    I just got my appraisal notice for 2023 last week and nearly had a heart attack.
    They also notified me of the protest forms which I decided wasn't worth it. First they make you jump through hoops to prove your assessed property value is too high . After filling out the form you schedule a date for a hearing. I knew there was no way I can win so the whole process is a waste of time.
    I live in Texas where the governor promised we'd all be getting a PT break 🙄

      @@justsotiredofBS The first time I protested my property tax I did it all online..scheduled the hearing, even got some comps in the area from a realtor. I took all of the photos of the house and some of the surrounding houses as well. If you protest online they automatically give you a reduced option that you can take or continue to schedule the hearing. When I got to the hearing I gave them all of my evidence I had to sit around a table of a bunch of suits that didn't even look me in the eye and pretty much said I take the reduced option they already provided. Ever since then I have just been using Chandler.

      Ask your realtor for comps and ask the county to provide their evidence. They have to give you what they used. Poke holes in their evidence as to why it is not a good comparison. You should get an online offer for a lower number. it takes a little bit of work, but it is worth it. We used to be in Collin County, TX and had good luck. This is our first year in Hunt County.

      @@conflictoftheorders That sounds so demoralizing. I'm so sorry. I don't own a home, but I've helped a few people with their appraisals. Just offering basic advice and letting them know about the exemptions they could qualify for and such since I don't work in the industry. This kind of stuff can really be financially devastating for people doing okay, so imagine how much more it is for low income individuals, especially immigrants. When people buy a home, there is an expectation that their home's value will increase over time, but so many people are having their property values suddenly jump as much as 2x - 3x in such a short amount of time. It's not right even if Abbot is trying to bring in more people in droves by turning Texas into California 2.0 sans any regulations. And I understand that property taxes are how school districts are funded, but they really shouldn't be funded that way. It should be pooled into one big pot and distributed equally. Kids shouldn't be punished just because they grew up in a poor neighborhood. Everything about this system is just wrong, and it's frustrating and sad to see so many people on the short end of the stick.

    Our assessment for this year said we did 90,000. Worth of improvement. We haven’t done anything to our house in 5 years when we put a new roof on and they increased our taxes 1200.00 that year. So I don’t get how they got 90,000.!

    Today I just been to ARB in Williamson county, Board members gave deaf ear to my arguments towards the comp sales they used. Comparing my house with a premium builder in the area. How can you compare a budget homes with a "premium" homes. The whole ARB process was a joke!!!

    I don't get it. The system is broken. I wouldn't mind if the taxes were set on the purchase price because I don't care about market value since I am not selling. I hate buying then renting!!!!!! Surely there is a MORE FAIR way to do this. No wonder Seniors can't afford to fix their homes. I am getting to be one of those at 66 in Texas. I am irate! What about depreciation? JUST STOP ALREADY. I AM LOSING MY HOME that I worked 50 years for.

      In the same boat...my husband and I plan on living in our house from now on, or at least a very long time. So, a huge disadvantage in these cases. Our taxes just keep going up.
      Not even really such a thing as " downsizing " anymore, so if we did sell, where would we go?
      If planning on staying in TX and in the same general area, hands are tied.
      Apartments, townhouses...are outrageous too. Since we are older, we thought about moving to a townhouses or something like that, so he is no longer responsible for the maintenance and upkeep that's getting to hard on us to do.
      There aren't many condos and townhouses around, and those that are are half the size of what we are in now, at way more the monthly payment.
      So, all that to say, we are "stuck" with just staying put, and having to pay these high property taxes. Stressful

      @@sunnydaze1185 Yes we are stuck. At mercy of the government and their pyramid of paying Property Tax on thin air instead of purchase price. They call us a HOME OWNER, we are not, we are renting still. SO very sad their terminology sux. Seniors have to fight for everything. Got a Social Security increase and Medicare increased. It just does not stop. God bless.

    Thank you for speaking the truth about the system of appraising homes in TX. We are floored coming from another state how these districts put a high pie in the sky values and how the ARB panel always side with them. It's such a corrupt system.

    The most important FACT the property owners do not know is "Appraisal Review Board members" are puppets/lap-dogs of the county appraisal district.

