While many people had kids out of wedlock, bought cars they couldn't afford, didn't learn a trade, didn't go to college, smoked week every day, watched too much TV, and made excuses as to why they are poor, I hustled being a cable man all while learning a trade in night school. Once I started making money I saved it and invested in property. Now I'm in my early 40's and still working hard. Not all landlords start off rich, most I assume worked hard to come up on the properties that they own. If you want, you can probably do it to. It starts by getting off the net. Good luck.

From the first street hill top area I'm from, there are dozens of neighbors who have to wake up before dawn Mon-Fri and do there long and soul crushing 3 hrs each way commute to their jobs all the way in the San Diego area or OC. Since they couldn't afford to live in the area's closer to their jobs but knew those jobs paid better than anything else they'd ever get in the HD. They all just concluded that the cost of living in the HD vs SoCal over shortening their daily commute was financially just the better option. Although with the same rent inflation quickly surging the typically affordable rates for the HD. The same algorithms they used that had justified the costs will most likely be causing these families to reevaluate this life they've adapted to.

Not enough homes pushes the prices higher. Add inflation and this is your result unfortunately. Push for more housing to increase the available supply and prices will come down. SF is perfect example. Everybody left so supply outweighed demand prices dumped quickly.

Tripling rent is often because the existing landlord didn't want to raise rents for several years. That can trigger renters to want improvements so not changing rent cuts down on maintenance. Investors see this and are willing to do the upgrades and charge market rent. Rents don't just go from $800 to $2600 overnight. There are reasons.
