Maa friends golden Triangle lo resale cheyyadaniki talapranam tokkochindhi. Anta tondarga sale kuda avvavu. It will take atleast 9 months

    Hi Saurabh, Could you please suggest if we can buy Penthouse in Nizampet, Pragathinagar, Bachupally Areas. I heard that, GHMC is stopped registrations. But builder is saying that, soon registrations will be opened and another option is that it can be registered through court. he is asking us to enquire in market with gut confidence. Could you suggest if we can go for pent house option, as prices are hiped so much for appartments even in GP layouts also

    hi abhman/sourav, we have 2 acres of land in kollur and as per hmda master plan there i a 30 meter road pasing through our survey number so some part of land will go under road any idea how much the govt will pay us? also do we need to sell it now? or we need to wait for the road to come and then sell it? please suggest

      GOVT will not pay anything until the day they decide to lay that road.
      GOVT will not lay that road until 10-15 year, so no compensation until then.

      No, don't invest anything above 20K per yard in Hyd west. The prices are currently irrational and baseless, and it is a bubble. Prices will surely drop soon to around 20K because of course correction from economic factors. In south, don't invest anything above 15k per yard

    Unlike Bombay,Chennai, or Vijayawada which have geographic constraints like sea coast or rivers, Hyd has land all 360 degrees, the triangle is not the only land available in HYD.
    There is no way to justify those prices on western side, that far away from ORR, Velimela, Mokhila are all far from ORR.
    There is a lot of land along ORR.

    There is no point in investing anything above 20k per square yard in any such areas - mokila, shankarpally, bhanur, kollur, nandigama. Real estate companies are overselling the prices with baseless promises. Cream is in Hitech city and Gachibowli only.
    Even if you own a house in such fake places mokila, shankarpally, bhanur, kollur, nandigama, you still have to struggle everyday for 2 hours to commute to office or even to city for any shopping or other works.

      12 years ago, JNTU was in the same state. No proper commute and houses.. forget about BHEL or Lingampay. You cannot even think of buying a flat in these prime areas. Infrastructure is developing drastically and technology has developed 4 folds. Count another 5 years from now and you will lookup to these areas you mentioned cannot develop.
