Unless you have a buildup of excess moisture like a puddle then the HVAC system will only ever have as much mold and mildew as the rest of the building environment. Moisture is your only concern. Having a UV light to destroy mold and mildew in an isolated location is like putting up a levy to stop the rain. If absolute moisture control is not possible then all you need is an aerosol. I think that the only certified aerosol is BBJ mold control but there are other aerosols and foggers which also do the job. You can use Lysol mold and mildew in that space if you ever notice a buildup, just wipe down the area first and then clean the surfaces with the product.

Hey Alan I’m over by dare in Orlando FL. and your gra-ss looks great! Ok about your drip line on your A/C unit. My A/C had the exact issue and was clogged also a couple years ago. I paid for a tech to come out and clean it, so I was just as ignorant too. He had a apparatus that he made himself. It was a threaded piece of PVC piping glued to another piece of PVC piping that is sized to fit in the hole of where you’re drip line plug is/ same plug you removed and poured Drano. He then screwed that to a garden hose water nozzle. And with light pressure he pulled the trigger and forced out all the gunk. On the exiting side outside of the house. He had a shop vac attached to the drip line working in conjunction to pull all the gunk out. The tip I was told from the tech. It’s not Necessary to use Drano or bleach to clean the drip line for a maintenance method. The techs opinion, those other products mentioned above are a little too harsh. His recommendation was to use vinegar. Probably a cup would do maybe 12 ounces monthly.
I put a shutoff on the drain line at the air handler and a Schrader valve down line. I also put a T to pour bleach in the line and to check for clogs. I hit that Schrader valve with 90 psi every now and then and watch the drain shoot 15' across the yard. No problemo.
Allyn, I’m in Riverview and I just suck out our drain line with a Wet/Dry Vac every month or so. Keep it on there for like 5 minutes every time. Never had a problem.
Central Florida here too. For the AC line cleaning, my wife throws in a cup of white vinegar (our installer recommended it.) Also, it's worth investing in a wet shop vac, I suck the excess water out of the drain pipe a couple of times a year. Since I installed the Nest smart thermostat, I now get warnings when my AC power drops, which is a tell-tale sign the line needs vaccing. It's also handy for reminding you to replace your air filter, as it knows exactly how much air has been pushed through it. I really like the Nest thermostat, It's a fairly straightforward DIY, and should pay for itself within the first year with energy savings.
Warning, in some parts of the US your drain line from your HVAC may not be PVC like what LCN has and instead a flexible plastic tube. Ensure that any chemicals that you put down your line are safe for the material the line is made out of.

Same here! I have a few times almost killed my entire lawn trying to take this weed out ( along w/spurge) using Atrazine & Blindside. I thought i was clear this year but seeing them coming back right now along with some >1' brown circles! I know I'm on the boarder with temp but just spot sprayed with Weed B-Gone. 🤞🏽
I have a couple of perennial brown spots. Might be a fungus? But, since I began your program, THIS YEAR...so....soooo....much better every product has been working BETTER than expected. I just need to up my game for a spot on lawn. Addendum...different species of cool season grasses, shaded area is fine fescue, sun exposed is a mix of bluegrass and fine fescue. And, fron lawn will be renovated, this fall. A mix of...???. Brown spots are in back yard sun/shad area. I think it's rye.
I use vinegar full cup and water then wait 30 mins before turning on the hvac again. Replace filter once per month or two. Also check the drain pipe outside and suck out with wet vac to maintain and keep clear.

