In the first one, it would probably be a good idea to finish tiling the bathrooms especially around the showers.....I appreciate that Thai concrete is quite water proof but better to be safe than sorry.

Question when it comes to bying a house or a villa do you own it outright iv been to a few asia countrys and I didn't think you could own it out right I'm not 💯 percent how it works

Foreigners, are not allowed to own land directly in their name correct.
This is a rule is many other countries not just Thailand. It is about 40% that don't allow foreign ownership.

However, there are still plenty foreigners that have land and houses in Thailand, whether as a permanent expat home, retirement residence, holiday/vacation home, even a property investment. This can be achieve through a number of ways:
(1) Put it in your Thai spouse's name.
(2) Put it in your Thai child's name.
(3) No Thai spouse, set up a Thai company.
A Thai company, acts as a Thai Juristic person and can do everything as a Thai person, including owning Land.
