightly dipped. The floor can be somewhat leveled but due to doorways, . areas will be feathered in and not perfect! It seems that I have 3 choices 1). Put carpet down again(except for the kitchen) We can level the floor, it will hide the flaws and we know that will work, but it seems nobody does carpet anymore. 2) Go with a laminate. I also found a new product called Rev Wood which I like. We can still level the floors but it will be tricky. 3). Go with wood but we can't level anything because the installer can't nail through the compound. We live in MN. We have humid summers and we don't usually run the AC. We are gone camping in the winter, turn the thermostat down to 45 while we are gone and don't have a humidifier on our furnace. I love the feel of wood, would engineered hardwood still be an option for me? The wood would have to conform as it was nailed and he has down plenty of floors that aren't level. We plan to stay here at least 10 more years. Wood seems like it would be best for resale but it might accentuate the floor problems. We don't have any pets, but we do have 12 grandkids!!! (6 are ADOPTED!) If the floors were all level, I would be doing white oak engineered hardwood. Julie, do you have any suggestions??? I have tried to make a decision but I have been stuck for a month! I can understand your plight, I would level the floors first so you have the flexibility to choose anything you love. 10 years is a long time, but even if you choose to sell before then, natural hardwood adds value to your home! Julie, I'm LOVING your content. It is so so in depth, organized and to the point that I really appreciate the time and effort you put into each video. Both my husband and I are Brazilians living in Utah, and we will be building our home next year for our little family of 5. While I do like concrete flooring as an option, I am leaning towards large polished tiles for the entire first floor (kitchen+living+powder room), mostly because I see most modern homes having concrete and while my house will be modern, I just don't want it to look like everyone else's. Polished tile is a very popular choice in any modern house in Brazil, so I feel that by choosing it I will be bringing a piece of my land with me, haha x) Found one that might work at Dal Tile, but would love any recommendations for sourcing a few more options! :) Keep up the great content!
Sounds fab Foto! 24x24 or even larger works great for open plans. I don’t get too particular on the vendor, but for material I’m a fan of natural stone. Porcelain is also a great, affordable option if you’re budget conscious. Thank you so much for watching and your support ☺️🙏🏻

I asked you a question recently about choosing Whitby as a countertop to go with my new Shaker style walnut cabinets. It’s quite an investment obviously, so I went to a showroom to take another look at the new colors. I don’t want trendy, I want something neutral enough to be transitional. Some of the Cambria, like Colton, has so much veining… it reminds me of varicose veins…or is that just me? Whitby is still on my list, Inverness Frost has some veining for a little more interest, maybe even Inverness Bronze( or is that too reddish?) I would love it if you could give me your top 3 to 5 light colored picks from the cambria line. Also, I loved your color palette video… my problem is I don’t understand color tones. For instance, do I go with an off white or cream tone with warm cabinets and how do I pick out the flooring so that I am not too “matchy-matchy” Could that be a possible new video? Thank you for this informative video on selecting floors. Recently, I had significant water damage in my home and I am now planning three bathroom renovations. A bit stressful; however, I am implementing your steps and consideration prior to selecting materials. Keeping in mind that I can skimp on the material, splurge on the installation.
We are building a new home. In the living room, dining, kitchen, hallway, half bath & hall bath we are installing engineered hardwood (we are on 22 acres & have pets) Master bath & laundry porcelain tile. Bedrooms, den, stairs, upstairs bonus room will be carpet. Upstairs bathroom still haven’t decided. Screened in back porch, polish concrete. I am loving the content!❤️

At first, I was convince to use ceramic tiles for flooring but also conscious about the cost so my father suggested to use vinyl. After watching your video, I consider using concrete, instead. I live with a toddler so I am unsure which flooring materials should I use. 😭Hope you can help 💕
Concrete tile is fabulous and there are so many amazing patterns on the market today to suit your aesthetic. Ceramic/porcelain tile can mimic the look of natural stone, but low maintenance and cost effective! Can’t go wrong with either, just find the pattern/ color you love 👍🏻
i'm torn between selling my house "as is" and undertaking finding the new home, or just renovating my existing home which only needs paint and flooring. So hard to find a lot and budget for building a custom home, while selling and making the transition. Thanks for all the great knowledge in your series...I have more confidence to plan either my renovation or my new design.