I found out the hard way too....water backed up in the drip pan, overflowed like Niagra Falls and filled my Air Handler Unit like a bath tub...water ran under the laminate hardwood floors in my daughters bedroom...simple maintenance of keeping the line clear of debris costs me and the insurance company thousands of dollars....hard lesson to learn!
Another week and it’s like you know exactly what I’m and others are facing. I now am confident the reason I had a brown spot show up almost over night was because the mower died and was in one spot for about 10 mins. And it didn’t help I was mowing in the middle of the day, another thing I learned a few videos ago that stresses the lawn. Thank you for all you do sir. God bless.
Allyn, I am an Hvac expert and now thanks to you almost a lawn expert. Air Scrubber offers an ozone free bulb option if you or lived one doesn't like the smell. Another great alternative to keeping the drains flowing is distilled vinegar. You don't have to worry about spilling it on your carpet or clothing when treating the drain. As far as my yard goes this year I don't water in the evenings anymore and added an extra 15min per zone for my above ground water set up in the mornings. I have few "dry spots" and will see if hydretain keeps me from increasing water times. My stress blend just arrived and I can't wait to "stress" out my neighbors yards!! Happy 4th Allyn.
Yup, they sell the blue tablets which you put in the airhandler pan, they prevent slime, sludge, and other build-up so water keeps running smoothly. Can use it on dehumidifiers too and condensate pumps

IDK what if you did anything different with the audio encoding on this one, but you sound great on my old quardraphonics speakers. I do the same thing with the a/c, but I use a couple two-tree ounce of bleach. It does the same thing and doesn't kill the grass like vinegar where mine drips out. As for the UV light, I heard you are supposed to replace them once a year.
We put one of those lights in are HVAC. It did wonders for my kids allergies. Secondly it cut down the dust in the house. Just a few things that I noticed with ours.
That is good to know then. I have always wondered if it was just a gimmic or something that really worked. I for sure will keep the bulbs replaced now.

Al... great advice as always. Up here in Palm Harbor, I see professional yard guys consistently cutting SA lawns too low. Looks neat (i guess) but they're cutting all the green out... then it dries out. I've been using your tip about misting the SA grass in the afternoon on these really hot days (saw a gecko carrying a canteen the other day). Within a half an hour, my lawn looks MARKEDLY greener and more lush. Great tip... it really works. Good stuff on the AC... we use a few glugs of vinegar every couple of weeks... payed my dumb tax just like you to find that out. Amazing what comes out of that line! 😎
Good on you Allyn for the drain tip. I put some bleach in mine this week. Us Northeast guys need to maintain systems too….. Funny about the air quality thing. I can tell that this is a minor annoyance.
I thought I've heard that straight Draino or bleach is a little too strong for those drain lines and will eat through them. White distilled vinegar does the trick and won't kill the pipes.
The light is a special bulb that produces UVC light. Some hospitals use UVC to disinfect entire rooms without chemicals and other countries use UVC to disinfect water without needing to chlorinate their water. Its an awesome tool when used for that purpose. When replacing the bulbs, put gloves on, the oils from your skin will cause it to burn out quicker.
I have two installed in both my upper and lower HVAC systems. There was a good improvement in the allergies with everyone in the home. They state it also kills viruses. I can verify that but I can tell you my allergies have improved a lot, allowing me to cut back on allergy meds. Also I like the smell they put out throughout the houses Tip, if the fans isn't running then the UV isn't running. To be effective, the manufacturer states to run at least 50% of the day. So if your heat or a/c is not running that often program your thermostat to run the fan for x hours. If you change the bulbs out yourself yearly you will save a lot vs having them done by HVAC guys. I know UV does work, as I use one on my saltwater aquarium, it helps clear the water, kill unwanted bacteria, algea and parasites. So same process here except air is passing through vs water.
Grew up with cool season grass was easy, to get darkgreen color. Seems like St Augustine barely moves in color. Seems like the neighbors doing min with service have the same color as tons of chems!
Know what you're referring to on the AC units, I signed up for a Company to check ours every 6 months and clean the lines out etc. I finally learned in FL, it's better to be preventative rather than reactive. The older we get, the more obligations and costs we have, I hear ya on that one!
Hey Allyn, HVAC/Refrigeration tech here. Purely an opinion but I figured I’d share. All the drain line really needs is white vinegar in the spring and in the fall. You can flush the line with a garden hose after the white vinegar does it’s work for about 15 to 20 minutes. Be careful with harsh chemicals especially when it comes to PVC lines. Overtime it will make them brittle. When some lines are super clogged some use a small amount of bleach but it’s recommended to flush those line with water shortly after. Flushing with water is key.
Allyn, My drain has a ‘trap’ at the air handler that came with a brush for cleaning. I will be doing the cleaner as well now! 😊 The air scrubbers offered to me came as 2 options: bulb replacement every year (or so) or a non-bulb replacement. 1 was $1100 and the other $1800. The bulb difference makes the latter a better plan. 😂 True - a lot of money but what else you gonna do with all that money?🎉😂❤ Western Union doesn’t have a branch where I am going!😮
I could smell the stuff in the air when the bulb was working but I wonder if it's really doing anything to help. I can't find a reliable answer on that.
i actually installed a "halo led" unit on my hvac. led's wont burn out as fast, and they shine on a catalyst that needs to be cleaned 1-2 times a year.

