    I added indoor emergency lighting which will last up to 48 hours in the event of a power outage. Earlier this year, all of Wildwood NJ lost power over the July 4 weekend. It is inexpensive and helps prevent tripping over something due to no light. I'm also adding usb "always-charged" flashlights. Adding this to a list of other safety features shows potential renters that you are a responsible host.

    Agree with the no TV especially not in any bedrooms. It's about the destination/ experience and the view not watching TV! Possibly consider doing your coffee as a guest gift, especially if it's unique to the area. We work with our local Alpine Chocolate Haus they give us 20% off. We leave a gift bag of goodies for our guests. For bigger partys/holiday (our chalet sleeps up to 12) we leave a bottle of wine from the local winery.

    Agree witrh no TV, however I broke down and we got Hiughes Satellite wifi at our Airbnb because everyone wanted to know if it us reliable and how fast it is. Many remote workers these days. Lets face it the younger generation is married to their phone and laptop. They are always streaming and they use their phone for all purposes. It has basically replaced the TV !
    Also do you have a name for your Airbnb in JT ? Maybe you will get even more guests, your home is very nice

      Yes, totally agree the internet is enough for people to stream stuff on their phone. The name of our house is The Seventh Ray House.

    It was so good to hear that you all don't have a T.V! We don't either but there is so much pressure to have one. Wasn't sure if that would affect our bookings but so far it hasnt!

    +1 for the lockbox. We just had a power and internet outage at our place in Yucca Valley right before guests were supposed to arrive. Our Schlage encode requires WiFi to open so we would have been SOL without the lockbox.

    Great video, is sanitary to have spices and coffee for next guest? I always wondered if we could provide coffee like that. I’m considering coffee pods.

      We found it at Home Goods, so there wasn't an exact brand. It is a small picture frame :)

    I like the No Tv ! Snake guide Number 1 ! If we ever get a str/Airbnb bought,and we are looking, we will for sure have to buy a label maker ! I think it’s about time you guys buy another property ! Still praying for you guys !

    just discovered your channel you two are such a lovely couple !! loving all the advice we are just about to launch our airbnb here in the countryside of Niagara region of Canada so your guidance is much appreciated! I have a few questions
    1) are all your plants real ours are but thinking of adding some faux plants too
    2) your signature scent I am wanting to diffuse in the home and let them help themselves to some delicious Essential Oils from the company I work with in each room if they are open do you think they will think its a gift? maybe I should mention it in my detailed check in description like you did? (BTW loooove palosanto for purifying the energies too! hoping our company launches it too: in the meantime lemongrass is our go to for that)
    3)since it is our home and we will live here when no one is here we have an entire walk in closet we want to keep off limits its a barn door any ideas on how to "lock" it and is that a weird thing to ask for them not to open? should we also put furniture in front of it too?
    4)love your signs about the septic system do you also say anything about being on cistern water so they don't take hour long showers and run out of water lol
    5) we have a loft and I am sooooo crazy nervous( I am like Michael I think of every single thing that could go wrong lol) about kids jumping over or throwing things over just don't feel comfortable having kids here at at all unless they are breastfeeding mamas with kids that are not crawling yet will that be a form of discrimination ?
    also the way we plan to word the no pets rule is there is lots of wildlife here birds bunnies ducks etc so we don't want to scare them off also hubby has allergies

      We do have some one or two fake plants around the house but the majority of them are real but only require water about once every week or two.
      Essential oils is great, just be sure to make it subtle because some people might not like the scent as much as you do, we have had some guests ask for no scent cleaning products to be used due to hyper-sensitivity.
      Ohh no idea how to lock the barn door closet, that might be one for a youtube search!
      Luckily we are on city water but some homes we looked at are on well water, I would definitely mention it if your home is on a well.

      We borrowed one from a family member so were not sure the exact one but it was a simple one that I'm sure you can find on amazon!

    Hey guys great video. Could you talk about the business side of things in a future video? I’m curious if your airbnb property is or should be held in an LLC or is it okay to own personally. If LLC is the way to go, do you start the LLC prior to purchasing the property so the loan and property can be under the LLC or do you buy the property first then transfer everything to the LLC later? If you own the property under your personal name does airbnb insure you or what insurances do you need to get to protect yourself from a possible lawsuit from a guest?

      We're still figuring this all out, so once we have a better understanding we can definitely try to share what we learned. We have an LLC but did not buy the house through the LLC. For insurance we use a company specialized for short term rental insurance through Foremost. We've heard the insurance that comes with Airbnb isn't as good as an outside one.

      I think an S Corp *may* be better than an LLC. But I would def do one of those and not in personal name. Although I've heard in California an LLC is really expensive to open and renew every year compared to other places.

    The spices and coffee details are cute but I would never used them. You dont know if a previous guests did something to them and contaminated them

    I absolutely love your videos and helpful info. Thank you for telling ppl to not flush any thing but toilet paper down your septic. But...BUT, fyi, no one should ever be flushing anything but toilet paper down a toilet, whether it's a septic system or a city system. Many people do whatever they want, as I'm sure that's why you posted the signs. My family is in the septic system business and the things people throw down just because they can with any system, is disgusting. So thank you for telling ppl not to do it.

      Is food down the toilet bad? I don't have a garbage disposal, and not sure what to do with wet foods that need to be thrown away. Please and thank you!

      @@jd-um4jw Wet food goes into the trash, not down the toilet or drain. Not unless there is a garbage disposal which you can't have when on a septic like this house.

    Do you caution your guests to stay away from snakes, or mention there is wild animals on the property? Asking for my own property.

      We have cautions noted on our listing and our check-in sheet + info we give to guests. Esp is they are bringing pets!

    Can you make a video on how you communicate with your guests? What do you send to introduce yourself and your home?
    What are your expectations of them before they leave etc…. I have been doing VRBO for 3 years. At first my guests were great.Then I have had guests move furniture, decor. I will definitely be labeling where dishes go ,how to use roller shades etc… great idea!