I'm doing a whole house remodel; a single story, open floor plan house. I going with luxury vinyl plank so that I could use the same floor through out the entire house including bathrooms and laundry room, and the easy maintenance of the LVF. I'm leaning toward Lifeproof Seaside Oak.
If you love it for the low maintenance and durability go for it Suzanne. Just look for a grain pattern without too much contrast to help visually expand the space. 👍🏻

Hello Can you do a review on eco friendly vinyl flooring? And you said that vinyl lowers the resale value as opposed to tile. However here in Florida, vinyl has become very popular in luxury condos. So I'm a bit confused....
Vinyl is popular with builders because they get them at a very low cost and it’s cheap to install Angela. Versus tile which is more durable, but more cumbersome to install. It’s a matter of perspective for sure
Laminant floors are junk for many reasons. they are a poor substitute for wood and fail often. increase your budget and buy more quality. it.ll pay off easily in the long run including resale value. Laminant belongs in rental properties!
Newer varieties have water/ scratch resistant barriers and can be higher end. I see the value in them for budget restrictions. Thank you for watching and your feedback Greg

If you get a patterned grain with a lot of movement, sometimes you won’t even notice the punctures. But up to you Sean, you understand your needs best!
I’ve watched almost all of your videos and you are an expert to say the least . Your style is very unique with a high end reveal. I’ve loved all your information and anxiously look forward to watching another video. You always interject that style is personal, so go with that. But to refer to one’s style as cheap and throw away! However, this video was very offensive to me. So, LVP is cheap, not a wise choice when wanting to sell your home and the first thing new owners tear out? I chose it for my very costly new build for it’s durability. It’s located in a rural area with acres of open and wooded land. To add to the mix, I’m now an owner of a Bearded Collie. My present home has hard wood floors that have been refinished 3 times. No more of that, thank you!

Having to make a lot of choices for my new condo (after a divorce), so this was really helpful. Leaning towards covering the boring square tile floors downstairs to match the beautiful wood floors upstairs, and doing it with a matching laminate or engineered wood.

Wow! love this video and its content. I know I will go back to it over and over to help me with my next house build. I love to restore old homes but this time I plan to build a new house on the river. I am on a lot of facebook groups that think LVP (Luxury vinyl plank) (I want to die laughing when I hear this description) is the way to go. I am a true believer that real wood floors stand the test of time and I will be using that on my next project. Wood can be traditional and all the way to contemporary with the right color choice. What are the pros and cons of terrazzo floors? I bought a house that has terrazzo floors underneath the tile floors that are popping off the floor. I removed the broken tile and discovered terrazzo floors underneath. Now I need advice on what flooring should I install or should I just keep the terrazzo flooring that there. I live in Florida which is very humid and hot. Thanks for your advice.
Terrazzo is fabulous and is making quite a comeback! It’s a composite material, poured in place and pros are that it’s uniform and can mimic the look of natural stone with bits of other materials mixed in like marble or glass, easy to clean (no grout lines) and almost indestructible. Major con is that you might not like the finish. So this is more of an aesthetic decision than anything P.
Great review of floorings! This decision has me still going in circles. I think I’m leaning towards the luxury vinyl planks as it seems like the easiest overall, budget friendly and easiest cleaning-why is it that you don’t care much for it?

Thank you for watching Albert! I love Saltillo tile, especially for Spanish Mediterranean homes, can’t beat the visual impact and warm hues. You just need to seal it periodically to maintain its wear layer. If the top layer wears off, water will stain it. But other than that, I find it pretty low maintenance for what it’s worth.

We're doing a kitchen remodel and redoing the floors in the other two rooms attached to it. We haven't decided which floor type, but the contractor brought up LVT as an option. We don't want the toxins though, so we are saying no. We like a natural wood look that will last a while and be budget friendly. Based on this video, we were maybe thinking eco resilient, bamboo, or engineered wood? Hoping you can help us. Great job again with the video!