If gets clogged use a shop vac on the drain line outside. You can use Clorox but don’t use Drano. If you want to clean that slime flush the pipe with low pressure using your garden house. Just cross your fingers that all connections are glued. 😂
When I bought my house it was a highly chemically treated, impeccably manicured show yard. I've let the St. Augustine live at 4.5" and gone totally chem free with quarterly applications of inoculated biochar compost tea and 3/4 lb of bio mass nitrogen per month. I believe it looks better than it ever did and the ornamental trees have improved the most. Since reintroducing the biology in the soil, the rhizoctonia outbreaks have been shorter in duration and cover a lesser area. I've noticed that with most damage or disease, it's kept in balance. I see grubs every now and then for example but don't have grub infestations which if you've ever dealt with the buggers you know how they propagate without competition.
I installed one of those germ killing lights. Not sure if exactly the same mine is not called a scrubber. It's some kind of germ killing UV light. Have to say really like it. Air quality did improve. I think you got took on the price though. $1,500 kind of pricey. I think I paid a third of that in Texas
How did you determine that your air quality actually improved? UV light, when used at the proper exposure level to the circulating air, reduces viability of circulating bacteria and viruses. There is no easy way to test the results without testing by a lab.
@@mspadorchard1 My opinion, no testing or science. I have awful allergies, always have. Since installing it my personal experience has been a 90% improvement in my misery. Now I did do a bit of investigation on the device prior to getting it, mine (on a larger scale) is used in Hospitals and labs, so the propaganda anyways says they are the real deal.

I have a problem in parts of my lawn due to how some of my sprinklers were setup. I want to know how one sprinkler in a zone is suppose to cover an area. Any suggestions would helpful. I’m a HVAC technician, one thing when I signed up 9 years ago I didn’t think companies would be pushy for sales but they push us to sell “additional tasks”. The air scrubber does work I installed one at my parents… But it’s a huge mark up. P.S got my soil test back and I need to get some work done!
I clean out my condensation drain line every 3 months with a shop vac (I use the exhaust side to blow it out) and then pour 8 ounces of vinegar. Looks like snot where it comes out. 😂 Haven't had it clog in the 4 years of doing it that way.
I’m in the Pacific Northwest (perennial ryegrass)and we had non stop rain this spring leading to bad fungus. Now this week it’s going to get hot. I’ve put down fungus treatment and am waiting for it to grow out in order to cut out the fungus, however im super Temped to water cuz of the heat..HELP!
Allyn here in the Northeast we were nice and green a couple of weeks ago but last two tree weeks we've been browning. Also notice bright green grass blades popping up...Thoughts????? Might be what you mentioned.
I am in my rainy season so I get a good 1/2" or more 5-6 days per week for free. That's about what it takes right now in summer, almost daily watering. Cloud cover would help too.

