We are at 34 reviews we launched in October. We do all the things you do. All guests have been amazing and left 5 star reviews but one lady said our area is basically ghetto and gritty and we should say that in the listing. Its not beverly hills but its not the hood. she honestly lied and it took us to 4.8 on value. She also took us to a 4.7 on location and 4.9 on accuracy. its disappointing that airbnb wouldn't back us up now her review about the area is on our listing and its not true. thankfully all other guests have said its a nice quiet neighborhood. So I think even if you do everything sometimes its hard to stay at a 5 we can't move the location of our airbnb it is what it is. We are now at a 4.88 so still a superhost but because guests could come in lie (which is out of your control) i think maintaining a 5 can be hard. she had a good rating on airbnb so we didnt see this coming.
I had a guy that loved my place, even said so in his review. But he gave me a 4 on all categories. When I asked him, he said it was because he’s just not the type of person to leave a 5. Lol. I asked airbnb to change it, with his permission, but it never happened. Just some perspective for you! It sucks but it was bound to happen, and it’s better that it happens early so you don’t stress as much.
Wow, sounds like you're doing a fantastic job as a Superhost! Sorry to hear that one guest brought down your rating, but don't let it get you down. You're still rocking a high rating and providing a great experience for your guests. Keep doing what you're doing and the good reviews will keep coming in.

A suggestion - make sure you require a cleaning once a week as people can make a real mess in 16 days. You can also keep an eye on the place and how it is being treated.

It’s always a thought when a review comes through and honestly, we’re fine. If May be disappointing for a minute for sure. As long as we know we are treating guests the best we can and keep our egos out of any situation that may arise, as much as possible lol, we will be OK because we know we can’t please everyone! 🙏🏼

Hi! Thank you for being here! No, owning & managing the STR and RUclips are not our full time gigs. Kristen's mainly now (editing, voice overs, etc) but we have a lot of other work-related things going on as well! Working together has been amazing and of course a true test of your relationship. With DIY renovations, having different ideas for things and where to allocate money at times can bring up conversations needed to be had but we always end up agreeing or making adjustments that make us both happy. We're always working on ourselves individually - in regards to what triggers us and why, etc. and our communication is sometimes almost too much - but that is definitely the secret to the success! lol
It wouldn't let me reply so read the background below that led to a TWO star review. This is the review - "I would strongly suggest to be more responsive to visitors' inquiries. Also, dishes need to be cleaned. I would also suggest to lower your prices if you're providing a half broken room. It would also be helpful to have coffee grounds in the room since a coffee machine is provided...unfolded beddings are also a turn off. Wouldnt recommend!"
I discovered that my text to them had not been delivered (why didn't they just call?) so I sent them an apology in the Airbnb message center with a picture of my text reply. Then I wrote a response to the review saying this, "I am sorry that anything about your stay was disappointing. We strive to offer the cleanest room possible with many conveniences even while offering accessible prices without a cleaning fee. I also apologize that your text to me went unanswered. Just now I discovered that the response was not delivered BUT would have welcomed a phone call when you didn't get a text response immediately. The room price was the lowest in the market so we didn't offer coffee but do provide equipment to use in the room. The two small problems with the room, the fan cover and the towel bar, did not effect functionality and were communicated to you in advance. There were additional hooks for the towels and the ceiling fan and light work even if the outlet cover slipped down. Those will be fixed before other guests stay in the home. The unclean dishes were in the dishwasher in a clean kitchen. Usually, we are at home but went out of town for a family reunion and I tried to leave everything perfectly clean but forgot to run the dishwasher and left clean items in the dryer. I am guessing that is what you mean by "unfolded beddings" because all of the extra bedding and towels in the room were folded and put away".
And these are the things I would change if I ever have a guest while we are out of town to ensure a 5 star rating. #1 - I will never ever leave clothes in a dryer or unwashed dishes in the dishwasher even if just clear glassware (when I got home there was a stale smell which I am sure they noticed). They left two glasses and a plate on the counter. #2 - I already changed my direction to put dishes in the dishwasher to ask them just to put dishes on the counter or in the sink and we will fill the dishwasher. #3. We only have one ironing board and iron for the house so in the future if we are out of town I will put those things in the room (I knew they were going to a funeral). #4 - If for ANY reason I have a booking and there is something that minor needs fixed that I can't get fixed I will write to the guest days ahead of time, explain the situation, and offer them an opportunity to cancel and find something else. Any other ideas????????????????
I have a couple of things to say as a guy who is not a host but stays at AirBnB properties at least twice per month. My opinion is that there is too much pressure on guests to give 5 stars on everything. "Everything" is 5 stars, so a guest making a booking has to assume a 4.5 means the place is terrible, or that there was one disgruntled jerk who ruined the score for the host. The system is broken and needs to be fixed. I don't have a solution. I just see the problem. I empathize with the hosts. I was a businessman myself. The other thing is that everybody wants to be 5 stars and charge $250/night or more. Wasn't AirBnb supposed to be where a person could get a cheap place to crash for a night? This "luxury-creep" opens a void that AirBnB was created to fill, and the door is wide open for competition to jump in. I'm not advocating mediocrity, just saying that somebody needs to look at what's happening.
Completely agree with you. There is that feeling of pressure on both sides as well, like whenever we have to give a guest a 4/4.5 because they left made a really big mess we feel bad because we don't want to ruin their experience on Airbnb. It's definitely a tricky situation. it feels like with every company like this, (Uber, Airbnb) they start out with one idea and do it for cheap and then expand to include everything and the price goes up. It's definitely not the same as it used to be but being able to pay a little more to rent an entire place is something that we love doing when we travel, if it makes sense! I switched out all my shower heads for the kind that have a hand held sprayer as well as a regular shower head. Game changer for cleaning!!

Suggestion, offer bath robes. They would be a nice addition to your hottub😊. Not all guests use them but it offers an elevated experience.

What kind of mattresses do you have? Do you use toppers?
We have tuft & needle mattresses + a tuft & needle topper on the queen bed as well.
