Hey Alex, for new HDB flats (5-10 years old), there is cat6 cable running thru the walls, and you should be able to convert the telephone cable in each room into a LAN point quite easily. You can verify whether your house is LAN capable by opening up one of the telephone cable in the bedroom. If they have 4 wires connecting to RJ11 telephone port, and 2 loose cable connecting nowhere, it means you can convert that into your LAN point. This will provide more options to place a 2nd or 3rd Wireless AP in your house, improving the Wifi connectivity. Maybe you can use that for your part 2 :)

You should make a video on how to prepare and clean a house for rental property. It would be great for people with a rental to have a checklist to see what they should do if a renter moves out
Well said. You hit the nailS on all the headS. The point on hacking is so apt. When I went house hunting, I don’t even consider those whose rooms are hacked to combine. Even more so about practicality like open concept wardrobe. Also I want to mention, best to do full floor to ceiling cupboards. Don’t leave gaps especially at the top. You won’t be so free to dust it every week. I hope to hear more stories and ideas on how to coordinate with contractors when you have a rough idea of your own Design. And I totally agree the Taiwan IDs are so inspiring that local IDs hv much much catching up to do.
@@selinaloh4388 its ok I'm an IT nerd. Wired connection is faster and more stable. Wifi has a cap to the speed. For Tv, you will most likely use that for netflix or any video streaming. As for computer, it will be streaming + gaming + downloading, all these will be better with wired instead of wireless.

But my ID's electrician has advised that conceal wiring is not allow in HDB flat. Is this true? Is there a HDB rule on this? I really cannot accept wires running in casing with protruding power socket box.

My take on cove lighting that’s quite popular in living and dining rooms… if decor style does not suit it … it certainly can look “orbit/O-piang”. Plus added bonus of having a haven for lizards to colonise in your home. Yucks.
I see that your wirings are concealed.. it looks perfect. My ID refuse to conceal the wirings, and said I can't also use the caseta for the smart lighting as it is not supported.. Any suggestions what I can do? I'm currently renovating now.

1:00 haha guilty as charged. We are converting our 4R BTO into a 1BR. Somehow nothing anyone says about resale value will change my mind. In order to get the kind of space we really want, we'd need to move to a landed house, but we'd need to be so much richer to afford a landed house that I don't think the 100-200k difference in resale proceeds from our BTO will be our primary concern. On your channel you (rightfully) advocate practicality, functionality and cost-effectiveness. But I need to feel an intensely personal connection to my home and I don't think I could be happy knowing I could have done something really interesting with the floor plan but chose not to because of resale value.
how about a 5room BTO? haha no need to feel personal, I am just giving my 2cents based on the general public, of course there can be some unique exception like your case
@@AlexTeo Oh of course, I'm not taking this personally! "But what about the resale value" is an objection we get all the time so I'm just sharing my own feelings. We did seriously consider 5R, but they weren't an option in the areas we were considering (either too expensive or not available) so we went with 4R instead.

mine comes in 2 pieces, there isn't much to 'install' a sofa, just fixing up the legs for mine that's all. Check with the seller for anything you want to clarify

I think whether to get a certified electrician is up to individual, if you are looking at wiring for the whole house i will say having the assurance is important for me. But if it's just a very simple work like tapping wiring, changing switch then I will close 1 eye

I first saw it at bathroom warehouse, you can go check it out if you don't want to deal with Taobao. For taobao, such big bulky items you need a 3rd party forwarder, I use ezship for that but you can check out others too

Hi Alex, you have mentioned that you have shifted the output and router for the tv to the study room. Where are the wires and how you conceal the wires to the TV from the router and output at the study room?
@@sxrie for conceal wiring will be troublesome, I will just figure another setup if that happens. The chance of anything wrong happening is very very slim, its just wiring no moving parts
subscribed because you give good tips! I'm renovating a terrace house in Malaysia now and on a budget so trying to avoid engaging ID for carpentry...but it's hard to find good ID just for drawings! I totally agree that I should try mapping out the electrical and network wiring myself, but I'm so worried of putting too few plugs! Also, could you explain a bit more on the network side of things? Especially for houses with 2-3 floors? Thanks! edit : 1 more thing, would u suggest to just go for majority smart switches when im doing all the wiring?
Once I start home automation, there is no turning back for me haha.. All my future houses will definitely do home automation. I will do everything smart switches unless you are on budget, then the small bedrooms can do without. For network, you can do mesh with 1 satellite device at every level or those wifi access points mounted on the ceiling.

Hi Alex. I am going to renovate my house soon too. Wanted to go for vinyl flooring for my rooms but some IDS and contractors advised me against vinyl flooring as it is not long lasting. There will be discolouration after a few years and sone parts of TVs flooring will pop out based on their experience. Your thots on this?
i absolutely agree on wall hacking. Really think hard b4 doing it. i would only invest a good flooring (for resale flats), only going for neutral colour, median tone, avoid white. Remember peoples life style change.
almost agreed to most of your statement…but you got me when you said spend more budget on a nice tv which u can bring with you in case you move…this i doubt😂…after 2 years your spanking top of the line tv now maybe worthless and for sure you will want to upgrade to a newer one after 5-10 years lolz
Of course I am going to upgrade my tv for gaming every 2-3 years haha, then the old 1 I will either replace my gym room/living room tv or my parent's place. When i decide to move after 5-7 years, my 3 tv are all of different age

As I'm currently still working from home, would like to know if your computer desk is adjustable(with height)? I'm wondering if it's a good choice to invest in an ergonomic computer chair with better support or a desk with adjustable height which allows me to stand and work at the same time. I heard some reviews online that SecretLab chair's cushion is made of PU leather, and it is not durable as it peels under such humid weather in Singapore.
if you need to make a choice between chair or table then I will say chair is more important. Adjustable table is good when you are feeling sleepy haha. I'm a supporter of secret lab, finally settled down with this chair for more than 3 years already after trying so many 'office' chairs. They now have a PU leather 2.0, I guess that's more lasting. It is also how you maintain and take care of the chair. Let me know if you are getting one, can use my affiliate link lolx

