Don’t think talking about charity was a good thing if it was not true. There are better ways to talk about what will you do to the property. As for the rest of it, it was great to educate and have the person deal with their one numbers.

That conversation is a good conversation to learn from pace tone and string pulling or finding the bunnies which was helping people
People are too analytical. No one call sounds 100% the same because what's most important is chemistry. Does the person actually have an interest in selling. That's all that matters don't worry about a perfect script. That's what I always learn from these calls.

I would say definitely its good to have the knowledge of creative finance. Objections were fulfilled. I do believe having a 3rd party talk with the seller helps. Structuring the conversation was a great help too and it opened him up some more. Good stuff...

Pace this call was amazing!! Have you ever ran into a situation where the seller comes back at a really high interest rate or higher than normal payment? Lastly, does your attorney draw up the sub-to doc's or do you use a local attorney if the property is out of AZ?

I just got a lead for a condo here in San Antonio because my car magent is on my daughter's truck and the seller is going to move back to Michigan and has 8 payments left. Told her I could help her find something if she will let us take the payments over and her be the bank and she was very interested.
My biggest issue is negotiating terms to fit a specific situation.

I think that you first have to be knowledge about the housing market and know exactly what's on the market.also i believe that having the necessary different methods or rebuttals helps for those at first stubborn reluctant sellers.overall just having confidence keeps u in control of the conversation.

I like how your salesman hat came on but thankfully it wasnt lies. Bc we know he has a wife with medical issues so appealed to his personal struggle saying how you do affordable house and etc but that's true. Then when u talked about the percentage and down payment you told him what the bank would accept without him thinking of an outrages number like saying he wanted 100k upfront. Then when he said he would invest you essentially told him hey you can do that with ur home. What's crazy is he is going to come back thinking all this was his idea

Are you really willing to pay $270k as discussed in call or at this point are you merely getting the client comfortable with the idea of selling financing? Greetings, I know the video has been awhile but it will be a huge deal if someone could answer this two questions for me:

1. When would the property be registered with Deeds office?
2. When would the transfer fees or cost be paid?

I understand using knowledge to your advantage, but using illness/disabilities seems a bit off. You made it sound like that's actually how you handle the majority of your seller financing deals. If that's true, then it was a perfect scenario. But if you lied about helping disabled people to get the sale.... lets just settle on the word "disingenuous". But maybe I read this wrong. I don't know a lot about this channel so if that's really what you do with homes, then that's awesome and I need to learn more.

@Peter Chicarielli, I agree with you. Pace’s exit strategy depends on the deals. He does not ALWAYS do assisted living, memory homes, etc. He usually does STR - furnished short term rentals, etc; at least that is what he has repeatedly said in his videos.
I would love to do that and help people at the same time! God Bless You for showing people how to give back, make money and help someone. On this instance is an elderly person like my mom that a lot of people try to take advantage of.

As a cash flow investor, real estate price doesn't concern me as much as sensible payment terms.

This is what I need to fully understand. For instance If this is your first seller finance deal. Putting another tenant buyer in rather it be affordable housing, government program etc. at a slightly higher payment?
