    One thing I'm glad you didn't include is a hot water circulation pump. Our most commonly used shower is probably 150 pipe-feet away from the water heater. It takes a good 10 mins for hot water to get there if we don't run the circulation pump. Now I just turn the pump on 10 mins before I shower and I have hot water within 30 secs in that location. It saves me so much time and water.

    my mom wanted a pot filler because she thought she would not have to lift a heavy pot anymore like on TV cooking shows!
    then I said how do you plan to get it off the cook-top or strain pasta in the sink??
    *better solution 2 medium pots not one mega pot (unless lifting help is nearby)
    she said oh your right forget that, lifting is lifting right
    should add SPLIT SINKS to the list. nothing beats one big sink over two small ones

  • @roseannsullivan1871

    Pot fillers are useless, just a fancy decoration. a bidet yes. I found those inexpensive ones that fit on a standard already installed toilet work pretty well for the money and easy to install, even I can do that. A bit pain to clean, but doable. The bathroom steams up enough with a hot shower, so don't need that, and I don't have a dog. No bar sink needed, too small anyway, and if you're drinking in the garage, you might have a problem. Anyway Jim, thanks so much for the information and opinions, I love your channel, you are a gem.

    I would love to see a video about underrated or unknown plumbing tech that you should CONSIDER installing! My low-key nomination: I think building the "wet" section of the home into one vertical column provides such a great feature and maintenance advantage over the lifetime of the home. Quick hot and cold water forever, easy fixes/additions, and you get to use that cool copper pipe heat recovery system for shower drains.
    Or just home tech in general! How about those towel warmers to stop stinky cotton after a shower? Or a big Panasonic ventilation fan? Expensive, but I like em! Speaking of expensive, I'm seeing solar panels everywhere now because everyone's getting heat pumps which work incredibly well and only use electricity. Even without an expensive battery system, you still get cheap/free heating/cooling during the day. Solar today will pay off for the younger homeowners who will live to see it pay off, LOL!

    I have a disability that prevents me from lifting heavy items. I love to cook & bake. Heavy pots filled with water are a big problem for me. The thought of not having to lift heavy water filled pots is thrilling! However, I certainly see your point if it's not used. Thanks for your positive feedback on the potfiller. I am currently renovating my kitchen. I planned to have a potfiller installed until I realized it FILLS but I then will still need to carry that filled pot to the sink to EMPTY... Considering the overall cost, I have reconsidered & decided not to. I'll install an instant boiling water tap on the sink in lieu of a kettle.

    • @TheGrumpyPlumber
      @TheGrumpyPlumber  2 года назад +2

      Kimberly J, a bubble tub is a bathtub with holes on the outer rim of the inside of the tub. They come with a remote air pump so you can locate it in a crawl space, basement or closet near the tub. The brand name that has been around the most is called a Geberit and they are made in Canada. I believe the major companies are now copying them in the US. I have retired so I’m not making videos because I have no access to these homes. Thanks for asking and watching my videos.

      @Josh_OfAllTrades Год назад

      I'm not Jim but just moved into a "new" old house and some things to check are toilet tanks for leaks, clean all sink drains, check that there is a PRV installed if you are on city water, and make sure your water heater is up to date on maintenance. Those were all problems the last owner missed.

    evrytime me and my wife wash laundry there’s a gas smell in back yard and front yard ( not inside at all). we just had the gas lines replaced so we know it’s not them! any ideas? also sewer smell in laundry room as well , i smelt the wash room drain line and got a headache, but very strong gas smell outside

    • @TheGrumpyPlumber
      @TheGrumpyPlumber  2 года назад +1

      michael opincar, when they replaced the gas lines, did they replace the pressure regulator on the gas meter? Is the grass dying where the gas line is located? That means you still might have a leak. If you are on a septic tank, you want to open the tank and put an elbow pointing down below the water line on the line coming from the house. Did you find any standing sewer water in the yard? Run water down all the sewer vents through the roof to flush them out. Here are some things to look for.

    My city requires thermostatic valves if you remodel. I guess it is the code if you want pass inspection. But what a pain. Tenants complained that the water did not get warm enough. Even after I adjusted them to the max, water was still lukewarm. After replacing, I removed two of them. I think they were watts valves. What a pain.

    So, I have a dog item that I've wanted to do for years. A faucet, just above the water bowl, so I could easily fill it. But I haven't done it. The other thing I always wanted to do, was a foot operated kitchen sink, so I could wash the dishes easier. Instead of that, I bought a countertop dishwasher

    • @TheGrumpyPlumber
      @TheGrumpyPlumber  2 года назад +1

      Matthew Conley, there is a faucet out there you can put above the dog bowl. It’s a pot filler faucet. Someone beat you to it. They also make an electronic foot petal for the kitchen sink. Very expensive and they’ve had a lot of trouble with it. Keep those creative ideas flowing though!

    Yes it's me, your faithful disciple struggling with the remodel of an entire house with 3.5 baths. The 'only bell / whistle" I'm considering is the steam shower. Relative to the other items it carries a hefty price tag and, let's face it -it's NOT essential. BUT I do have low b-pressure (always cold) and felt this would be good to warm me up and when we have head-cold congestion. But, a big concern for me is that this HOH (Head of Household is much less sexist than "Master") bath is windowless. Is that invitation for mold and mildew? Are there ceiling units that can suck up the steam? What are your thoughts?? On a completely different topic - kitchen sinks: under-mount versus drop-in, why the big price different? Which withstands leaks over the long run? Are the under-mounts simply trendy? In advance I send my sincere thanks. I'm really out here on my own making these decisions. Faithfully, Jeannie-Marie

    • @TheGrumpyPlumber
      @TheGrumpyPlumber  2 года назад +1

      Jeannie Marie McGuire, where we live, steam baths are very popular. It’s important to have a well built, totally enclosed shower. You want to tile the walls and ceiling and install the tile on concrete board. The door on the shower needs to have a tight seal. You don’t install a fan in the shower. You install it outside the shower. The controls that come with the steam unit will control the back wash valve.
      Now about the sinks…. Under the counter sinks are often make with quality stainless steel. Cast iron kitchen sinks have a lot of rounded corners, making them hard to glaze. I really like the looks of under the counter sinks and the ease of cleaning them. Sounds like you have some great ideas and if you don’t do them, you’ll be sorry.

      Thank you so much for such a prompt reply! Because I can count on one hand how many times I used the extra-deep jacuzzi tub in my home of 11 years. - I'm yanking out the entire tub in this new HOH Bath. Color is my thing and I'm doing all the walls in tile Crossville ColorBlox mix custom 1" mix. I'll see those colors every day and get cheerful. I've selected a TheraSol system for the steam shower. But you're advising to tile the ceiling? That makes sense. Thank-you!!

    Hi Jim, regarding number three on your list. I am squeamish about the washlet toilets because of “organic overspray” and think handheld bidet sprays are more sanitary. Is it true that you have to turn off the water supply of all handheld bidet sprays after each use (in case the hose breaks and causes a flood)? Thanks Jim.

    • @TheGrumpyPlumber
      @TheGrumpyPlumber  2 года назад +1

      Kimberly J, the sprayer on the Washlet toilet seat retracts and it’s protected by a cover so don’t worry about overspray. It’s also much easier to use than a handheld sprayer. You do have to turn off the water to the handheld because it can’t take the constant high pressure.
