Even if we are not accustomed to such volatile markets with a little carnage, the widespread frenzy and worry are understandable given that the US Stock Market has been on its longest bull run in history. However, there are opportunities everywhere if you know where to look; with the help of a Financial advisor whom helped diversify my portfolio I netted over $460k in profits the previous year.
I have "Camille Alicia Garcia" as my financial advisor. She has a solid reputation in her field and is a true genius when it comes to diversified portfolios, which help portfolios be less vulnerable to market downturns. She may be a name you are already familiar with; a Newsweek piece helped me to do so. She's a Google-able person.
Thanks, Mark, for another thoughtful video presentation on these four REITs. All are excellent investment candidates. I currently own O, PLD and VICI, the last of which I find to be the most exciting from a growth perspective. Good stuff!

Yes don't know how well malls will do in the future in the US. Will it still be popular in 20 years? Dunno, seems risky. In my country malls are not even a thing anymore...
Some solid plays, I personally jumped into Extra Space Storage in the $130s, and have bought them all the way down to the low $100s area. They had a 10%+ pop on their last earnings which was super nice to see! I love all these picks though, Vici is so good!
@@MarkRoussinCPALets see, just now JPow said they will still check for rate hikes. I think rate cuts in the next year would be a huge mistake and indicate a bubble economy on the brink of collapse. If companies cant live with medium rates like 5% they probably should reinvent themselves or go bankrupt. Also current consumer debt levels are at an all time high. I am pretty sure real estate and car companies will suffer from a lot of defaults in the near future, noone can finance their payments anymore and most are overleveraged...
On Realty Income do you have any concern with the high dividend payout ratio of 232%? What is an acceptable payout ratio or safe payout ratio for REIT stocks?
My REIT portfolio has exactly 4 tickers. Three of them are SPG, PLD and O. The fourth is AMT, instead of VICI. I am currently buying more of PLD (discounted in my opinion) and O (the newcomer of the portfolio).
I like VICI and PLD. O is OK too but ARE is a standout bargain. I guess you don’t remember that this company has a nicely increasing dividend with AFFO growing rapidly as well.

Vici is too reliant on a few casinos and disposable income is becoming less and less. It's too new. Spg had a dividend cut recently and fewer people are going malls. Prologis had 3 dividend cuts in the last 15 years. These are terrible picks... imo

I have bought & sold O 4 times. I made money 3 times & lost a small amount once. This time I am buying & plan to hold since the dividend is 6%.

EXR is another great example of a quality REIT trading at a great valuation.

You are calculating off EPS, which is not the correct way when dealing with REITs. You want to look at the FFO payout ratio
