Chakits. Your channel grows fast because from the outset it shows you are a good realtor, apart from that you are honest, friendly and you focus very well on the camera. You are the best. I see all your videos.
Chakits, If I buy a home. You are the only one I would want to show me a home. Because you are very knowledgeable. I believe that you would tell me the truth.
I’m not looking for a house but I really enjoy your videos. I like how your videos are not confusing, and you take your time showing every detail. I really like how you brake everything down in your videos on what to look out for, what options you would have, an etc.... Thank you for your help!
Ur advice is good and learn a lot before buying a house keep it up your channel will be huge I just bought my house in riverside and learn a lot from ur videos for new home construction thanks
Love this home. With that lot I would definitely add a pool. And with that dead space I would close it up and add and outside bathroom with a shower for the pool
Another great video and I’m sure your channel is growing because of the way you shoot the videos and give all the right information that people want to hear.... Not only do you have fun with it but you genuinely seem to love what you do and I can respect that.... thanks again for the video and keep up the good work 👍🏾👍🏾
Great viewing! Much appreciation. I agree, lot of dead space (1st floor) but that's mostly on this residence. Thanks for heads up on having a professional guiding a person, absolutely correct. Luv the lot size!!!! Which brings me to a possible subject, ground level solar panels vs roof top, I'm an creepy old guy, uncomfortable with objects on roof hahaha! Great share, well done! Still viewing and still learning!
My husband and I love watching your vídeos! Thank you for all the education, definitely this was our favorite house, we love the floor plan and it's just absolutely beautiful! 👌
Such a nice floorplan downstairs and up to the media room, but then such a small master bedroom and no bath in a house for over $600K. Nuts. And I would also continue the bedroom downstairs behind the kitchen dining to create a suite retreat for that room.
I really struggle with these plan sales, it's like here is what you can have for $300k above asking, don't forget the $10k sids and btw an extra $150k for any kind of pool or landscaping. They should show a basic and a tricked out version then you can get an idea of balance if it's just colour/texture changes or structual that you want. No purchaser is an engineer to plan all the electrical or know if it's value to do as build or after market.
This house was nice. But the one before with that floating black iron stair case and that amazing kitchen with the floating looking island is still my favorite.
All of the home in this series of homes are very different but very very nice.I am impressed 😍I would have to have all of the upgrades as shown in each of these beautiful homes. Thanks Chakits for this fabulous tour 😍
it's the Hard work that you put in leads to more subscribers, and you can take a bow for being number six at your firm,,one day you'll be number one please remain the humble, person you are.
Thank you for being honest and telling us things we need to know! Some people are all about making money and don't care about your wants and needs. Listening to people is definitely the key! Another eye opening great video😁
Oooooooooo I LOVE IT!!!! This is a family house for a mom and dad with children. If you have a budget of 650 to 750 K this house is definitely in your price range.
LOOOOOOOOOOOOOVE Your Channel. I am over on the East Coast. I have been In the rental (property management) side for many years. If I was there in Las Vegas, I would hunt you down and work for you! LOOOOOVE IT. Looking at all the older videos every day. KEEP UP THE GOOD WORK!
As I said this before you are very good at what you do. I enjoy your videos a lot. Are you only licensed in Nevada? Someday I will need a realtor to help me buy a second home here in California. Keep up the good work.
One needs the cabinets in the washer area. You need that space for laundry 🧺 detergent and other items that you can store. I would make that cafe into a dining room. We do use the dining room. Think 💭 that the game room would be a movie theater 🎭, since we love 💕 watching movies 🎥 together. The only think is thT cabinets need to be 39inches since we’re a tall family
CHAKITS DRINKING GAME Take a shot if Chakits: 1.) Says the word “upgrade” 2.) Mentions orange peel texture 3.) Talks about ceiling height 4.) Shows a close-up of stucco 5.) Says the phrase “zero-threshold” *** Bonus shot if Chakits opens a magical 6 panel door ***
While this home is probably closer to $900K with all the upgrades and landscaping, it would really suffer without the majority of them. Potential buyers need to toss the 'homes starting from the low...$$' teaser and prepare to pay up to half again the 'base price' to get the home they really want!
I likely would pay extra for the return air in each room . Better air circulation that way means more efficient HVAC . AND would make a room out of the #3 garage or work shop for building PCs Blown insulation is great but tends to settle over time . Meaning you start to lose R value .
Builders make a good portion of their profit on the options so they will show the models fully optioned to hook potential buyers. Same thing with cars dealers. They let you test drive fully loaded models in hope of triggering an emotional response and make you spend more. Classic selling technique and there is nothing wrong with it. As a buyer you need to educate yourself as much as possible.
Hello, can you give me your honest opinion if you think the house values in Vegas going to decline in a few months because of the pandemic crisis happening now that caused unemployment of many people there in Vegas esp in the entertainment industries (casinos esp)
Emma Sarah A omg you’re asking a realtor what do you he’s gonna say. It’s like asking an alcoholic if they want a beer. Of course real estate is gonna go bust but not that fast. If you can’t see the domino effect hitting real estate I’m sorry. The writings on the wall. We are in the greatest economic collapse and you’re asking whether the homes are gonna be affected. Duh.Omg smh.
You want both. Otherwise you are running the ac constantly. Ceiling fans make it comfortable without blowing your budget on the utilities. It's a much cheaper way to live. I didn't know until I spent some time in Phoenix.
Hey, Im not from the USA and have no experiences with this but can someone give me a how much in monthly service charges you have to pay after buying a house like that? Gas, electricity, television, internet etc?
so how stuck are those two ppl you talked about? Are they out a deposit? They going to have to pay more money to get out from under the contract? They going to have to go through with the purchase and then either live with it or try to unload the property?
I've noticed in Las Vegas the new homes have the breaker panel box OUTSIDE the house. Why do they do that? My Florida house has it inside the laundry room behind the door. Sorry it just seems odd to me.
Might be a safety code. Like if there is a fire or risk inside and you cant get to the breaker to trip power. Being outside would solve that issue. Just a guess.
okay.... this one is a little bit different from the 1st house you showed in this community. I like elements some from this house and some from the other.

