1099 is tough A.J. You need to have a two year work history for that income to count because it's averaged. There may be some Non QM loans that would allow you to do it with 1 year for example, but the interest rate is going to be much higher.

Well if you put 20% down you wouldn't need a grant. Grant programs are available to those who can't put a down payment down. USDA has a guideline that if you have 20% saved you aren't eligible. We use the middle score of the lowest borrower so with no credit score that gets treated the same as if they have a " bad" credit score. You rate would be higher.