This was so informative! I'm building a home in the tropics where the most popular choice is ceramic and porcelain tiles. I'm leaning towards polished concrete but I'm not sure if it will work in this climate or if it will make the house hot.
Hi Julie, my husband and I are building a home. We have two kids (ages 4 and 6) and a large 1.5 year old dog. We'll have an open concept living space, and I'm leaning towards porcelain "wood look" tile. I plan on having the contractor seal it. Is this product a good idea for a young family who will inevitably track dirt around? Will the grout get stained? How often should we re-seal it? What's the maintenance? Thank you so much! I've been binge watching a LOT of your videos and you are incredibly helpful!
Porcelain does not need to be sealed unless you want a top coat that covers the grout. Be careful, this sealer may also discolor the tile so make sure it’s water-based. Tile is very low maintenance and can resist a lot of wear and tear. Choose something with very little variation of the planks will look too busy Lindsay. Hope that helps!
Is this a hardwood ? I’m desperately looking for a floor covering. My engineered floors are demolished in less than a year. Thank god its still under warranty. But what a mess I’ll be going thru. Stressed.
Hi Julie, I love your channel. I've learned so much from you! We would like to replace the carpeting on the 2nd floor of our home with hardwood. The trouble is finding a good color match. The stairs, bannister, and the spindle sill plate have been stained to match the Bruce cherry stained red oak floors on the first floor. Everything has a slight red tone which is unpopular these days. Should the first choice be to match the existing? Or would it be ok to find a coordinating floor, perhaps with the same color tone but slightly darker or lighter? One challenge is that part of the wooden spindle sill plate sits on the 2nd floor so any new wood will butt right up to it. Thanks in advance for your advice.
Darker or lighter depending on your design intent and style Patricia! Definitely don’t try to match more of what you don’t already love. It’s a recipe for correcting it all later down the line 👍🏻
I have a small condo and want to go with concrete. Would LOVE to see a video on concrete! I’m very interested in the radiant heat install/or general install requirements. Would love to know everything about concrete floors including maintenance, cleaning, durability. I have a fireplace and wonder if I can concrete right up to it, or if hot embers or smudged fireplace tools would stain or damage the surface. Thanks for so many incredible videos. Through work my I have had to deal with maintenance on a lot of different types of floor. People really need to think on how they will use it for their particular home, and because you can't predict the future I would suggest going more durable or hard-wearing on any choice than you might initially think. Kids, pets, maybe your place becomes a rental one day, maybe you start an at-home business or are interested in resale value, etc. This was a great explainer video to use as a starting place. Once you have narrowed down a floor type try to find someone who has this floor before you buy to get the real truth on how it wears. Don't just go off a salesperson as helpful as they might be. Talk to professional cleaners and maintenance people as well. They will have a lot of relevant experience that can help with your choice. Every floor type will have drawbacks so find the one you can live with and manage.

Julie I found myself in a dilemma. We bought a new house and put engineered flooring in and in less than a year it’s coming apart buckling etc. had the people in today and they said the floor is Rached so I’m confused as what type of floor to pick in my previous home I had hardwood no problem. But today they tell me I can’t get it they don’t recommend it. So I’m asking you or be king for some advice. No reds oranges. I prefer neutral browns.
Now I'm confused. After watching your video, my floor choices may have to change. I just purchased Armstrong 18"x18" vinyl floor tiles (concrete look) for the bathroom. [I originally was going to use porcelain tiles that looked like concrete...But since covid, needed something I could install by myself.] For the main rooms (kitchen, living, & game room), I planned to use same color family of gray luxury vinyl plank throughout. (Haven't purchased yet, but was planning to buy Cali Bamboo in a light gray tone). With you saying there are emissions involved, now I'm thinking I will wait until after covid to get a professional advice and install for the rest of the house.
Vinyl has been around for decades. Most recently big box stores and vendors are rebranding they material and calling it “luxury” so it’s more appealing with a heftier price tag. There are beautiful vinyls out there, but I much prefer somewhat greener materials that don’t emit fumes over time and drive up home value.
Looking at engineered hardwoods now. Going back and forth between light and medium tones. Either one will work well in my house. The trend right now is towards lighter tones and that would be my preference, but medium tone hardwoods are very classic. Just wondering if the lighter tones will withstand the test of time.
It’s just a preference and I don’t believe either will go out of style. Medium toned is more classic, lighter toned more contemporary Nadine. Helps to know what your furniture looks like as well for contrast
Can you pls do a video on light, medium and dark tones and how to choose furniture and decor for the different tones. I love dark tones but find that furniture choices are limited. Torn!

I love your channel! Its beautiful calming and so informative. I love the cadence of your editing, so important and easy to overlook. I may be alone but I wish you could cover non-toxic home ideas along with building materials. I’ve read German architects spend years of their education studying how to build a healthy home (a study called Bio biology) and can be sentenced to prison if someone gets sick in one of their designs. Are you familiar with this? My brother and I both find we only feel well when we’re in nature. We often have to leave the house to think straight to even plan our day. I’m not sure what we’re sensitive to but short of moving to Germany, we are trying to create a new healthy home in America to see if we can feel better.