Chakits, If I buy a home. You are the only one I would want to show me a home. Because you are very knowledgeable. I believe that you would tell me the truth.
I swear u do the best property tours 😁
Take care y'all 🙏
That's a beautiful house but i prefer living in an area surrounded by beautiful trees.
IKR...Not many trees LV. BTW....pic
That's why I live in sunny Florida !!!
Definitely not in Vegas if you love trees buy here in Alaska lol
You won't find that in Vegas.
That’s a new community they plant palm trees and grass when it’s all done. It’ll be very nice
I’m not looking for a house but I really enjoy your videos. I like how your videos are not confusing, and you take your time showing every detail. I really like how you brake everything down in your videos on what to look out for, what options you would have, an etc.... Thank you for your help!

Your videos are REAL and YOU give REAL information. We Like that. Thank you.
These videos are giving me major sims 4 building inspo. 😻💗
This is such a beautiful home here in Las Vegas! Appreciate the tips you said in the middle of the video.
Another great video and I’m sure your channel is growing because of the way you shoot the videos and give all the right information that people want to hear.... I think I was looking at the property next door yesterday, awesome video chakits love your channel.

I love the herringbone floor. 😍

Never thought about moving to Las Vegas..until watching your channel. You my freind(in my head)will become my realltor one day.
This house was nice. But the one before with that floating black iron stair case and that amazing kitchen with the floating looking island is still my favorite.
I love how detailed you are when you show us the inside or outside of a home. I love your website! 👍🏼
Thanks I really appreciate that

The mother of all bubbles 2021 baby! I'd wait to buy this exact house for less than 150K.
Yes I heard houses will be cheaper in 2021. Do you follow any youtube economists?
it's the Hard work that you put in leads to more subscribers, and you can take a bow for being number six at your firm,,one day you'll be number one please remain the humble, person you are.
Always
Gorgeous homes everyday
Thank you for these videos and throwing in some tips in there as well!
Chakits, I love the information you provide. I can't buy now but dream. I feel like you put me in position to have knowledge.
Thank you for being honest and telling us things we need to know! Some people are all about making money and don't care about your wants and needs. Listening to people is definitely the key! Another eye opening great video😁
You rock!
Anytime Chakits!!
Thanks for the tip on getting a home early on in the neighborhood build! My home will be ready this summer and already have 80k in equity!!!
Enjoy your video very much! Keep it up.
Oooooooooo I LOVE IT!!!! This is a family house for a mom and dad with children. If you have a budget of 650 to 750 K this house is definitely in your price range.

