Great content. Would be really cool to see a video getting more granular on the various costs. Besides, the monthly maintenance fee, ranging from $250-350, what other costs are to be expected for such communities? For example, what are the annual taxes, any HOA fees, home owner’s insurance costs? Able to conduct appraisal and inspection? What are the associated appraisal and inspection fees? Other fees related to home ownership specific to Jamaica.
Great questions. The annual property tax on this home is $29,100 JMD or $187 USD. Homeowners insurance is not required but recommended for seafront properties in particular. No HOA fees only the monthly maintenance fee. So outside of the maintenance associated with the home, the annual cost for this home would be the property tax ($187 USD) plus the monthly maintenance cost ($3,000 to $4,200). The valuation and survey reports would be between $300 and $500 USD (ballpark)
@@Throp Thanks so much for responding to all my questions! Love your content and I am always learning a great deal. I love Negril and am hoping to create a path there towards early retirement. Your channel has been very helpful in that effort.
I worked at samsara and swept away hotels in Negril back in the 90s .it was a very popular beach. l am so happy to see these beautiful developments happening all over ja
No prob man. Yeah it’s definitely on the pricey side. I’ve stated this before but I think there is tremendous opportunity in middle income housing development in Negril. It’s almost non-existent
What type of dollars are we talking about, is it Jamaican or united states dollars. I know real estates markets and I never heard that price for a place that size in ñegril.
Jamaica is stable in terms of government. They have no enemies to invade them and the political leaders of ling ago are all gone now. It's progress. Everything in the USA is there also. Only the outlandish mac mansions are difficult to sell. Anyway to each there own.
@@mbrooks1334 They don't know the definition, they only repeat what they hear others say. By the way I own properties in America and Jamaica. Still love my JA

@@Throp Is that $3,000 to $4,200 USD?
@@jackieclarke6781 for maintenance fee in Jamaica it has to be Jamaican dollars
It would be a dream to live in Jamaica….especially Negril. The people are amazing.

Lovely apartment! Am I understanding that this community allows for Air B&B rentals of the properties?
Thank you for watching. That is correct. Many of the home owners in this community rent their homes on ABB and other home rental websites
It cost much less to build a nice home. Everything is in US dollars. Thank you for the video giving us an idea.
Thanks for watching!
I would advise anyone who wants to build to be there when its done. Working with Jamaican workmen can be quite challenging and requires monitoring.
@@margiteder8274 yuh right bout that, they rip u off when ur there much less
Throp thanks for the upload and its a nice property but its too expensive.

its only rich jamaican can only afford to buy one of these House .its just crazy the amount of money they asking
It's beautiful, although I'm not crazy about Airbnb allowed . It seems very common in Jamaica for gated communities to allow it.
Thanks for watching T
U can't hav boft ways simple get one thet duznt or build ur own
The price it too high for such a small 2 bedroom. The owner gonna have to go down on their asking price
Thank you for watching! They actually recently lowered it to $459K
@@Throp That's still too high I understand the neighborhood is beautiful but such an over price they are gonna have a hard time selling.