Faz, this is a topic after my own heart. Both the idea of building health into a Home as well as the importance of living an outdoor lifestyle in order to be healthy. As a nurse fascinated with all things holistic, And who loves creating cozy and inviting and healthy spaces to live in, and heal in, I think about this all the time. there is no substitute for outdoor time. There is no substitute for natural daylight entering the eye and skin, unobstructed by glass, eyewear, contact lenses, for preserving metabolic balance and calming inflammation. we all need a break from the onslaught of non-native EMF, ideally with bare feet connected to the earth for even more balancing of the immune system. Being outdoors helps us think better. I have heard a little bit about this German architecture you speak of. I have tried to study more about it online. Have you pursued this here? Finding or building a place here?
Julie, I am so happy I found you and all of your wonderful videos. I am redoing a 100 year old house and have determined that Engineered hardwood is the way to go with the flooring. My question to you is I wanna go towards a beachy vibe what color do you believe would be the best in the engineer at Heartwood or should I go with something different? I’m concerned that due to the age of the house if I put porcelain tile and the tile would crack leaving me with a pretty ugly floor. Thanks so much for your help.
This is probably one of the most informative flooring videos I have seen! We just purchased a new home and looking to redo the flooring. I was going to go with vinyl simply because I didn’t want to worry about spills with the kids and when family is over. Do you really prefer laminate over vinyl in that case?
Yes. I’m not a fan of vinyl at all. I understand its practicality, but can’t unsee the fact that the entire home is laid in plastic. Laminate nowadays is coated in water impenetrable membranes. The market has come a long way Chrystal!
Julie, I absolutely love and appreciate your thoughtfully organized and detailed content with your eye for design that I also love!! And the fact that you infuse Feng shui ❤️ We just bought a classic home that I want to style as boho/jungalow+classic and debating what flooring to go with for 1st floor because half is (travertine?) tile and half is a dark brown solid wood installed diagonally (I prefer straight). We're thinking to replace tile with engineered wood/linoleum (eco+VOC conscious) and refinish the wood to match or coordinate with the new floor to save $ and not redo it all. But also debating if we should replace all so it's coordinated floor (though not open concept 1st floor just flows from one room to the other). That would drive up the budget and I don't want to opt for vinyl or laminate (VOC) and prefer the wood took and was debating if we should go with wood-like porcelain (con: cold). Any tips you have would be greatly appreciated!! 🙏🏽

Our 13'x20' living room flows directly into the kitchen, we did a DIY a slate grey hexagon tile in the kitchen (looks great), now we are debating on a floating floor dark gray wood laminate or a textured dark gray carpet in Living Rm, so the color will transition well. What do you think? We have kids and a dog. :)

I recently had floating Luxury Vinyl Plank flooring installed in my home (S. California) . It has a diamond oxide coating that makes it extremely durable . I took a key and dropped a pot to a flooring sample and it did not scratch or dent. The coating also makes it waterproof and fade resistant. It is very family and dog friendly. It has the look and feel of real wood without the high cost and maintenance of real wood.
Yup, vinyl planks are hot right now. And barely echoes 🙌🏻

I have luxury laminate plank glued in one of my rooms I love it but it is a very hard surface to walk on.I would think the floating would be a little better.That said it holds up great and I love it despite the fact that its Hard!
I am confused on the LVP analysis to a degree. So many people who have it, love it but a common refrain I am hearing from others is that its the cheap option and it detracts from resale or that people immediately pull it up. I am not seeing that in the market though (maybe with the older/cheaper LVP that doesn't look nearly identical to real wood). The higher end stuff looks amazing, you know exactly what the finish will look like, super durable and can be easily replaced if you ever want a new look (floating that is). Its also showing up on higher end homes now more frequently in at least the DC metro. Also it works great at entries where you would normally want tile or some other water resistant floor.
We spec'd white oak throughout our remodel (already have the white oak pre-built staircases in place) but the durability of LVP is about to sway us. Our current house had white oak but our 90lb german shepherd, kids and two adults who are terrible at maintenance have rendered it terrible looking. So more idiot proof floors is really appealing because nice new looking hardwood floors are the best but they don't stay that way long unless you are really obsessed with taking care of it and what walks on it.

So good to read about your great experience! We are planning our first home, will build it from scratch. I love the idea of having the same flooring on all rooms, that continuity that looks quite luxurious. In my current apartment I have woodlike ceramic tile, and while it looks great it feels very hard and cold. We walk barefoot all the time and have a toddler and I don't like it. That's why we were leaning towards woodlike LVP - it's a humid city, I want the same flooring in the kitchen, laundry room, bathroom, etc so it has to be waterproof. LVP seems to check all the boxes so far!

