My question would be. What was the lot size on those 2 examples. The property that sold could of had 10k sqft lot and the comparable house lot could only be 6k sqft lot. Another words I think (And I don't get pd to think, lol) that would have to throw the lot size in the equation. Also, when I looking at lot size, I thinking is there access in a alley or enough room on the side to put a driveway to access an ADU OR A DADU. On a fix and flip the ADU or DADU can bring you 50% more vaule. On a Airbnb the ADU OR DADU can bring an extra $150 to $200/ night ! Thoughts? By far Pace has changed the game in real estate bringing light to how many way to tackle a deal. Absolutely phenomenal ! ! Super duper greatful that Pace was born, thank kindly 🙏 brotha ! ! @@aloluna4823 His wife is a real estate agent. In their business, I believe she mainly works as a realtor and lists properties. Seems as though the worked the deal together and her main role was dispositions. She found the buyers and asked them what they are looking to buy first, then you can close a deal easier and faster because you already know the buyer with purchase your deal wants you've locked up something they are looking for. Also nfts could be replacing title companies. Since transactions are record publicly through whatever blockchain you use.

Look up the house on Thomas. Looks like AirBnB didn't work out. Also, as I thought, it did not sell for $950K, but for $875. I thought $900K max. The main road is a BIG DEAL. Looks like Pace sold it to addiction recovery folks who may or may not be struggling to get it up and running. It was listed for sale 4/2023 but removed when I guess there were no bites. I feel AirBnB is suuuuuper tricky right now. This is all so interesting. Thanks Pace. My head is swimming but I'm learning.

All this is going in one ear and out the other, but I understand that there's definitely value in this I just don't understand how to apply it.

Good info. The problem I am running into when finding the buyer first is they want the address of the property. For instance, I find a property and so my du diligence. I call a buyer and buyer wants the address. Buyer could call the same property and make a deal. So am I checking the buyers criteria first and then find a property? I may have answered my own question….

This guy worked on getting a deal for abt 20 mins of this video not even straight ! Off and on and spent the remainder pushing sweep stakes events NFT’s and his student program and his link and is link and his link and his link and his link ! Great info I like pace but not enough focus on what the title of the video is and a lot of selling his other products. If u catch on u catch on other than that get lost in his merch and his links to buy etc ! Great work tho Pace keep it up learned a few things I enjoyed on this video
