  • As illegal squatters taking over homes across Southern California grow increasingly common, one man has dedicated his life to fighting those squatters and protecting homeowners. Known as “The Squatter Hunters,” Flash Shelton, 57, is the man behind the operation focused on helping homeowners clear their properties of squatters while fighting to change laws that protect squatters’ rights.
Recently, squatters took over a Beverly Crest mansion and turned it into a wild party house where hundreds of rowdy guests would show up every night. In February, another group of squatters took over a Hollywood Hills mansion and used the property to produce OnlyFans content.
Intruders breaking into unoccupied homes and living there illegally has become a growing issue that some homeowners are concerned about.
KTLA's Chris Wolfe reports on March 13, 2024.

Squatters are a huge problem. My Uncle (may he RIP) inherited my grandparent's home when they both passed. He lived 60 miles away so could not monitor the property daily. Squatters not only moved in, but would bully him when he came anywhere near *his* property. The police or law was not on his side. Long story short, he got some gangsta guys he knew to go over there to remove the squatters. It's unfortunate that it took violence and a beat-down, but they would never have left otherwise.

They paid (often late) but I really just wanted my spot back. The experience ruined our relationship. I was annoyed that I had to remind, bug and beg "my friend " to pay his way under market rent!
He moved out in a similar way. I didn't renew his lease. Asked him for months to leave. I just leased to someone else who went over and showed that they're leasing now and helped move him out.

It's up to tenants not to expect to live in one rental for life and to prepare as I always did to relocate as required. It's up to adults to methodically put leading an exhaustively prepared life first as I do. (That includes willingness to relocate to an affordable area in order to own property rather than cling pathetically to one location. *From what I can gather,* the key is not to initially go through the courts where squatters can claim rights. The successful counters seem to be to stop all utilities and block their restarting, monitor the home, wait until they leave, quickly move everything to the curb, change the locks, and install a battery security system and cameras.
The owner's claim is that the property was empty with no utilities, the items moved to the curb were abandoned by the previous tenant or dumped garbage. This puts it on the squatter to prove the owner is lying and they have some rights to occupancy, even though there was no utilities and nobody home at the time their items were removed, while law enforcement adheres to the current status of the property - vacant.

If the place is empty and someone fills it ,then literally I think all states give them the right to stay after 30 or60 or 90 days depending on the states .this isn't to protect squatters though, it's to protect tenants rights from being arbitrarily evicted in a day . So ofcourse the home owner can kick them out but the issue is that the owner must kick then out as a tenant which is long and expensive .so the owner just happens to lose out. No most of these kinds of squatters aren't actually protected by the law. Some very specific conditions have to be met for somebody to be protected from eviction. The cops are just too lazy to do anything about it.
Cops hate being forced to do real work which is what dealing with squatters is. It's messy, unpleasant, difficult, time-consuming, and potentially dangerous. That ticks off pretty much every check box on the list of crimes cops will avoid dealing with at all costs. You wouldn't believe some of the things I've personally seen cops do to avoid having to do their jobs up to and including making threats to the VICTIMS of the crime.
The first incident where the cops threatened the victims with retaliation involved a friend of mine, an old German man, whose house was broken into and robbed by some neighbors living a few houses down the street. He saw them with some of the stolen items and when he insisted that the cops should go and at least talk to the thieves they outright threatened him by insinuating that he should think twice about what he was saying or "maybe we will report this as you perpetrating a suspected insurance scam."
The second incident was when my sister's upper-middle-class neighborhood had a 3am drive-by shooting and she and a load of neighbors reported it to 911 and the cops never even bothered to show up at all. In the end, my sister contacted the local news about it and it was like she kicked over a hornet's nest after that. She got a load of weird thinly veiled threats from various police contacts after that.
There were two more incidents where the cops simply flat-out refused to do anything but they at least didn't stoop to making threats to the victims for suggesting otherwise. One involved a violently mentally ill man pounding on an old lady's apartment door while screaming death threats at her for over an hour straight. Multiple people reported the ongoing incident including a buddy of mine who was the old lady's neighbor. His kids were terrified.
The cops finally decided to grace everyone with their presence two hours later only after learning the guy had finally given up and wandered off. They spent ten minutes filling out their police report, and then it was case closed, job well done. No follow-up despite the old lady knowing who the guy having the violent psychotic episode was and where he lived.
The second incident involved a murder which I won't go into since it will get this comment erased by youtube. It was by far the worst of the incidents and it resulted in the death of an innocent woman.

Some states have affidavits, where the homeowner declares under severe financial penalty that the property has never been rented or leased. This allows the cops to immediately arrest the trespassers.

They should not need that. A simple sworn statement from the Property Owner should suffice. Squatters get arrested and go to jail. If the PO is found to be lying, then they go to jail. SIMPLE.
