    Just got a metal roof installed in florida only to find out the 30 year 50 year lifespan claims don't mean squat to insurers. They'll drop my insurance coverage after 15 years if not replaced. Metal ... shingles .. it doesn't matter.

      @@BradSimmons Let me tell ya ... lol. Florida insurance is a nightmare lately. Even that article from January is likely out of date, things are changing daily and none of it is moving towards the interest of homeowners. Between that and the unknown ahead , its hard to justify doing anything but the minimum until the dust settles so to speak.
      For instance, bought my most recent home in 2018. In that time I'm on my 3rd insurance company as the last 2 companies went insolvent & were dismantled by the state of Florida. In that time my coverage has flip flopped in 5 different ways & doubled in price. And that seems to be the way things are gonna go for sometime ahead. Only reason to go metal or tile in florida is pure aesthetics at this point & money to blow on the unknown future. In my HOA alone we've had 3 homes dropped in the last year with metal roofs less than 20 years old that the insurers did not accept extentions on. Florida is an insurance nightmare & not the norm of course.

    I did sheet metal work in the HVAC industry and for us 24ga was the cheap, thin stuff. I can cut 24ga with scissors. This did help a bit in understanding how it is used in roofing and siding applications. When I put a roof on my home years ago, I wanted to do SM but the cost was not in my budget so we went with asphalt. It has lasted me about 15 years and I hope to get another 5-10 out of it...

      @richardfowler3254 - sure thing, you have to do what you can when you can... but 20k on ce is cheaper than 15+15+15+15 sometimes. 😀. and cool about you being a tin knocker - that is a dying art. What are we gona do when there are no craftsmen to do these specilaized trades?

    I don’t believe that a 30 year shingle needs replacing in 6 years.
    I have a metal roof without exposed fasteners because I realized that every external fastener is a hole through the roof

      @calvinreichelderfer7989 - yes sir, you can believe it - we have wind and hail here. those tabs blow off - and the hail knocks off the tabs. And good for you - a concealed fastener roof is the best in my opinion as well. Good on ya!

      I had an 11 year old shingle roof replaced with metal roof no external fasteners 6 years ago in May.
      I love my snap lock metal roof.
      Your advice is spot on.
      If I would not have been able to afford non exposed fastener metal I would have had shingles put on.
      No way would I have exposed fasteners on my dwelling.
      Chicken coops ok

      @@calvinreichelderfer7989 amen brother! and yes, I think if it is an act of God - or weather incident, insurance covers, but sometimes it isn't the roof being ripped off that is the most damaging to a building. Cindy and I have an office building 32,000 sf - the roof ripped off and we had a new 400k roof in four days --- the real issue was the 1/2" of rain we had in those four days that caused $1.1M in damage to the inside. It is now gutted and converted into another use. Thank God for insurance - but we're still about 800k in the hole at the end of the day. We bought it under market years ago, so we're still ok - but its still 800k loan we weren't counting on.

    What city & state is Howard's Metals located? I want to ask for a honest opinion if I need to stay with aluminum metal roofing if my house is 1.2 miles away from the ocean.

      @jjf609 - they are in Bardstown, KY --- I am not sure of aluminum roof. - here we have big temp swings - that would expand and contract too much and might not work well. but a local to you roofer will know more.

    Put a 26 gauge roof from the local Amish a few years ago. Non standing seam. I expect it will out last me (at 60+)

      I am getting an amish roof too. Its funny how they try to downsell you. They say 26 gauge is just as good as 24 and just roof over shingles, tear off not needed. Do exposed fastener if you don't want to spend extra. All the other non amish say. ONLY standing seam, ONLY 24 gauge ONLY do tear off and then charge 2x the amish.

      @@sugardippedtitz As it was a few years ago it may have been 24 GA not 26. I agree NO to just lay over shingles and at least that was something my guy did right. Took it done to plywood with no 30lb felt the correct boards then the metal. I have a new Amish neighbor and now I want to see how he did it.

      @normhowes2975 all 3 amish installers told me to do standing seam over shingles, said it adds r value, reduces cost and adds protection. All the non amish want to do full tear off. I don't see any benefit to tear off if you can see the underside of deck and know the deck is in good condition. The metal roofing alliance has a video on it too.

    @2:15 "... you're replacing that roof every 6 to 10 years...". Uh, I don't know where you are, but in New England, asphalt shingle roofs that use 25 or 30 year shingles survive *MUCH* closer to 25 to 30 years than 6 to 10.

      Well if people get roofs replaced due to wind and hail damage then the cost is probably covered by homeowners insurance .

    I just got a metal roof. I love it! It looks beautiful and I love how it sounds when it rains. It will last a lot longer than a shingle roof too. I highly recommend a metal roof!

      You shouldn’t hear much if any difference with a metal roof unless it’s over an uninsulated roof.

    For me, shingles have always been a shit product and always will be. unless the composite shingles are cost-effective.

      @robertbutler8004 - they are almost always cheaper -- to buy, but if they don't last as long, they are no longer cheaper - they become more expensive - plus the damage that can happen to the house with a chunk of roof off. 😬