My lawn have fungus and seem to be spreading even tho a Application of fungicide was put down. A 2nd application is coming up. Should I still do the 2nd application of fungicide even tho the lawn is stressing out due to heat and or going dormant. Also, some area the grass already died out due to the fungus. I'm a mechanical engineer that specializes in HVAC. UV lights do work to kill microbial growth as well as bacteria and viruses. The trick is exposure time. The target must be exposed to the light long enough in order to be neutralized. The biggest concern is the ozone some UV lights can produce. Newer lights won't produce any. You should look up the benefits of bipolar ionization.
I have a Nu-Calgon iWave-R. I choose it mainly due to the self cleaning function. My only problem with these types of systems is that it's hard to tell if it's actually working without some kind of ion counter device.

I am mostly joking about the Air Scrubber deal in this video - I actually kind of like the thing - it does make the air smell good. But as far as the performance of the unit, like I said, it's been great. Freezes me the frick out to he honest lol
You should lift weights with that shirt on as you do another video... LOL... The UV lights cost me about 75-100 bucks.. got two of them and yes.. they burn out pretty quick for that amount of money. One shines on the coil's area inside the unit and the other shines where the air is initially leaving the unit to head around the house to the vents. I am not sure what honeycomb white looking stuff does for the unit besides making it look like some filter when it isn't. I have been told to use vinegar in that drain. We used bleach before but was told that can destroy the unit.. BUT.. between vinegar and bleach, The bleach works quicker. I will have to try to the toilet bowl cleaner stuff next time.

Sorry bro air scrubber is a waste, depending on the hvac system you would need quite a bit of your return covered in UV lights. Secondly to clean the A/C drain blow it out with compressor, that works great. Thanks for your videos
Be careful on that air scrubber. They can omit ozone and that can be more dangerous. The bulbs shouldn't burn out that fast either. If I were you I would get a indoor air quality test done. Might as well have a home energy audit done as well. And upgrade from those 1" filters to a media filter that 4" deep.
I have Lennox Air with UV lights. They are still bright ten years after install. I agree he probably has another issue. I run 4 inch filters and they last 12 months.
The light won’t fix that mold in your air handler. It’s from the unit itself being in the garage causing it to sweat which is why the mold shows up in there. You can try putting insulation around it but highly doubtful it will help as it’s in that humid garage lol. Your clogs mainly happen in the trap. You can always just buy a 3/4” coupling and cut it out and flush it out with a hose.
@@TheLawnCareNut yeah. Just depends on where you live. Back in Indiana over by der you didn’t have that problem with a gas furnace in the basement. Realistically if you don’t have anyone living in your house with allergy problems that light isn’t worth it. You can always just keep it unplugged lol
i got a lab soil test for $4.17 at my local lowes. Like 80% off! I didn't like the idea of spending $30 for a soil test, i am glad I waited, lol. And turns out all I need is Nitrogen, everything, (Phos, Potassium) and ALL the micronutrients are perfect, so it allows me not to waste money on something I don't need. Any thoughts of adding clover into the lawn to aid with drought tolerance and everything?

Drano in the line. Good idea. Now I just wish I could stop my st aug fungus. Each yeah I have to replace patches in that one area.
Al... great advice as always. Up here in Palm Harbor, I see professional yard guys consistently cutting SA lawns too low. Looks neat (i guess) but they're cutting all the green out... then it dries out. I've been using your tip about misting the SA grass in the afternoon on these really hot days (saw a gecko carrying a canteen the other day). Within a half an hour, my lawn looks MARKEDLY greener and more lush. Great tip... it really works. Good stuff on the AC... we use a few glugs of vinegar every couple of weeks... payed my dumb tax just like you to find that out. Amazing what comes out of that line! 😎