My fiancé and I are about to start our first home build so I'm so glad I found you! I've been binging all your videos and taking notes! For an open plan kitchen, lounge and dining, so the main area of the home, I've always wanted wood floors. We live in Australia in a small rural beachside town, so hardwood isn't really the right way to go, but I'm leaning towards laminate due to the climate and our budget, and because I think it will look as close to real wood floors as I can get, and because we will be on acreage with animals so durability is important. I have cemcrete flooring throughout my home. It keeps the house cool during summer and winter I use large floor rugs to bring in warmth. Underfloor heating also helps during the winter months. It's super easy to maintain.

Im installing tile through out the entire house. This tile looks just like wood. It’s amazing. Very surprised you didn’t mentioned it. Durable, easy to clean. Just perfect. And it looks just like warm traditional wood!

I have now watched your flooring video 4 times 😄.
I installed new walnut cabinets and Whitby countertops by Cambria in May and I still haven't decided on a floor.
I have researched and researched and brought home samples of everything under the sun and have given myself "paralysis by analysis".
Here's the basics. No kids, no pets, Occcasional parties. I am putting the flooring in the kitchen, dining room, livingroom, hallways.
We leave Minnesota from Jan-April to go camping and set our thermostat at 45 degrees. We live on a lake and enjoy the lake breeze so in the summer, the AC doesn't come on till its in the 90's. Our house value is up to 900K+ so we don't want to skimp on quality. I would love an engineered wood floor and am looking at Shaw Repel scuff resist platinum... but am told it might not do well under such extreme conditions. It's only 1 mil thick so I can't imagine it could expand and contract THAT much. Can it?
My other thought was to go with waterproof laminate. So far it seems that the REV wood by Mohawk is the most realistic with the GenuEdge and supposedly more scratch resistant than other laminates. I know that you said you put in laminate. Are you still happy with it. Is there a brand that you recommend for quality laminates or hardwoods?
Any suggestions on wood or color? I could send a picture. I was thinking of oak or hickory with some warm tones. The walnut has lightened up a bit since installation and looks almost like it has orange in the tones I have brought home over 100 samples of EVERYTHING and really want to get this installed before Thanksgiving,

You live by the lake, but does the floor require water resistance Ginny? Engineered hardwood is still my first pick for you. I would purchase it asap, store it, but don’t install until spring. I know that sounds crazy, but with the incremental weather that you’re describing, I would like for the floors to adjust to the heat/ humidity/ temperature of your home before installing. They shouldn’t warp once they’re accustomed to their new space.

Now the flooring. I have watched the hard floor video 3 times!
We had carpeting in the living room, dining room and two hallways/entryways. The kitchen was vinyl. The front hallway was 6 feet wide and you could feel that it was out of level by about 3/4 -1" (due to bad carpentry in the basement).. My husband tore out all the flooring so we could see what everything looks like. There are some other areas that are slightly dipped.
The floor can be somewhat leveled but due to doorways, . areas will be feathered in and not perfect!
It seems that I have 3 choices
1). Put carpet down again(except for the kitchen) We can level the floor, it will hide the flaws and we know that will work, but it seems nobody does carpet anymore.
2) Go with a laminate. I also found a new product called Rev Wood which I like. We can still level the floors but it will be tricky.
3). Go with wood but we can't level anything because the installer can't nail through the compound. We live in MN. We have humid summers and we don't usually run the AC. We are gone camping in the winter, turn the thermostat down to 45 while we are gone and don't have a humidifier on our furnace. I love the feel of wood, would engineered hardwood still be an option for me? The wood would have to conform as it was nailed and he has down plenty of floors that aren't level.
We plan to stay here at least 10 more years. Wood seems like it would be best for resale but it might accentuate the floor problems.
We don't have any pets, but we do have 12 grandkids!!! (6 are ADOPTED!)
If the floors were all level, I would be doing white oak engineered hardwood.

Hi Ginny! Thanks for the detailed description! I can understand your plight, I would level the floors first so you have the flexibility to choose anything you love. 10 years is a long time, but even if you choose to sell before then, natural hardwood adds value to your home! Next up would be engineered wood 👍
Julie, I'm LOVING your content. It is so so in depth, organized and to the point that I really appreciate the time and effort you put into each video. Both my husband and I are Brazilians living in Utah, and we will be building our home next year for our little family of 5. While I do like concrete flooring as an option, I am leaning towards large polished tiles for the entire first floor (kitchen+living+powder room), mostly because I see most modern homes having concrete and while my house will be modern, I just don't want it to look like everyone else's. Polished tile is a very popular choice in any modern house in Brazil, so I feel that by choosing it I will be bringing a piece of my land with me, haha x) Found one that might work at Dal Tile, but would love any recommendations for sourcing a few more options! :) Keep up the great content!
Sounds fab Foto! 24x24 or even larger works great for open plans. I don’t get too particular on the vendor, but for material I’m a fan of natural stone. Porcelain is also a great, affordable option if you’re budget conscious. Thank you so much for watching and your support ☺️🙏🏻
In my country we carpet most spaces except for kitchen and bathroom and we use vinyl as well as some of the floorings you mentioned.

