You will need a two year work history but it can have gaps. You will likely need to be on your new job at least 6 months before being considered as well.
What are the interest rates for this program right now? I can get around 7%+-, so I'm not sure if I would be beneficial for me or not.

If a collection agency does remove the collection account from my credit when it's paid, will it still negatively affect my credit? Or is it okay to pay the collection if they agree in writing to remove it?
It will be marked as paid, but will not fall of tell 7 years

The bill for this starts over each year in October and usually isn't approved until March. So it takes forever for the money to be approved, and then it's first come/applied, first served, and emergencies get to the front of the line.

Thank you! Im disabled, low income and live in a qualifying area. My issue is that i own a house that should be condemned, so i only qualify for the $40000 loan. Im not 62 yet so i dont qualify for the $10000 grant. $40000 wont even come close to repairing my existing home. I've contacted an approved lender for advice.

I bought a house using the USDA direct loan and I wonder If the interest rate go down can I still refinance my loan with USDA ?
Could someone clarify the part where it's mentioned that if you've filed for bankruptcy multiple times, you need to wait 5 years to qualify for a conventional loan? I filed for Chapter 7 bankruptcy in 2018 and I'm currently undergoing Chapter 13, with a discharge expected in April 2026. I'm hoping to apply for a conventional loan, so how long do I need to wait before I can qualify?
Conventional loans have the longest waiting requirements to purchase a home. You will have a shorter waiting period if you utilize an FHA Loan.
Can you rent out part of a house with a USDA loan? For example, could you buy a house with a USDA loan and rent out the basement?
Once you have the loan on the home, you can do whatever you want with it as long as it remains your primary residence for a min of 12 months.
In my case no seller wanted to wait for the bureaucratic and the long process and paperwork If you find a seller who is willing to wait, you are lucky. You must sign an option to purchase contract with the owner, it does not have to be our form. We provide this form so that those who do not have one can use it if they wish. The contract should state the agreed-upon sales price, legal description of the property, the address, the time frame to exercise the option, and any agreement between the parties regarding closing costs. Important if there is more than one owner, everyone must sign and provide a phone number or contact information. 2. The title study is done by the lawyer you select from the list. It costs $70 for the first one and if an update is required, each update is $40. For existing homes: Private inspection is different from appraisal. For existing home purchases, you must retain the services of a certified inspector to perform a whole-home inspection and provide a statement that the home meets the Agency's standards for a decent, safe and sanitary property. DSS means a home that is in good condition, clean and weatherproof and that complies with local and state housing and health codes. Any deficiencies noted in the inspection must be addressed as part of the loan. Any improvements to be included in the loan will be subject to an appraisal. We provide you with a list of inspectors but you can use another inspector even if they do not appear on the list. Approximate cost: $350. b. In addition to the appraisal and private inspection, the following certifications are required: Electrical Certification by a certified electrician. Approximate cost: $125 c. Plumbing Certification by a certified plumber. Approximate cost: $100 d. The Plot Plan is a diagram of the lot that shows the features and boundaries of the property. It can be prepared by an engineer or surveyor. Approximate cost $200 and. The appraisal is an opinion of value issued by a certified appraiser and the appraiser is sent by the Agency. It costs $750. F. If the house has a septic tank, a Certification from the Department of Health is required. Approximate cost: $25 g. Termite and other pest certification may also be required. For construction cases: to. A title study is required to verify that the lot is properly segregated and registered and that it does not have legal problems of debts, mortgages, embargoes, encumbrances, etc. b. CRIM Debt and Securities Certifications b. Evidence that the infrastructure exists to connect to AAA and Luma services (If the infrastructure does not exist, the costs of providing these services must be included in the loan) c. Preliminary Plan or Sketch must include percolation test and details of the septic tank to be built. It will be evaluated by the Agency's Construction Analyst. The Analyst may require modifications to it. d. Once the plan is approved by the Agency, you must obtain contact information for three (3) contractors duly registered in DACO so that they can quote us. and. With the approved plan and the breakdown of costs (quote for materials and labor from the selected contractor), the appraisal is requested. Appraisal cost: $750

I don't think those exist. YOu can get a USDA Guaranteed Construction Loan.

It will depend if the new job is in the same or a similar line of work. You will also need to be on that job and have received a minimum of 30 days worth of paychecks. Lenders look at 2 year work history that can come from a variety of jobs.

You can look into USDA Direct for lower-income borrowers. Tough situation as income is the most important factor when financing a home.
When buying a home from a builder the builder requires a lot fee for the lot, will USDA cover that fee of 1,000-5,000 lot fee to build new construction? and include that fee in the amount they are paying you or will they reimburse you?? for the lot fee that the builder requires before the building starts?
Most likely not. All fees paid by the lender do not get paid until closing so you would most likely have to come out of pocket for the fee or find a builder that doesn't charge that fee.
What if you’re self employed?
The USDA Loan is available to self-employed individuals as well. The only thing that changes is how we calculate your income. You'll need two years of tax returns.

Well if you put 20% down you wouldn't need a grant. Grant programs are available to those who can't put a down payment down. USDA has a guideline that if you have 20% saved you aren't eligible. you were probably right. It was better to buy in 2023. Everything is even more expensive now despite prices in theory are going down… California is impossible
Things definitely get more expensive as time goes on and everyone is waiting for rates to go down and it's going to be hard for that to happen with so much inflation.
A credit union is recommending I get USDA loan. They also said it would only take 30 days to close. Their interest rate might be 6.25. I have to meet with their investors. I don't have a property picked out yet. The credit union will start the application when I bring them the paper work. A conventional loan can't close for 120 days.

I don't understand, " easy access from a paved or weathered road." Can I enter the property from a gravel road onto a gravel or dort road that sometimes gets puddles? Will I have time before the appraisal to cut some trees and limbs if the owner approves? What conditions of th house will mot be approved? Are there any videos of inspection that I can you tube?
Is the payment assistance on top of the 1% interest? Or is the payment assistance compared to the 1% interest rate and then they take the lesser of the two amounts?
I'm self employed with my LLC and they wont touch it bc I haven't been in the same industry for two years.
@caballo26 that's pretty standard across the industry. Once you work for yourself you'll need two years a tax return for most loan programs.

As a broker we don't have access to this loan program because it runs straight through USDA. So the information I shared in this video is all I have. The rest would need to come from them.

1099 is tough A.J. You need to have a two year work history for that income to count because it's averaged. There may be some Non QM loans that would allow you to do it with 1 year for example, but the interest rate is going to be much higher.

It can definitely be frustrating. Most loan officers unfortunately don't want to waste their time and only look for the easy loans becuase it's all they know how to do. It's one of the reasons I started this channel to help people who get treated badly.
If a person hasn’t been keeping their business and personal expenses separate how much more difficult is it to work with? For people who use multiple delivery apps for example.
it can make things harder for sure but if you are doing delivery you'll need a two-year history of 1099's most likely.

I think it's possible, we don't run into this much so not 100% sure.

No, construction loans are a different ball game and have stricter requirements most of the time.
What if your co borrow has income but no credit score?
We use the middle score of the lowest borrower so with no credit score that gets treated the same as if they have a " bad" credit score. You rate would be higher.
