    I lived in both San Marcos and Austin for 2 years. I wouldn’t call San Marcos a mini Austin… not yet at least. San Marcos feels more like a college town than anything. When you go to all the parks and downtown San Marcos, it is mostly college aged students while the rest are mostly Latino families since San Marcos is largely a Latino community. As for small town feel, San Marcos still feels like a small town, not so much traffic, lots of fun activities around you, and old historic heritage. Just stay away from I-35. As a recent graduate from Texas State University, I would recommend the school and town for everyone, and not just the party crowd.

    Moved here in 2016 and i love it here. Its home sweet home. The rivers are the best!

    I used to live there in 2013 at Bobcat Village when I was an exchange student. I am German and I loved this little town. It's growing so much right now. Better days where in the past I think

      The best days were 1990-2009 I was raised there and the rest of the country ravaged this town, it’s horrible now, overpopulated, economy ruined, etc. I left the state and seek a new beginning

    I moved here in 2019 and so far it’s been good. The people have been nice. I-35 can be really bad at times… I worked in Austin and commute… but it’s definitely cheaper to live here than Austin.

      I-35 is bad, all the time, outsiders like you ravaged the lands I was raised on, I was forced out and seek a new beginning

    san marcos will connect austin and san antonio in a megaregion like dallas-fortworth in the near future

    Grew up in SM, and so did my mom. It was a much nicer town back in the day. Lol. The college didn't overrun the city then. Not enough emphasis on the river. Also, Wimberley, Canyon Lake, Gruene, New Braunfels, etc are right there and we were at the rivers there all the time too. Spent most of my life around these areas, much more than Austin or SA. We had one 6th grade, one jr high, and one high school... everyone knew everyone & our parents grew up with their parents. Great memories.

    Good video, but you kind of breezed past the river discussion. The entire river comes out of the warm water springs in the middle of the town, there’s 12,000 years of habitation

    The main drawback commuting to Austin from SM for an East coaster would be that you are sitting in your car (not public transportation) and for a west coaster it might be actually refreshing since it’s a straight shot down the interstate.
    For families relocating, the schools have always been a point of contention. San Marcos is very socioeconomically diverse with a large portion being socioeconomically disadvantaged . That directly relates to the school district and their performance and thus, the C+ grade. Still a quality education can be achieved. The district facilities are all Mostly updated or fairly new so that is a plus for families. So it’s rather unfair to judge them against a Leander or a round rock school district as large portions of those districts do not share the same demographics.
    Being that most people, regardless of where they live, just do the same activities day in and day out. San Marcos has every type of shopping available, every chain restaurant available, and two HEB stores for groceries So your needs or met in that regard.
    Young professionals may not be bothered by living closer to the square or other high density student populations, but families in newer subdivisions, and even nicer apartments, are far far enough away from those student populations that you can build a good life there.
    And remember holidays and in summertime, the student population drops dramatically.
    Bang for your buck is good, access to retail and restaurants is good, the small town feel, although diminished a bit with modern development is still very much apart of that City’s Character. It’s definitely a quality place to live with quicker access to many items that you would have to battle for in a big city. And to sit between two incredibly different and unique metropolitan areas, makes it a true gem.
    No city in the state compares to the natural beauty of Austin and its magnificent green belts and rolling Hills, but it’s one pricey place and a large portion of your income will go to housing. If you can swing it, Austin is still going to be the winner in the I 35 corridor.

    Having a good local Episcopal School is the bottom line for good education anywhere.
    I graduated from Texas State University, and definitely do not feel that San Marcos is a "miniature Austin". 🤨

    L take on multi culture in san marcos... im Hispanic and hate this town (I'm only here for texas state) bc I have to go to Austin to get a taste of my Hispanic culture when I want to get drinks🤨 . San Marcos only has one night at one club for "Latin night" and it's heartbreaking 😑😥

    I’ve heard that San Marcos, TX is a haven for Vegans, so that’s one of the main reasons it’s on my list of possible future moves. Austin is still a possibility.