I decided on quartz thanks to your information. I have also decided to go with Cambria. I asked you a question recently about choosing Whitby as a countertop to go with my new Shaker style walnut cabinets. It’s quite an investment obviously, so I went to a showroom to take another look at the new colors. I don’t want trendy, I want something neutral enough to be transitional.
Some of the Cambria, like Colton, has so much veining… it reminds me of varicose veins…or is that just me?
Whitby is still on my list, Inverness Frost has some veining for a little more interest, maybe even Inverness Bronze( or is that too reddish?) I would love it if you could give me your top 3 to 5 light colored picks from the cambria line.
Also, I loved your color palette video… my problem is I don’t understand color tones. For instance, do I go with an off white or cream tone with warm cabinets and how do I pick out the flooring so that I am not too “matchy-matchy” Could that be a possible new video?

Bedrooms, den, stairs, upstairs bonus room will be carpet. Upstairs bathroom still haven’t decided. Screened in back porch, polish concrete. I am loving the content!❤️

I’m in process of building my own tiny house. At first, I was convince to use ceramic tiles for flooring but also conscious about the cost so my father suggested to use vinyl. After watching your video, I consider using concrete, instead.

Concrete tile is fabulous and there are so many amazing patterns on the market today to suit your aesthetic. Ceramic/porcelain tile can mimic the look of natural stone, but low maintenance and cost effective! Can’t go wrong with either, just find the pattern/ color you love 👍🏻

I'm doing a whole house remodel; a single story, open floor plan house. I going with luxury vinyl plank so that I could use the same floor through out the entire house including bathrooms and laundry room, and the easy maintenance of the LVF. I'm leaning toward Lifeproof Seaside Oak.
If you love it for the low maintenance and durability go for it Suzanne. Just look for a grain pattern without too much contrast to help visually expand the space. 👍🏻

Can you do a review on eco friendly vinyl flooring? And you said that vinyl lowers the resale value as opposed to tile. However here in Florida, vinyl has become very popular in luxury condos. So I'm a bit confused....
Vinyl is popular with builders because they get them at a very low cost and it’s cheap to install Angela. Versus tile which is more durable, but more cumbersome to install. It’s a matter of perspective for sure
Laminant floors are junk for many reasons. they are a poor substitute for wood and fail often. increase your budget and buy more quality. it.ll pay off easily in the long run including resale value. Laminant belongs in rental properties!

Great info. Was considering luxury vinyl planks for our new powder room and kitchen floor but learning that it punctures has me rethinking that.
If you get a patterned grain with a lot of movement, sometimes you won’t even notice the punctures. But up to you Sean, you understand your needs best!

I’ve watched almost all of your videos and you are an expert to say the least . Your style is very unique with a high end reveal. I’ve loved all your information and anxiously look forward to watching another video. You always interject that style is personal, so go with that. But to refer to one’s style as cheap and throw away! However, this video was very offensive to me. So, LVP is cheap, not a wise choice when wanting to sell your home and the first thing new owners tear out? I chose it for my very costly new build for it’s durability. It’s located in a rural area with acres of open and wooded land. To add to the mix, I’m now an owner of a Bearded Collie. My present home has hard wood floors that have been refinished 3 times. No more of that, thank you!

Having to make a lot of choices for my new condo (after a divorce), so this was really helpful. Leaning towards covering the boring square tile floors downstairs to match the beautiful wood floors upstairs, and doing it with a matching laminate or engineered wood.
If your budget permits, I would always choose engineered wood over laminate for its durability and beauty. Natural grain cannot be mimicked!

Wow! love this video and its content. I know I will go back to it over and over to help me with my next house build. I love to restore old homes but this time I plan to build a new house on the river. I am on a lot of facebook groups that think LVP (Luxury vinyl plank) (I want to die laughing when I hear this description) is the way to go. I am a true believer that real wood floors stand the test of time and I will be using that on my next project. Wood can be traditional and all the way to contemporary with the right color choice. Thats my 2 cents worth. Thanks again and I love all of your informative videos. I have watched them all and cant wait for the next one.