Good on you Allyn for the drain tip. I put some bleach in mine this week. Us Northeast guys need to maintain systems too….. Funny about the air quality thing. I can tell that this is a minor annoyance.
I thought I've heard that straight Draino or bleach is a little too strong for those drain lines and will eat through them. White distilled vinegar does the trick and won't kill the pipes.
The light is a special bulb that produces UVC light. Some hospitals use UVC to disinfect entire rooms without chemicals and other countries use UVC to disinfect water without needing to chlorinate their water. Its an awesome tool when used for that purpose. When replacing the bulbs, put gloves on, the oils from your skin will cause it to burn out quicker.
I have two installed in both my upper and lower HVAC systems. There was a good improvement in the allergies with everyone in the home. They state it also kills viruses. I can verify that but I can tell you my allergies have improved a lot, allowing me to cut back on allergy meds. Also I like the smell they put out throughout the houses Tip, if the fans isn't running then the UV isn't running. To be effective, the manufacturer states to run at least 50% of the day. So if your heat or a/c is not running that often program your thermostat to run the fan for x hours. If you change the bulbs out yourself yearly you will save a lot vs having them done by HVAC guys. I know UV does work, as I use one on my saltwater aquarium, it helps clear the water, kill unwanted bacteria, algea and parasites. So same process here except air is passing through vs water.
Grew up with cool season grass was easy, to get darkgreen color. Seems like St Augustine barely moves in color. Seems like the neighbors doing min with service have the same color as tons of chems!
Know what you're referring to on the AC units, I signed up for a Company to check ours every 6 months and clean the lines out etc. I finally learned in FL, it's better to be preventative rather than reactive. The older we get, the more obligations and costs we have, I hear ya on that one!

Hey Allyn, HVAC/Refrigeration tech here. Purely an opinion but I figured I’d share. All the drain line really needs is white vinegar in the spring and in the fall. You can flush the line with a garden hose after the white vinegar does it’s work for about 15 to 20 minutes. Be careful with harsh chemicals especially when it comes to PVC lines. Overtime it will make them brittle. When some lines are super clogged some use a small amount of bleach but it’s recommended to flush those line with water shortly after. Flushing with water is key.

Allyn, My drain has a ‘trap’ at the air handler that came with a brush for cleaning. I will be doing the cleaner as well now! 😊
The air scrubbers offered to me came as 2 options: bulb replacement every year (or so) or a non-bulb replacement. 1 was $1100 and the other $1800. The bulb difference makes the latter a better plan. 😂

i actually installed a "halo led" unit on my hvac.
led's wont burn out as fast, and they shine on a catalyst that needs to be cleaned 1-2 times a year.

I use the algae and disinfecting tablets in my ac. Works like a charm. Just drop it in the pan 1 time a month no clogs, no odors, no buildup on pan.
I've got the blue light in my ac and it keeps it squeak clean, no more issues. In naples.

If gets clogged use a shop vac on the drain line outside. You can use Clorox but don’t use Drano. If you want to clean that slime flush the pipe with low pressure using your garden house. Just cross your fingers that all connections are glued. 😂

When I bought my house it was a highly chemically treated, impeccably manicured show yard. I've let the St. Augustine live at 4.5" and gone totally chem free with quarterly applications of inoculated biochar compost tea and 3/4 lb of bio mass nitrogen per month. I believe it looks better than it ever did and the ornamental trees have improved the most. Since reintroducing the biology in the soil, the rhizoctonia outbreaks have been shorter in duration and cover a lesser area. I've noticed that with most damage or disease, it's kept in balance. I see grubs every now and then for example but don't have grub infestations which if you've ever dealt with the buggers you know how they propagate without competition.

I installed one of those germ killing lights. Not sure if exactly the same mine is not called a scrubber. It's some kind of germ killing UV light. Have to say really like it. Air quality did improve. I think you got took on the price though. $1,500 kind of pricey. I think I paid a third of that in Texas
How did you determine that your air quality actually improved? UV light, when used at the proper exposure level to the circulating air, reduces viability of circulating bacteria and viruses. There is no easy way to test the results without testing by a lab.
@@mspadorchard1 My opinion, no testing or science. I have awful allergies, always have. Since installing it my personal experience has been a 90% improvement in my misery. Now I did do a bit of investigation on the device prior to getting it, mine (on a larger scale) is used in Hospitals and labs, so the propaganda anyways says they are the real deal.

