I moved to Las Vegas from Orange County California because the real estate and taxes were just getting out of hand. In Vegas there is no state tax, tons to do whenever you want, much more reasonably priced to go out for entertainment and the house I have here would be over a million dollars in Orange County. Yes the summer does get hot but there is no humidity and unless you work outside 2 months of summer shouldn't be that big a deal. It's summer which is usually hot everywhere. Not to mention, when you have less expenses you can afford to travel more. To each it's own but I have no regrets about my decision to move and would recommend to anyone living in a super pricey location to consider moving some place with a more affordable economy, if not Vegas there are tons of other places. Moving can make the difference in getting by versus setting yourself up for a comfortable retirement at an earlier age,

It is a mansion compared to tiny houses in California built in the 1950s or garage in San Francisco where you pay similar price. It's an impressive house especially when they used to come with an elevator but now it's optional. Btw, so you grew up in a mansion? If I bought this house I would ask if I could just pay for 5 or 10 years of HOA up front. Wouldn't want to be getting charged $15 every month even if I set up autopay. I live in the SF Bay Area so you can guess how astronomical our HOA fees are.

No way. Didn't you notice that you are next to two lots that will eventually become building sites. Likely for some commercial building that will always be in your view. Plus the layout felt a bit off. It really did need a bathroom downstairs especially with the pool outside.
Problem for a LOT of people who like the low cost of this house is the fact that whatever you're now making where you live, you won't get such a well-paying job like you have, if you moved to Vegas. You're cost of living may drop, but your salary will likely drop even more. Plus, these "new" homes look great, but live in them a few years, and you'll see that the contractors cut costs every way they could. So, your repair and maintenance costs will start SOON and good luck paying for them.

I absolutely love this design model. The in-law suite downstairs and the huge double sided living area great for entertaining one side for the kids and other for adults. Only a few changes the two bedrooms upstairs I’d have it setup as a jacknjill bath in the middle of both rooms other than the bedroom that had it own bath. The in law closet I’d make a little bigger and make those electric fireplaces in living a real gas working fireplaces
BeanT, as an Architect/EEngineer & licensed GC in LA, I do not recommend anymore a bedroom without a bathroom, that’s a-no-no anymore and out of fashion to me. Wait a little while at the end of the year or early 1st quarter of 2024, home prices in LV will go downhill. A projection of my realtor friend there.
I also love this home... this is the best one (IMO) I've seen. I think the price is pretty good considering almost 5000 SQ FT. Also, you say its 3.5 baths... its actually 4.5 baths (1 on 1st level, half bath on 2nd level and 3 on 3rd level). I liked the downstair rec room and bedroom... thats a great space (yes, it could have another 1/2 bath down there... but it doesn't). That garage was really nice. and the laundry room too. That kitchen was also quite nice... although I think I'd want a solid wall behind the stove/range in stead of a window and maybe add a pot-filler tap too. That rooftop was pretty nice, I could imagine listening to some tunes, a couple beers and friends...nice. Great showing Chakits!

You would probably do fine in vegas. i live in houston area too, but i moved here from Northern California, and Houston area is so FLAT. i miss the mountains, living 1.5 hours from San Francisco, and less than 2 hours to South Lake Tahoe and Reno. So, "desert" living in Vegas, with no trees, no vegetation, 'flat' everywhere with no mountains, sounds awful to me. BUT some people would love the Vegas environment, so "more power to you".

Actually I live in Vegas and I have seen the model homes for this when we drive on the streets. They look pretty amazing from outside.
I absolutely love this design model. The in-law suite downstairs and the huge double sided living area great for entertaining one side for the kids and other for adults. Only a few changes the two bedrooms upstairs I’d have it setup as a jacknjill bath in the middle of both rooms other than the bedroom that had it own bath. The in law closet I’d make a little bigger and make those electric fireplaces in living a real gas working fireplaces
BeanT, as an Architect/EEngineer & licensed GC in LA, I do not recommend anymore a bedroom without a bathroom, that’s a-no-no anymore and out of fashion to me.
Wait a little while at the end of the year or early 1st quarter of 2024, home prices in LV will go downhill. A projection of my realtor friend there.

I also love this home... this is the best one (IMO) I've seen. I think the price is pretty good considering almost 5000 SQ FT. Also, you say its 3.5 baths... its actually 4.5 baths (1 on 1st level, half bath on 2nd level and 3 on 3rd level). I liked the downstair rec room and bedroom... thats a great space (yes, it could have another 1/2 bath down there... but it doesn't). That garage was really nice. and the laundry room too. That kitchen was also quite nice... although I think I'd want a solid wall behind the stove/range in stead of a window and maybe add a pot-filler tap too. That rooftop was pretty nice, I could imagine listening to some tunes, a couple beers and friends...nice. Great showing Chakits!

This is y I been strongly considering moving to Vegas bcu u can live very comfartable on less than 600k I mean jus look at this beautiful house, it's also fair down here n Houston to but I'm from Houston & live here all of my life so I'm considering something new.
You would probably do fine in vegas. i live in houston area too, but i moved here from Northern California, and Houston area is so FLAT. i miss the mountains, living 1.5 hours from San Francisco, and less than 2 hours to South Lake Tahoe and Reno.
So, "desert" living in Vegas, with no trees, no vegetation, 'flat' everywhere with no mountains, sounds awful to me. BUT some people would love the Vegas environment, so "more power to you".

Standard interior doors are 6' 8" which makes the lowest ceilings in the house near 8 feet tall. Beautiful house. Are you trying to sell this house, cuz you are doing a really bad job at it. Lots of wrong facts and weird opinions. Like a HUGE walk in shower is "decent?