    Honest Video. I, unfortunately, found the formal appeal process very disappointing, time constrained, and highly subjective. The judges have a working relationship with the plaintiff (district), so the whole process involves collusion. The district may use appropriate comparables, but will use an erroneous "time sales adjustment" to inflate the actual sales price. The district will argue that values are a linear appreciating market month over month. They simply fail to consider the that the market heats up and softens throughout the year. Therefore, the district will pick comparables from the hottest month of the market and then implement a time sales adjustment to inflate it to an even higher, unreasonable level. The level of competency by the judge and panel is laughable. The truth is that you are powerless, and if being "kind" trumps over "factual data" and "common sense comparables" - then we truly have evolved into a socialist society.

      this exactly how I Feel. thats how my neighbor was able to get hers reduced a little because of the inflation of the market prices and the "time adjusted sale price" argument. but how does that work on some and not others then?

      An amendment to the constitution is likely needed. If you break it down to its simplest terms, “residential” is a commercial term. Resident is a minor government official. See definition of resident in jowitts law dictionary 1977. It’s all hidden deep in daisy chain and compound definitions in the codes and statutes. I believe the burden is supposed to fall on businesses. Those who are exercising a “privilege” of being allowed to sell to and interface with the public. The public aren’t to be burdened with these property taxes. It’s just become “common” and “custom” so it persists.
      Honestly I believe everyone (actual people) who own property could get a charitable exemption. Charity begins at home. This is an angle I’m diving into.

      @@ChandlerCrouchRealtors in Utah “charitable purposes” is defined as “a gift to the community”. “A gift to the community” is defined as “lessening of a government burden”. My kids don’t go to public school. They go private. I lessen a government burden by using the property for shelter for my offspring. This is a burden that would be borne by the State if it was shirked by myself no? So I can make this argument all day long along with a dozen other ways.

    I protested mine this year and got $38K taken off. I wasn't happy but I didn't feel like continuing to appeal so I accepted. :-)

    Forget the system being unfair It should be illegal, explain to me how a tax can be levied on something that you own that the government does not? Explain to me how property that you supposedly own can be stripped away from you for not paying said tax? Property ownership is a scam!..You don't really own anything in this country.

    My most recent property tax protest was ruled in my favor by the independent 3rd party referee hired by the tax equalization board, however the taxing authority rejected it outright. It becomes a joke when you can't even get an accurate tax valuation. Our house needs over $150K in deferred maintenance. We already pay about $12,000 per year for a house valued around $550K here in our major midwestern city. I've won about half the valuation protests I've filed over the years. I usually get as many bids and take as many photos of deferred maintenance. Then I use the taxing authorities own website data to find similar homes in my neighborhood and print out a spreadsheet that shows the price per square foot of my house and my land being higher than any other house in the neighborhood, and that usually works, but didn't work this last time when they raised our home 30%.

    A friend of mine who is a professional property tax consultant wrote this comment. It got deleted for some reason, but its a great comment, so I'm reposting: I agree that it can be frustrating when you have an unreasonable Appraiser at Tarrant CAD (pretty rare) or Appraisal Review Board Members (more common). It is easy to see a few problematic ARB members that fail to come to their own conclusion based on the evidence, but tend to side with the CAD 95-100 percent of the time. I urge property owners and tax consultants to exercise your right and complete the ARB survey. This survey is submitted directly to the Texas Comptroller which is then compiled into a yearly report: www.surveymonkey.com/r/Appraisal_Review_Board_Survey

      I did since this whole ARB panel is just a sham. They make you think they're listening to your evidence when they decide at the end to side with the appraiser. It's a total joke. The system is so corrupt and that needs to change. I feel for seniors who try to lower their property taxes and get the hand.

    It should be against the law to tax unrealized capital gains.
    I'm retired, living on a fixed income. My pension doesn't get cost of living adjustments. The cost of everything gas, food, etc has skyrocketed. Now i get my appraisal on the house i've lived in for 17 years and my property taxes are going up 55%. The government is essentially forcing me out of my home. My property taxes will eat up about 13% of my income.

    Brother your videos have helped me understand this madness. Knocked off 44k off the appraisal value. Question: when does this “value” property taxes roll into your escrow? I bought my house in august 2022. Bought the house for 225k. It’s was “appraised” at 318k (dumb) so now it’s around 275k. What now?