What are the pros and cons of terrazzo floors? I bought a house that has terrazzo floors underneath the tile floors that are popping off the floor. I removed the broken tile and discovered terrazzo floors underneath. Now I need advice on what flooring should I install or should I just keep the terrazzo flooring that there. I live in Florida which is very humid and hot. Thanks for your advice.
Terrazzo is fabulous and is making quite a comeback! It’s a composite material, poured in place and pros are that it’s uniform and can mimic the look of natural stone with bits of other materials mixed in like marble or glass, easy to clean (no grout lines) and almost indestructible. Major con is that you might not like the finish. So this is more of an aesthetic decision than anything P.
Great review of floorings! This decision has me still going in circles. I think I’m leaning towards the luxury vinyl planks as it seems like the easiest overall, budget friendly and easiest cleaning-why is it that you don’t care much for it?

I am looking to remodel rooms of tenants with floor ceramic tiles , they are cemented but tenants use plastic carpets which ruin and dampen the cement under. So I think I will choose ceramic tiles for smartness, beauty and easy maintaince.

Thank you for watching Albert! I love Saltillo tile, especially for Spanish Mediterranean homes, can’t beat the visual impact and warm hues. You just need to seal it periodically to maintain its wear layer. If the top layer wears off, water will stain it. But other than that, I find it pretty low maintenance for what it’s worth.

We're doing a kitchen remodel and redoing the floors in the other two rooms attached to it. We haven't decided which floor type, but the contractor brought up LVT as an option. We don't want the toxins though, so we are saying no. We like a natural wood look that will last a while and be budget friendly. Based on this video, we were maybe thinking eco resilient, bamboo, or engineered wood? Hoping you can help us. Great job again with the video!

This was so informative! I'm building a home in the tropics where the most popular choice is ceramic and porcelain tiles. I'm leaning towards polished concrete but I'm not sure if it will work in this climate or if it will make the house hot.
Concrete is actually known to be cooler in warmer climates
Hi Julie, my husband and I are building a home. We have two kids (ages 4 and 6) and a large 1.5 year old dog. We'll have an open concept living space, and I'm leaning towards porcelain "wood look" tile. I plan on having the contractor seal it. Is this product a good idea for a young family who will inevitably track dirt around? Will the grout get stained? How often should we re-seal it? What's the maintenance? Thank you so much! I've been binge watching a LOT of your videos and you are incredibly helpful!
Porcelain does not need to be sealed unless you want a top coat that covers the grout. Be careful, this sealer may also discolor the tile so make sure it’s water-based. Tile is very low maintenance and can resist a lot of wear and tear. Choose something with very little variation of the planks will look too busy Lindsay. Hope that helps!

We would like to replace the carpeting on the 2nd floor of our home with hardwood. The trouble is finding a good color match. The stairs, bannister, and the spindle sill plate have been stained to match the Bruce cherry stained red oak floors on the first floor. Everything has a slight red tone which is unpopular these days.
Should the first choice be to match the existing? Or would it be ok to find a coordinating floor, perhaps with the same color tone but slightly darker or lighter? One challenge is that part of the wooden spindle sill plate sits on the 2nd floor so any new wood will butt right up to it. Thanks in advance for your advice.
Darker or lighter depending on your design intent and style Patricia! Definitely don’t try to match more of what you don’t already love. It’s a recipe for correcting it all later down the line 👍🏻
I have a small condo and want to go with concrete. Would LOVE to see a video on concrete! I’m very interested in the radiant heat install/or general install requirements. Would love to know everything about concrete floors including maintenance, cleaning, durability. I have a fireplace and wonder if I can concrete right up to it, or if hot embers or smudged fireplace tools would stain or damage the surface. Thanks for so many incredible videos. Through work my I have had to deal with maintenance on a lot of different types of floor. People really need to think on how they will use it for their particular home, and because you can't predict the future I would suggest going more durable or hard-wearing on any choice than you might initially think. Kids, pets, maybe your place becomes a rental one day, maybe you start an at-home business or are interested in resale value, etc. This was a great explainer video to use as a starting place. Once you have narrowed down a floor type try to find someone who has this floor before you buy to get the real truth on how it wears. Don't just go off a salesperson as helpful as they might be. Talk to professional cleaners and maintenance people as well. They will have a lot of relevant experience that can help with your choice. Every floor type will have drawbacks so find the one you can live with and manage.

