When contacting the agents, did you by chance text or call them. I have texted a few with no luck but was just wondering which is best. Also did you actually tell them that you were an investor. TIA

The reason I do this is because when I text them my name, it will pop up on their caller ID when I call. Instead of just showing a random number

Once I got that all closed and got my first 14,000 check I thought there was no going back and I was going to close deals forever period I've gotten myself into a bunch of trouble. I haven't closed the deal since late 2022 when I did what Jerry said but it's not sustainable. Oh I changed the way I thought about things, i changed a lot of stuff, and mainly my mindset. it just didn't work out for me. My wife left me after that even though she finally saw me do something with my life she still left me. She took my kids and hasn't let me see them in over a year. My only way out of my situation is to continue closing deals and there's no possible way I can do that. Trust me. I tried and tried.

I’m in Florida and I’m starting to notice agents are telling people they are listing it on MLS but already have a buyer lined up and don’t answer any calls. They let the home buyer think their house is not selling so then they go down in price and here comes the supposed buyer that was already lined up to give the lowball offer.
On market, off market, ppl, cold calling, dfd, it all works, just depends on you and how much effort you put into it and what you wanna be in and how you want to run the acquisitions part of your business!
Same thing for D4D. I made an offer and then it didn't work, so I emailed a lesser offer and just waited. This is off market. He has had a sign out for a month. But no MLS. He doesn't want to deal with the personal property inside. It's his aunt's house.

What's more, I did that with no money in the deal and had the buyer pay the EMD. DO NOT FUCKING DO THAT. i repeat DO NOT rely on that as your strategy. I promise yhe sustem will fuck you. If youre going to do that you need the buywr linedbyo just itching to buy it from you. And if its on market, why would they do that? For me this is all hindsight it's been years now that I've gotten into real estate and quit in hindsight I see what these gurus are doing he's taking you off the off-market things. You're better off struggling to get off market deals and never closing a deal then getting yourself into bulshit with the on market stuff
@patricscheiderer4632 @FlippingMastery My market has about 1 million people and I've setup all my keyword searches with Redfin but, so far I haven't seen enough listings that look distressed enough to be suitable for a wholesale offer. Are you making offers on "pretty" houses too? Or what would you do if you're not getting enough "lead flow" from your searches?