      Thats incredible! Now, just sit back and wait. There's nothing more to do until the tax entities pass their tax rates. After that, the tax assessor will calculate tax bills and send it to you directly or if you pay taxes as part of your house payment they'll send the bill directly to your mortgage company automatically

    What about unimproved land property tax values? I have 5 acres in Erath County and they have gone completely insane on values. Bought as an investment in 2018, I purchased it for 19,000. In 2019, they raised the value to 25,000, in 2020 they hit me with 35,000, in 2021, 45,000, in 2022, 65,000, now they are trying to push it to 80,000. Basically, out of all of the 5 acres, there is one site that I can build on due to seasonal creek regulations, and geographical restrictions. Seems to me, you can't compare it to other lots if they have the ability to build pretty much anywhere on those other lots, when I am limited to one site.

    Start with the definitions for that title. The definition for person is a corporation, trust, association, et.al. In order for a property in any of the 50 states to be taxable, it has to have a situs (place of a crime or business) attached to it, in other words it has to be producing a profit. Through a return required by the Florida Department of Revenue for businesses, that is then sent to the property appraiser to notify of a privilege being conducted in the state. The homestead exemption is an application to exclude your “place of shelter” and exempt it from the portion of your property that is exercising a privilege, to operate in commerce in the state. Regardless of what the PA classifies your home as, it is not taxable and it is the intent of the Florida Legislature to be in compliance with the Constitution of the United States. Taxes are handles at the local level. Your officials are operating under the color of law. Go ask your property appraiser w you the statutes that saw you are a taxpayer and the proof they have that any business is occurs g on your homestead. Bet they have you talk to the county attorney.

    Property taxes are legally raised from apportionment according to the US Supreme Court back in the 1800s. It's a direct tax against the owner, and is to be apportioned in order to limit governments and protect citizens.

    Nobody wins.... they claim my home went up 200k in 1 year... i go protest, they knock it down a little. I still pay the maximum 10% regardless.

    Why are taxable and assessed values different? Right now my taxable is lower than my assessed. I believe the assessed value is 30-40k higher than it should be. If I successfully lower the assessed value could they increase the taxable to match the higher -adjusted assessed value?

      The terminology they use varies from county to county and its very confusing... The lower number is your Homestead Capped Value. If you had no homestead exemption, it would be equal to the higher number. The lower number can increase a maximum of 10% per year if you have a homestead exemption. If home values don't appreciate much, it will stay below the 10% cap and therefore be equal to the other number... The higher number is the value they think your house is worth. This is the number you're able to protest. If you protest this number below the 10% cap, then it will directly affect how much you pay in taxes. In Tarrant, they use different terms but the concept is the same. If this still doesn't make sense, you're not alone.     I’m trying to find the word salad loophole to get off the tax roll. I think that perhaps it’s to claim your home is not being loved in by a government employee because a residential claim is that it’s a place a government employee lives in. All these taxes are for incorporated entities and corporations in general.
    I’ve been tax exempt from all income tax since 1992 and I helped a guy by writing a letter for him to the irs back in 2005 that was being threatened by them to be garnished for 26 thousand he was in back taxes for and the letter called them out using their own tax code book showing that government employees, those that live in DC and heads of corporations are only liable and they say that employees are also liable but the trickery in the code law book that code law is for only corporations had to give its own definition in the chapter for liability to explain meaning of employee there and it states and employee is those that I just listed above here and so it doesn’t mean because you work for somebody. This man was a contractor working for Exxon Mobil and they replied back to my letter stating he needed to do nothing further on this matter but if he would like to he could continue to pay, so they then changed from threatening language to now giving him the option to pay and the last sentence written in the ending of their letter of return was We Apologize For Any Inconvenience We May Have Caused You.
    It was short and sweet.
    This man owed me &
    $2000 we agreed he’d pay me for doing this for him but he didn’t pay just like he wasn’t paying the taxes I got him out of 😂 go figure. Oh well, I’m pretty happy that it was yet another win.
    The only good tac is sales tax because the people with more money naturally spend more and contribute more to taxes but those that are struggling for what reason naturally pay less: so if the rich are paying too much then they spend too much lol.
    Only corporations or commerce is supposed to be taxed to pay for doing commerce in and on our land. The people live on it for free as it’s theirs to live on. And paying property tax is just trans and if you don’t pay you get evicted and that’s so Un American and your not free to live upon the land then. It’s a scam and words are the swords of theirs to scam us with.
    No retired elderly should ever die not being able to leave their family home and land to their children and grandchildren for inheritance for free.
    That is the way it’s supposed to be. If not then we need to start taxing the deer and the antelope that live on the land too who live for free there whom are less than us as we are children of the creator and we inherit what’s his or it’s own. As should be according to the constitution and the scriptures that says we are all free to live wherever we place out feet, And that’s why I love them both.

