    Hi Chen, thanks for the informative video. was wondering what is the average price for a single family home or codo around 250-300 sgf cost in these area? are you familiar with shady canyon? I heard alot of good things about that community

      I think Stonegate it’s very quite and there is no crazy stuff there.

    As your opinion , what is the best ?

      Well I would say it mainly depends on whether or not you have kids. If this is the case, I would say Northwood or the newly built Portola Springs area (not mentioned but north of Great Park) is ideal. The Great Park, Woodbury, Portola Springs and Stonegate communities are the newest communities. But Northwood is about 35 years older but the houses still look beautiful. I personally went to Northwood High and can say I really loved it for my high school experience. Turtle Rock is perfect if you want to be a bit more secluded from everything but you would also be closer to the UC Irvine area. And finally, the Woodbridge area is one of the oldest areas of Irvine. It’s placed in the middle of everything and you’d have close access to the I-5 or I-405 and also many stores and markets.
      Final verdict: Great Park or Northwood. Keep in mind that there are many sub villages within those 2.

      Oh also, anything near the Great Park Area is brand new! So all parks and community pools have all the latest bells and whistles. Super nice. But if you’re a bigger fan of having a big connection with your community. I would say it is better to move closer towards Northwood since I feel like those areas have a lot of community values.

      Thank you very much. I have just moved to Irvine from seattle , there it rains two much , now I rent one apartment near spectrum center , and want to study which area I will love to live in .

    Nice video! My wife and I are relocating to Irvine from Florida in a few months for the new jobs. We are currently doing research about Irvine neighborhoods. We are looking for a place to rent (1 or 2 bedroom, garage would be huge plus), in a nice and safe neighborhood. How much would the estimated rent be?

      Hi Jason, one bedroom is harder to find in Irvine, unless you are open to rent one room in a multiroom condo/Single Family House. In that case, the rent will be around $2,000. the minimum 2 bedroom rental starts at $2,500. I hope this helps.

    Is the Altair community in Great Park?

      Hi Tedi, Altair is not part of Great Park. It's categorized as "Other/Altair", north east of Great Park.

      Altair is considered to be in the Portola/Portola Springs. It is north of Great Park on the map and also right off the 133 Toll. Really beautiful area and newly built!

    I have to fight off huge amounts of money to buy in this North Irvine 92602 and 92620 will be impossible to buy. I rather go to Buena Park or Fullerton. Because I don't want to get accident with people with bad driving. And hate to see 168 and 99 Ranch market.
    I wouldn't have a chance to win a offering with those people with Iphone and with LV bags. Watching 18.9 and 31.4 channels.

    House design in Great park Irvine is really ugly, because there are several different builders to use this limited area to build home. Also exterior color of house is super ugly. They are not American style house, that’s build for Asian people, school is also not the perfect as they mentioned.
