    I have been buying O. My yield is just under 6%. I have bought and sold it a few times in the past. I have bought 110 shares in the past 60 days & plan on keeping this time.

    Agree Realty (ADC)
    Gladstone Investment (GAIN)
    Gladstone Land (LAND)
    Main Street (MAIN)
    Realty Income (O)
    Phillips Edison (PECO)
    Stag Industrial (STAG)

    People should really consider jumping aboard the reit train before interest rate cuts come and these reits skyrocket! My personal opinion on what I see happening, I hold EXR Extra Space Storage and see it paying off well for me into the future!

    Love the REITs. O is my portfolio's largest position at 7.30%, VICI is #12 in the portfolio at 2.50%, ADC has the #14 position at 2.32%. NADA on PLD, ARE, EXR, AAT, SLG, CCI, NNN or MAA. I'm happy with the holdings and weight of each in my IRA. My taxable growth portfolio has absolutely no Real Estate exposure and I like the self-storage space, which would take care of the real estate exposure and not duplicate what I have in the IRA. I also have Arbor Realty and STAG in my IRA. Alway look forward to the content. Do you have any livestreams coming up or am I missing those?

    Great REITs! Buying almost all from the list. I prefer HIW instead of AAT for office exposure.

      Faster growth, faster dividend growth, strong portfolio. Both are solid, O is more in that mature stage though

    MAA has problems with high supply in its markets which is suspected to peak in Q2 24, i rather wait. Rather go with EQR or Essex.

    Well, 2024 is in 2wks and things are not improving. I'm looking at high-yield dividend stocks. Selling 200k worth of equities is stupid without reinvesting it. I might turn to cash soon if I don't invest it. Any particulars? (Buying bonds or CDs is not for me)

      Don't get any such ideas. If I were you, I would bother less and buy gold and bitcoin. There are more institutional investors in long bonds than individuals and they are all relinquishing their long term holdings.

      I agree, while higher interest rates increase bond yields, they also hurt long-term bondholders who can't wait for their bonds to mature. IMO You are better off for next 5 years by buying the dip now.

      These institutions want to hold your money for the longest in the worst bond bear market in history. Do not subscribe. Look for alternatives to keep passive income coming. I think the commodities market is looking good, but consult with a planner like I do before putting your money into these markets.

      I am new to alternate investing, bonds were sold off, now this pump and dump scheme by the fed. What other alternatives have you tried that bring you passive income?

      I don't think I need a finance advisor. I can manage my own money and investments. I don't want to pay someone else to tell me what to do with my hard-earned cash.

      I used to think like you. I thought I knew enough about finance and investing to handle everything myself. But then I realized that I was spending too much time and energy on researching, analyzing, and monitoring my finances. I was also overwhelmed by the amount of information and options available.       I currently have ARE, AMT, CCI, EPRT, NNN, VICI and WPC.
      I would like to add 2-3 more, but Data Centers are expensive (compared to other REITs), Residential sector is slippery (some upcoming legislation might harm those REITs) and Storage is oversaturated (at least in the US).
      But I will definitely keep watching your videos for INSPIRATION 😊

      PS. I missed the chance to buy PLD at ~$100 per share. I definitely regret that 😩 It doesn’t look like a bargain anymore…

    It's highly misleading to say that Vici Properties collected 100% of their rent during the worst of the pandemic. This factoid dates to May 2020! Yes, Vici's revenue increased during the pandemic from so called "sales-type and direct financing leases". This is because the other companies were in such financial distress that they had to sell themselves to Vici. Vici now owns nearly all the Las Vegas Strip, so this is something they cannot repeat! That's why in spite of brilliant maneuvering, the stock still yields over 5%.

    70 percent of core inflation was the greediest attack by funds cornering the residential housing market.
    Should outlaw funds purchase of already standing structures if they want to invest make them build it not take inventory from renters and mom and dad ordinary people shouldn't have to compete with a fund to purchase a home.

      dont get greedy....seriously stop while your ahead. i do not support your dishonest living. it is despicable sitting in an internet cafe while the rest of your community daily works so hard for so little. and from what i understand you have never been to north america. you are cruel and crafty to impersonate from behind a computer with the aim of massive fraud..
      you must know that the usa is not a perfect pristine suburb. many here are as close to having no food for dinner after missing some work as a laborer in western africa is. stealing and fraud is always morally wrong. you are manipulating and defrauding vulnerable elderly folks. in a way that is even more shameful than a standard armed robbery of a shop.
      that grandma from south carolina that you easily and quickly cheated out off 43 thousand usa dollars ...well her grand sons are very pissed and you are in their sights. one grandson is a sheriff an hour drive away while the youngest grandson is a member of a powerful gang he joined while doing his grevious bodily assult sentence in the state penitentiary. i do not wish violence on anyone....however it is not my decision to make. i do not know that family very well but they have always had a reputation. people wouldnt steal from their cars and police never gave them a ticket for speeding.
      i know you have never done this in your internet scamming career but you may want to consider returning gradmas money. i am only a pacifist and see this as the best way to prevent serious violence occuring due to your internet fraud. i know you are thousands of miles away but that will not fully protect you. payback is coming. return what you cheated from her to avoid a dangerous meeting with the youngest grandson or the national police coming for you at the behest of the older grandsons vast law enforcement network overseas.

    When you do the analysis why not talk about how much debt the company has? Why not talk about free cash flow? It seems like there is a lot of deference to analysists and their projections but projections by anyone don’t carry much weight right? To me if a company has a ton of debt and real tight profit margins that would suggest they may not be able to sustain dividend growth and may have to cut. On the other hand if they have a 20 to 30 year history of paying dividends and increasing that is significant. And of course REITs by law have to pay out…is it 90% of their profits??

      This is a high level video otherwise 10 REITs going into detail like that would take an hour. I will try and do some breakdown videos were I go into much more detail like that. FCF is the biggest factor when it comes to dividend safety. Yes, 90% of TAXABLE INCOME is to be paid out to shareholders.
