One question please.... Can the utility room be placed a queen size bed for elder parents to stay ?
Too tight or can lah....?
PS: they have no need for wardrobe. So the room is literally just for the Q bed.

I love the open concept BUT I have one big issue with it, which is the increase in outdoor noise levels. Concrete walls are the best in sound insulation compared to glass. So for e.g. if there's noise coming from one side, you can move to another room and vice-versa. With the walls all hacked, any outdoor noise can be heard throughout the house. I've even looked at soundproof glass sliding/folding doors but they're still no match to concrete walls. Is there a solution to this?
When designing a home, an ID should look at the profile of the home owners or occupants and proposed the design. In this case. Although it’s a 5rm flat, there’s only 3 occupants staying. Having said that, a basic home can never be 100% sound proof as there’s always gaps at doorways.

Nice, but the living room could be a little more attractive with different colour laminate, maybe put some storage on the sides of the tv cos it looks a bit too plain
Hi Javinder. The reason there’s not much colour is because the design intent was to have minimalist look and minimum display storage.

I would like to maintain a 3 bedroom still. Any other ways I could play around with the layout without compromising the room?
Unfortunately I don’t have any 3rm flat projects that the walls weren’t demolished.
Same 3rooms flat as Toa Payoh but no unities room behind. 2adults. 1 helper and 1 kid. Have a hard time to think of how to renovate. Please help

Hi Jo. I hv no plans to do a layout for a dual unit yet.
Humm, is it better to have the sofa leaning on the wall and maybe make a top hang TV console in front with transparent material which will also allow incoming light? The shoe area can create a small foyer rather than be side by side with the dining table?
Hi Yutu. Yes it’s possible but of course it all boils down to the needs of the home owners when designing.

How did you lift the tv console by staircase of lift. And how long is it?
Usually it’s fabricated into smaller size so can fit into lifts.

I don’t think the sliding glass door can fit into the lift though. 😅
Hi Steve. The glass doors were short enough to load into the lift as older flats have a lower ceiling height overall.

Rae will HDB reject this new layout when it's sold to new owner and they want you to rebuild to original layout before handing over to new owner
Hi Larry. HDB will have a record of the demolition hence there’s no need to reinstate back to the original layout before selling.
What is the material for the flooring? Microcement?
Hi serene it’s a type of cement that is very smooth to walk on.