Julie I found myself in a dilemma. We bought a new house and put engineered flooring in and in less than a year it’s coming apart buckling etc. had the people in today and they said the floor is Rached so I’m confused as what type of floor to pick in my previous home I had hardwood no problem. But today they tell me I can’t get it they don’t recommend it. So I’m asking you or be king for some advice. No reds oranges. I prefer neutral browns.
Now I'm confused. After watching your video, my floor choices may have to change. I just purchased Armstrong 18"x18" vinyl floor tiles (concrete look) for the bathroom. [I originally was going to use porcelain tiles that looked like concrete...But since covid, needed something I could install by myself.] For the main rooms (kitchen, living, & game room), I planned to use same color family of gray luxury vinyl plank throughout. (Haven't purchased yet, but was planning to buy Cali Bamboo in a light gray tone). With you saying there are emissions involved, now I'm thinking I will wait until after covid to get a professional advice and install for the rest of the house.
Vinyl has been around for decades. Most recently big box stores and vendors are rebranding they material and calling it “luxury” so it’s more appealing with a heftier price tag. There are beautiful vinyls out there, but I much prefer somewhat greener materials that don’t emit fumes over time and drive up home value.

Looking at engineered hardwoods now. Going back and forth between light and medium tones. Either one will work well in my house. The trend right now is towards lighter tones and that would be my preference, but medium tone hardwoods are very classic. Just wondering if the lighter tones will withstand the test of time.
It’s just a preference and I don’t believe either will go out of style. Medium toned is more classic, lighter toned more contemporary Nadine. Helps to know what your furniture looks like as well for contrast
Can you pls do a video on light, medium and dark tones and how to choose furniture and decor for the different tones. I love dark tones but find that furniture choices are limited. Torn!

I’ve read German architects spend years of their education studying how to build a healthy home (a study called Bio biology) and can be sentenced to prison if someone gets sick in one of their designs. Are you familiar with this?
My brother and I both find we only feel well when we’re in nature. We often have to leave the house to think straight to even plan our day. I’m not sure what we’re sensitive to but short of moving to Germany, we are trying to create a new healthy home in America to see if we can feel better.

Faz, this is a topic after my own heart. Both the idea of building health into a Home as well as the importance of living an outdoor lifestyle in order to be healthy. As a nurse fascinated with all things holistic, And who loves creating cozy and inviting and healthy spaces to live in, and heal in, I think about this all the time.
there is no substitute for outdoor time. There is no substitute for natural daylight entering the eye and skin, unobstructed by glass, eyewear, contact lenses, for preserving metabolic balance and calming inflammation. we all need a break from the onslaught of non-native EMF, ideally with bare feet connected to the earth for even more balancing of the immune system. Being outdoors helps us think better.
I have heard a little bit about this German architecture you speak of. I have tried to study more about it online. Have you pursued this here? Finding or building a place here?

Julie, I am so happy I found you and all of your wonderful videos. I am redoing a 100 year old house and have determined that Engineered hardwood is the way to go with the flooring. My question to you is I wanna go towards a beachy vibe what color do you believe would be the best in the engineer at Heartwood or should I go with something different? I’m concerned that due to the age of the house if I put porcelain tile and the tile would crack leaving me with a pretty ugly floor. Thanks so much for your help.

This is probably one of the most informative flooring videos I have seen! We just purchased a new home and looking to redo the flooring. I was going to go with vinyl simply because I didn’t want to worry about spills with the kids and when family is over. Do you really prefer laminate over vinyl in that case?
Yes. I’m not a fan of vinyl at all. I understand its practicality, but can’t unsee the fact that the entire home is laid in plastic. Laminate nowadays is coated in water impenetrable membranes. The market has come a long way Chrystal!

We just bought a classic home that I want to style as boho/jungalow+classic and debating what flooring to go with for 1st floor because half is (travertine?) tile and half is a dark brown solid wood installed diagonally (I prefer straight). We're thinking to replace tile with engineered wood/linoleum (eco+VOC conscious) and refinish the wood to match or coordinate with the new floor to save $ and not redo it all.
But also debating if we should replace all so it's coordinated floor (though not open concept 1st floor just flows from one room to the other). That would drive up the budget and I don't want to opt for vinyl or laminate (VOC) and prefer the wood took and was debating if we should go with wood-like porcelain (con: cold).
Any tips you have would be greatly appreciated!! 🙏🏽

Our 13'x20' living room flows directly into the kitchen, we did a DIY a slate grey hexagon tile in the kitchen (looks great), now we are debating on a floating floor dark gray wood laminate or a textured dark gray carpet in Living Rm, so the color will transition well.