You're absolutely right. An experienced real estate agent will save you a lot of headaches.
As always, a great job done Chakits!
Damn. I love the kitchen. So beautiful
Thanks for the video! I like this home a lot because of how large the backyard is but I agree with you on liking the other ones more.
Beautiful home!
Chakits gang 🚨🚨🚨
I like that porch
I normally don’t like the wood look tile but those long pieces running in herringbone looks nice.
Nice house. Where's the pool?????
As I said this before you are very good at what you do. I enjoy your videos a lot. Are you only licensed in Nevada? Someday I will need a realtor to help me buy a second home here in California. Keep up the good work.
⭐️⭐️⭐️⭐️⭐️ Nice home. Stay Safe & Healthy... Abrazos
Thank you for another informative video. Beautiful home, too bad we are going to downsize. 😎
How much to put a good size pool at the backyard?
Around 75,000
156K subscribers good job.
Wowwwwww! I want to live there. :) hopefully one day. :)
Me too
That "kitchen dead space" i would put a bathroom there for out side would be helpful if you get a pool.
That's it! I want this home!
Man I love your personality and videos, wish I could deal with you, keep up the great work
Nice home
Hello : MR CHAKTIZ

Love the videos ❤️ sometimes I wish I can ask link for some of the furniture/decor 😊
Very nice home.

I would like to buy a home just like that but now I'm still small
Hi could you do a 6 bedroom house plz
I would put a wall and a door between the nook and the "dead space" and use the space as a prep kitchen for smelly food like fish and stuff.
Does the houses that are furnished come with the home??
Magnifique. Grandiose 👍🇫🇷
Why can't BUILDERS put just what's gonna come with the home WITHOUT all the bells and whistles, except putting what YOUR NOT GETTING WITH THE BUILD...
In some countries brand new apartments only comes with a shell, you'll have to spend another 50k-150k for kitchens, drywalls and bathrooms.
Upgrades which you could buy for more money.

Chakits is there any way one can design their cabinets online? Also what is the website for MC cabinets? Thanks
Show the Garages!!
What is the width of the butler's pantry? Is that 5 feet?
my sister has those slides
That master shower wall could have been all glass.
why have ceiling fans if there is air con?
It’s new to have both options
You want both. Otherwise you are running the ac constantly. Ceiling fans make it comfortable without blowing your budget on the utilities. It's a much cheaper way to live.
I didn't know until I spent some time in Phoenix.
I agree I love having no ceiling fans

Up
Did i miss something? I only counted 3 bedrooms and unless i missed it but did you show whats on the other side of the formal dining room?
Do you have options to do configurations in other rooms to a bedroom.
So what is available in lower price ranges?
Check the playlist
where is the basement?
No basement
Can you tell me the area you talk are all area or only area of building?
so how stuck are those two ppl you talked about? Are they out a deposit? They going to have to pay more money to get out from under the contract? They going to have to go through with the purchase and then either live with it or try to unload the property?
If they cancel they will just lose all their deposits
@@chakits1 so generally speaking, out there in Vegas, how much money would someone have in deposits ? Thousands? Tens of thousands?
Have you ever done homes designed by Sun West Customs?
Love your Channel sir!!! If am ever lucky enough to be in the market, I will be contacting you!
Great house, but I agree that “master” is too close to the other rooms and closet was too small
Yo Chuck it’s 🤙🏽
Cool... 👍🙏👍

Hii!!✨ :)
okay.... this one is a little bit different from the 1st house you showed in this community. I like elements some from this house and some from the other.
9ft ceilings? That looks taller
It’s 9 feet in the kitchen and 9 feet on the second floor.
@@chakits1 oh ok gotcha
Where are the internal doors?
Like to purchase a starwood home
Is this house comes with furniture in 616k
Do purchase the lot price separately from the home price?
It will all be combined at the close of escrow
So this exact house with all the upgrades I’m guessing cost roughly close to a million