I’ve seen some manufacturers trying to sell the idea of having an adjustable desk to allow people who are sitting too long to stand up and to maintain a good back posture. Anyway, I do agree that having a good ergonomic chair is highly important. My other question would be since Secretlab chair is made of leather, do you feel warm after sitting for a few hours? Coz leather material tends to feel a little bit warmer compared to mesh material.
@@davidtan260 mesh will make you hot and itchy, and all sorts of nonsense dirt will get stuck on the mesh netting. I rather take fabric than mesh. But definitely leather all the way for me

good question, i forget to explain that in the video. I actually have a satellite/extender unit inside my master bedroom. It comes together as a package.

yup in my experience they won't even ask you about this in your first meetup, hence this component is not in the initial quotation. Most ID will just arrange their electrician together with you onsite, then have your requirements communicated on the day itself

yeah wifi is bad for HDB due to the super thick walls
Totally agree to look for contractors for limited budget! I’ve friends who got contractors to furnish their house & they look great too!

100% agree for full height wardrobe, its a must have carpentry work. Somehow Taiwan IDs feel more like an actual ID man.

The router, mesh unit can be stored in a closed cabinet? I'm just wonderting if this would block the signals.
Definitely will affect signals, overheating is also another concern
If u can , try not to put router in a cabinet. The telco installer should be able to recommend a more suitable spot when they r in your home. JMO

You mentioned the ID is more of a technical advisor and project coordinator. In your case, were the designs and color choices primarily by you?
ID will give u the selection choices from their suppliers, give their suggestions but in the end you have to make that decision

mine comes in 2 pieces, there isn't much to 'install' a sofa, just fixing up the legs for mine that's all. Check with the seller for anything you want to clarify

just tell the electrician you want conceal wiring, they will find the easiest way to do it. Maybe some overlay from the floor, from ceiling/walls

But I worry that my living room will be left with no space, especially as I have 2 sets of desks with 2 and 4 monitors respectively. You will probably have to hack one common room else you have to sacrifice dining or sofa area

I think whether to get a certified electrician is up to individual, if you are looking at wiring for the whole house i will say having the assurance is important for me. But if it's just a very simple work like tapping wiring, changing switch then I will close 1 eye

I first saw it at bathroom warehouse, you can go check it out if you don't want to deal with Taobao. For taobao, such big bulky items you need a 3rd party forwarder, I use ezship for that but you can check out others too

if it's a very very old hdb then ya i think not, else maybe can change electrician 😅

@@sxrie for conceal wiring will be troublesome, I will just figure another setup if that happens. The chance of anything wrong happening is very very slim, its just wiring no moving parts

subscribed because you give good tips! I'm renovating a terrace house in Malaysia now and on a budget so trying to avoid engaging ID for carpentry...but it's hard to find good ID just for drawings! I totally agree that I should try mapping out the electrical and network wiring myself, but I'm so worried of putting too few plugs! Also, could you explain a bit more on the network side of things? Especially for houses with 2-3 floors? Thanks!
edit : 1 more thing, would u suggest to just go for majority smart switches when im doing all the wiring?
Once I start home automation, there is no turning back for me haha.. All my future houses will definitely do home automation. I will do everything smart switches unless you are on budget, then the small bedrooms can do without. For network, you can do mesh with 1 satellite device at every level or those wifi access points mounted on the ceiling.

Hi Alex. I am going to renovate my house soon too. Wanted to go for vinyl flooring for my rooms but some IDS and contractors advised me against vinyl flooring as it is not long lasting. There will be discolouration after a few years and sone parts of TVs flooring will pop out based on their experience. Your thots on this?

i would only invest a good flooring (for resale flats), only going for neutral colour, median tone, avoid white.
Remember peoples life style change.

Of course I am going to upgrade my tv for gaming every 2-3 years haha, then the old 1 I will either replace my gym room/living room tv or my parent's place. When i decide to move after 5-7 years, my 3 tv are all of different age

I'm wondering if it's a good choice to invest in an ergonomic computer chair with better support or a desk with adjustable height which allows me to stand and work at the same time.
I heard some reviews online that SecretLab chair's cushion is made of PU leather, and it is not durable as it peels under such humid weather in Singapore.
if you need to make a choice between chair or table then I will say chair is more important. Adjustable table is good when you are feeling sleepy haha. I'm a supporter of secret lab, finally settled down with this chair for more than 3 years already after trying so many 'office' chairs. They now have a PU leather 2.0, I guess that's more lasting. I’ve seen some manufacturers trying to sell the idea of having an adjustable desk to allow people who are sitting too long to stand up and to maintain a good back posture. Anyway, I do agree that having a good ergonomic chair is highly important. My other question would be since Secretlab chair is made of leather, do you feel warm after sitting for a few hours?
Coz leather material tends to feel a little bit warmer compared to mesh material.
@@davidtan260 mesh will make you hot and itchy, and all sorts of nonsense dirt will get stuck on the mesh netting. I rather take fabric than mesh. But definitely leather all the way for me

good question, i forget to explain that in the video. I actually have a satellite/extender unit inside my master bedroom. It comes together as a package.

Hi Alex, you did mentioned at 5.50 that your ID is not too bothered with the electrical wiring, so what is the purpose of hiring them in the first place?
yup in my experience they won't even ask you about this in your first meetup, hence this component is not in the initial quotation. Most ID will just arrange their electrician together with you onsite, then have your requirements communicated on the day itself
