    JB, great video especially as it relates to HOA. I co-bought a SC beach condo in 2021 and am now on the board. We try not to raise the monthly HOA fee but we did have to raise it this year about $30-$70/mo depending on unit type (larger units pay more than smaller). But then we have a separate annual condo master insurance policy assessment each February which also varies by unit size. Ours started at about $3,600/yr in 2021, it was about $4,800 last year. So that’s really going up precipitously, but thankfully vacation rental rates have risen in kind over the past 3-4 yrs, but some of these are getting tough. Still wouldn’t trade the opportunity to own and get in early with a low rate.

    Oh my gosh. I can’t even finish watching this vid. I lived in an hoa 15 yrs ago and it was a TOTAL NIGHTMARE. I’ll NEVER do that again

    HTC is a 5-star provider; we had their high-speed internet and the installation and service was flawless. If I were to consider an HOA home here, I wouldn't even consider one unless HTC was the provider. Reliable Internet is everything these days.
    As far as property-values go, our experience was that non-HOA properties typically sold at a 10-20% premium, and that many HOA properties seem to stay on the market much longer... which, as a buyer right now, gives you some considerable leverage... if, and only if, you're interested in an HOA property.

    If you want to live like a communist and live in a hoa then more power to you (or less in this case) as for me and my family we are happy in the country knowing that we can do what we want.

    I would NEVER live in one. Had friends who did and it was a total NIGHTMARE.

    People don't do their research before buying into an HOA then complain about it. That's on them. Gotta read the master deed, rules and regs and the ARC rules before even considering buying. Most people don't. I even have heard people say after they buy, "I didn't even know we had an HOA". Sorry but have zero compassion for those people... Same person would go buy a car without even test driving it...