      That’s because you have to go back to 1933, when FDR claimed bankruptcy. He made it so when you were born and your parents signed your birth certificate, that made you DEAD AT SEA, so if you look at your birth certificate your name is in ALL capital letters which means you are working for a corporation. That means the government owns you!! We are not alive person in their records.

    So if you get a reduction this is for the "market value"? if you get that number down & its less than the current "appraised value" does your tax bill go down? I'm trying to understand does protesting really save you 💲

      That is correct... just keep in mind, if this year's value is much higher than last year's, you could get a decrease and it might still be above last year's value.

      @@Jonathan-gz6tu There's no telling how low you can get it unless you try. Also, a win this year improves the odds that they won't increase the value on the following year due to some laws passed in the last legislative session. In my view, its always a good idea to protest.

    Can you submit the Same Evidence for Repairs or Damage on your Property from Year to Year as long as No Work has being Done on the Property.

      Possibly. Its better to have current estimates, but its always up to the discretion of the person reviewing it or the 3 person panel. At a minimum, in addition to sending the old estimates, I would take current date stamped photos showing the issue still exists.

      GREAT question. It's all in the math: Property Value x Rate = bill... The school district sets the rate. If the ISD increases the rate significantly, your property value can drop and your bill can still go up.

      You have to prove what the value of your property was on 1/1/2022. If you can provide any factual info showing that news of the upcoming railroad development has caused your area to be less desirable, then you may have a shot at this reasoning. Keep in mind, if there have been really strong sales recently, then the sold properties will serve as evidence against your argument. If this is the case, I might just focus on condition/repair issues and using the lowest comps you can find to support your case.

      @@ChandlerCrouchRealtors Thanks thats good feedback, originally I sent over documents showing All the repairs, we have not done any major upgrades to the house, driveway needs to be redone, backyard is not landscaped, kitchen (needs some work) lets say and, and the bathroom is still 1973

If you can get the comps they're using as evidence against you and then get MLS reports for each of those properties, you will likely see that the homeowners updated those properties recently, however in the CAD's database, they likely have the last date of renovation (effective year or EYOC) listed a long time ago. This could provide some extra support for your case

    I just stumbled upon your vids…I have a 4-plex (2 bd/1 bath) in Arlington that was valued at $252K in 2021. For 2022, TAD is raising it to $520K. In reviewing TAD’s Sales Comps, they are comparing my prop w/ 2 bd/2 bath condo units. NOT 4-plex units. I spoke to the appraiser about this and he said that they are correct in comparing the square footage of the units. In the past, I fought (and won) based on the “like / kind” rule. Has that changed?

      There's not a great way to only protest land. I would just focus on protesting the entire market value. They proportion an amount for the land based on land comps, but its usually fruitless to focus in that direction

      Not really. For single-family residential, the most common method is the sales comparison approach. For commercial its usually an income approach. The CAD's objective is to value it at 100% of market value.

      @@wk8000 The reason I ask is, I recently ran for office locally. While doing so, I did some digging. I found out that all the property the railroad owns, across the county, is valued at less than $30k. I also found out from a person that works in the appraisal district that they are getting a "number" from the dallas FED. The FED is a private bank that needs to go away. At any rate, there's no difference in my 25 acres that I paid $9 for and the railroad tracts that are valued at $1. They are playing God, and I don't like it.

    Since there's no State Income Tax In Texas and this is the purpose of the Property Tax, maybe we should have a Personal Exemption and Standard Deduction, just the same Way The Federal Income Tax Has. Because you pay less in Federal Income Taxes than In Property Taxes !!!!!!!!!!!

