- Pace Morby takes us on a ride along while he reads and responds to emails. He calls wholesaler, Labeuna after she emailed him about a potential creative finance real estate investment property in Orlando, FL. Pace breaks down why most home owners are reluctant to become landlords and uncovering what information wholesalers need to extract from home owners.
As Pace says, wholesale deals have nothing to do with the house and everything to do with the pain points of the seller-their motivation to sell. Foreclosures are a great place for new wholesalers to start because the motivation to sell is already there.
After getting on the phone with Labeuna’s seller, Sharon, Pace learns the property is already priced to sell at a mark up as a fix and flip with an interest only hard money loan. All the potential profit on the deal has already been had as far as any wholesaler is concerned.

I think she needed to think things out and plan more. Its good to be proactive, not to be impulsive. Theres ALOT of learning points for her but mainly I wouldn’t reach out to people especially of Pace’s caliber because their time is extremely important. With someone less patient you may close doors this way. Proud of her for being interested and having the grit to do this in the library.

ive had multiple calls where they ignore my jersey number but right after answer my local google number. sellers dont think like investors, get the local google number
Absolutely, I agree. I think Pace just doesn't know what he doesn't know here. He's wrong but he doesn't know why. There are many reasons to use a Google number. For me, I keep my personal number separate from my business number so I know what type of person is calling. There are other reasons, like the one you mentioned.

How can she mess up the deal when she took the initiative to reach out to an expert. I understand when you’re on the other side it’s easy to critique. But don’t get so far removed from the ground that you forget what it takes to learn

Google numbers are amazing. They help limit spam calls from bother you. There is a way to setup the google number so it rings to your cell, so it basically is your cell number. The person in your video needs to turn off caller announce, which is annoying for anyone that calls. But it's a great option to make sure the callers that are calling aren't bots or spammers. Give it a try, I love it.

Most likely using Google Fi as the cell service. It's great for people that travel overseas a lot as it is usable in almost every country without international charges. And google voice allows me to have an international number and a stateside number on the same phone.

Use google numbers to multi-account in places I'm not supposed to or sign up for sketchy(er) stuff than normal
In reference to the Google # question, it's an Android thing. 🤣 Kidding! I for one, am an agent and I SHOULD have used a google number. I have had my # misused sooo much with spam calls & texts and you can't even tell them to take you off their list because they will just call you from diff #'s every time. You can block them, but again, they will just call or text from another number. 😟 Another reason is, some people may be able to use your phone number to get personal info on you & commit fraud in your name, or worse. Hope that helps! If it were ME, I would have given PACE my real #. 😜 A good rule of thumb is to ALWAYS consider your audience, for everything! 😉✌

Using a Google number is not really that crazy lol. I don’t have a Google number (I use open phone) but the reason I have it is cause I have other businesses that I use my personal number for. It’s nice knowing I’m getting a real estate related call when it hits my open phone number but it also has an actual voicemail recording of me speaking instead of “the Google voice subscriber” lol

I don’t mean to be rude, but the woman over the phone for the deal will not last too long in this business. Not trying to be mean, but she kind of wants everybody to do the work for her because she has no core competencies. At least she hasn’t found any yet. I get it dive in and fail forward, but move with caution. Specially, with all the loopholes we have to go through now, with state legislation, cutting in. we have people trying to buy homes for investment properties and we have no idea what the market they’re even buying in

Google numbers : you can have different area codes. Some people do not call out of their area code.
You have a personal phone number and you want to keep your start up small business inexpensive so you get a Google number for customers to seem more professional
