No, don't invest anything above 20K per yard in Hyd west. The prices are currently irrational and baseless, and it is a bubble. Prices will surely drop soon to around 20K because of course correction from economic factors. In south, don't invest anything above 15k per yard

This is really very bad, prices in india is touching prices in developed countries like singapore. Real estate as investment is a very bad strategy currently as it can crash anytime.
There is no point in investing anything above 20k per square yard in any such areas - mokila, shankarpally, bhanur, kollur, nandigama. Real estate companies are overselling the prices with baseless promises. Cream is in Hitech city and Gachibowli only. Even if you own a house in such fake places mokila, shankarpally, bhanur, kollur, nandigama, you still have to struggle everyday for 2 hours to commute to office or even to city for any shopping or other works.
12 years ago, JNTU was in the same state. No proper commute and houses.. forget about BHEL or Lingampay. You cannot even think of buying a flat in these prime areas. Infrastructure is developing drastically and technology has developed 4 folds. Count another 5 years from now and you will lookup to these areas you mentioned cannot develop.