      If there weren't millions upon millions of untaxed commercial property value in urban areas, the residential people would carry less burden. The whole system needs to be revamped entirely though. The renters and poorest among us get hit the hardest and receive little to no help.

    @chandlerCrouch Have you heard of Ownwell. Ownwell sent me a letter saying they could protest my Property Taxes and reduce my County assessed value by $27,050. That would mean that they would save me from paying and extra $676 in property taxes. And all I would have to do is pay them 25% of that, which would mean I would pay Ownwell $169, saving me $507. I went with them. Have you heard anything good or bad about them? If I would have known about you, maybe I would have gone with you. Maybe next year.

      I have nothing bad to say about this company. I have talked with one of the owners. Seems like a nice guy. I don't know much about them. Keep in mind, the amount they said they can save you is just a number used for marketing purposes. They can't guarantee any level of reduction. Ive seen some pretty outrageous claims used for marketing purposes. It's not too late to sign up with me, but no pressure one way or the other. I can't guarantee any level of success. The deadline in Tarrant was extended to May 30.

    so is it even worth it to protest it then cause what U said at the beginning is basically what is happening in my neighborhood. people are coming paying alot for houses and its driving the values up. so it seems like all they are gonna say is that its accurate. seems like a waste of time to even protest it

      Yes. Absolutely. I have been able to get some pretty big reductions this year. It’s definitely not easy but it is still very much possible for 50%+ of homeowners to get a reduction

Then get as much info about those comps to show why they're flawed or actually prove why yours should be lowered. Here's a video where I go in depth.     Protesting the wrong issue. Challenge where the authority comes from! I’ve supplied Chandler with some information he should be sharing with the taxpayers he is trying to help. In a brief, taxation of your non commercial property is being misapplied by your county under the color of law. Protesting the amount of the tax in essence is saying you think the tax is ok, just not the amount. Please request a copy of this email I sent him. Taxes are handled locally, not by the state. Constitutionally speaking, the state has no inherent power to impose taxation on your non commercial property used as shelter. If the state has no power, there is no power that can be passed to your county. This is an extensive research of Federal and State Constitutions, State Statutes, State Administrative Codes, Blacks Law, American Jurisprudence, and case law already decided by competent courts. The research is based on Florida law and your state too will have similar laws being that all states must be in compliance with the law of the land…the united States Constitution.

      @@ChandlerCrouchRealtors it would seem in order to help people lower the amount of the assessment, you would have a theory of law being able to explain how their commercial property is even placed on the tax roll to begin with. Oh, it’s not commercial? How did their non commercial shelter get unlawfully placed on the tax roll to begin with when under your state constitution taxation on non commercial property is forbidden? If this is your mission to help people, truly help them. Take the time this weekend to do your research. Since remitting the documentation to you, I’ve not seen any correspondence from you indicating you didn’t understand. A federal lawsuit was filed Thursday 5/18/23 in Federal District Court for the court that serves Delaware County PA. It is my belief that case will have the effect of Roe v Wade on the American landscape. If you have a fidicuary duty to clients you help, close your office door this weekend and dedicate the time to study and research. If you can use the law to challenge the amount charged, you should be able to take this data and challenge the authority the county possesses. For a short cut, the county has no inherent lawful delegated power from the US Constitution down to impose an ad valorem tax on non commercial property. It’s really that simple.

      @@dawnpettit9353 I'm concerned that you are going to make things worse for people in PA. The laws in pa are very different from Fla. They are drafted completely differently. The enabling statutes tax all property for whatever use, and the PA Constitution supports that idea with specific legal exemptions. You clearly don't know what you are doing. I am in PA and I will be filing lawsuits, but you need to get help for your claims. There are real claims to be made, but yours are incorrect . You are not going to win your federal law suit because you're basing this on florida laws and steve emerson's ideas. They won't work in PA and then they'll be more bad case law.

    Americans whine about property tax, but do nothing against it. They are fast to defend some LGBTQA++Transformer/Alien rights, but can't defend their own right to own property and that is just pathetic. Thank god I live in a country where I own my property and when I was a kid I wanted to live in USA😂
