    Love this home. With that lot I would definitely add a pool. And with that dead space I would close it up and add and outside bathroom with a shower for the pool

    Great viewing! Much appreciation. I agree, lot of dead space (1st floor) but that's mostly on this residence. Thanks for heads up on having a professional guiding a person, absolutely correct. Luv the lot size!!!! Which brings me to a possible subject, ground level solar panels vs roof top, I'm an creepy old guy, uncomfortable with objects on roof hahaha! Great share, well done!     Such a nice floorplan downstairs and up to the media room, but then such a small master bedroom and no bath in a house for over $600K. Nuts. And I would also continue the bedroom downstairs behind the kitchen dining to create a suite retreat for that room.

    I really struggle with these plan sales, it's like here is what you can have for $300k above asking, don't forget the $10k sids and btw an extra $150k for any kind of pool or landscaping. They should show a basic and a tricked out version then you can get an idea of balance if it's just colour/texture changes or structual that you want. No purchaser is an engineer to plan all the electrical or know if it's value to do as build or after market.

    One needs the cabinets in the washer area. You need that space for laundry 🧺 detergent and other items that you can store. I would make that cafe into a dining room. We do use the dining room. Think 💭 that the game room would be a movie theater 🎭, since we love 💕 watching movies 🎥 together. The only think is thT cabinets need to be 39inches since we’re a tall family

    While this home is probably closer to $900K with all the upgrades and landscaping, it would really suffer without the majority of them. Potential buyers need to toss the 'homes starting from the low...$$' teaser and prepare to pay up to half again the 'base price' to get the home they really want!

    I likely would pay extra for the return air in each room . Better air circulation that way means more efficient HVAC . AND would make a room out of the #3 garage or work shop for building PCs Blown insulation is great but tends to settle over time . Meaning you start to lose R value .

      In some countries brand new apartments only comes with a shell, you'll have to spend another 50k-150k for kitchens, drywalls and bathrooms.

      Builders make a good portion of their profit on the options so they will show the models fully optioned to hook potential buyers. Same thing with cars dealers. They let you test drive fully loaded models in hope of triggering an emotional response and make you spend more. Classic selling technique and there is nothing wrong with it. As a buyer you need to educate yourself as much as possible.

      You want both. Otherwise you are running the ac constantly. Ceiling fans make it comfortable without blowing your budget on the utilities. It's a much cheaper way to live.
      I didn't know until I spent some time in Phoenix.

    I've noticed in Las Vegas the new homes have the breaker panel box OUTSIDE the house. Why do they do that? My Florida house has it inside the laundry room behind the door. Sorry it just seems odd to me.

      Might be a safety code. Like if there is a fire or risk inside and you cant get to the breaker to trip power. Being outside would solve that issue. Just a guess.