I have a problem in parts of my lawn due to how some of my sprinklers were setup. I want to know how one sprinkler in a zone is suppose to cover an area. Any suggestions would helpful. I look forward to videos every week.
I’m a HVAC technician, one thing when I signed up 9 years ago I didn’t think companies would be pushy for sales but they push us to sell “additional tasks”. The air scrubber does work I installed one at my parents… But it’s a huge mark up.

I clean out my condensation drain line every 3 months with a shop vac (I use the exhaust side to blow it out) and then pour 8 ounces of vinegar. Looks like snot where it comes out. 😂 Haven't had it clog in the 4 years of doing it that way.

I’m in the Pacific Northwest (perennial ryegrass)and we had non stop rain this spring leading to bad fungus. Now this week it’s going to get hot. I’ve put down fungus treatment and am waiting for it to grow out in order to cut out the fungus, however im super Temped to water cuz of the heat..HELP!

I am in my rainy season so I get a good 1/2" or more 5-6 days per week for free. That's about what it takes right now in summer, almost daily watering. Cloud cover would help too.

My lawn have fungus and seem to be spreading even tho a Application of fungicide was put down. A 2nd application is coming up. Should I still do the 2nd application of fungicide even tho the lawn is stressing out due to heat and or going dormant. Also, some area the grass already died out due to the fungus. Should I just save my fungicide product for next season. Thanks sir!! Great vid as always
I'm a mechanical engineer that specializes in HVAC. UV lights do work to kill microbial growth as well as bacteria and viruses. The trick is exposure time. The target must be exposed to the light long enough in order to be neutralized.
The biggest concern is the ozone some UV lights can produce. Newer lights won't produce any.
You should look up the benefits of bipolar ionization.
I have a Nu-Calgon iWave-R. I choose it mainly due to the self cleaning function. My only problem with these types of systems is that it's hard to tell if it's actually working without some kind of ion counter device.

You should lift weights with that shirt on as you do another video... LOL... The UV lights cost me about 75-100 bucks.. got two of them and yes.. they burn out pretty quick for that amount of money. One shines on the coil's area inside the unit and the other shines where the air is initially leaving the unit to head around the house to the vents. I am not sure what honeycomb white looking stuff does for the unit besides making it look like some filter when it isn't. I have been told to use vinegar in that drain. We used bleach before but was told that can destroy the unit.. BUT.. between vinegar and bleach, The bleach works quicker. I will have to try to the toilet bowl cleaner stuff next time.

Sorry bro air scrubber is a waste, depending on the hvac system you would need quite a bit of your return covered in UV lights. Secondly to clean the A/C drain blow it out with compressor, that works great. Thanks for your videos

Be careful on that air scrubber. They can omit ozone and that can be more dangerous. The bulbs shouldn't burn out that fast either. If I were you I would get a indoor air quality test done. Might as well have a home energy audit done as well. And upgrade from those 1" filters to a media filter that 4" deep.
I have Lennox Air with UV lights. They are still bright ten years after install. I agree he probably has another issue. I run 4 inch filters and they last 12 months.

The light won’t fix that mold in your air handler. It’s from the unit itself being in the garage causing it to sweat which is why the mold shows up in there. You can try putting insulation around it but highly doubtful it will help as it’s in that humid garage lol. Your clogs mainly happen in the trap. You can always just buy a 3/4” coupling and cut it out and flush it out with a hose.

i got a lab soil test for $4.17 at my local lowes. Like 80% off! I didn't like the idea of spending $30 for a soil test, i am glad I waited, lol. And turns out all I need is Nitrogen, everything, (Phos, Potassium) and ALL the micronutrients are perfect, so it allows me not to waste money on something I don't need.
Any thoughts of adding clover into the lawn to aid with drought tolerance and everything?
