Awesome vid as usual. I'd also suggest to keep a "situation response" log. There may be repetitive situations (guest wants to check in early), or unusual situations (guest can't figure out how to get into the building). This could act as a manual for your assistance staff to use as a guide.
I believe there is a trend to just outsource everything to virtual assistants because they are "cheap" and can operate functions of the business but like you are saying, it's better to have people that are employees and care about your company rather than just work with someone who gets paid by the minute but doesn't have much else invested.
Hi! I’m building a portfolio of str apartments in Malta Europe, been following your videos for a while and I really like them coz they helped me a lot. Can you please do a video explaining the job description of a housekeeper, local manager and the reservations handling post? They would be of great help for someone who is trying to expand like I am trying to do. Thanks for the great info you’re giving us, it makes a difference in the way I run this business.
Hello Sean My question is a limitation on Airbnb. I 2020 there will be 90 days limit in the city I live in, which means we can't rent more than 90 days a year to rent out on Airbnb. Do you have any suggestion on this issue? best regards
Hey Sean, I am in Orlando FL and I am wondering if you think the rental arbitrage makes sense and has a space here. I know the tourism is always hot here but I have looked at various listings and I don't see occupancy as high as you'd assume.
FE PRO I suggest investing outside of your hometown then. Investing at your homeplace is a bad thing anyways because you get too comfortable. You must put yourself in an uncomfortable position to succeed. I have 8 properties in my hometown and I learned my lesson, when I do it in a different city that has higher occupation I feel uncomfortable at first but it does so much better oddly. Because there are places with better opportunities.
@@malcolmnguyen9572 Exactly how far from home though? Because I would think you would want to be somewhat close at first so you can go to the property if need be. Also, when I look at average AirBnB occupancy rates in the US, Orlando is in the top 10
@@fepro4267 It would push you to fill those gaps and keep building yourself. That's a problem you must solve but you can only solve it if you put yourself in that situation first. Thats great that Orlando is in the top 10. Now think about a flooding market with loads of competition. The more areas you reach the more you expand. I would consider investing in other countries:)
This was the best intro ever , bring this back
I’ve seen this virtual assistant for Airbnb info before but never really gave it much thought. Thanks for explaining this and giving your insight 👍🏼
BRING THE HOST INTERVIEWS AS PROMISED!! You are the best =D

Hey Nicholas, I'm also based in Malta. Would you like to meet for a coffee and chat? Always good to bounce ideas and perhaps pool resources?
