You’re making STR sound easy. I like that! This way when somebody wants to quit, they can listen to this and relate to a lot of things and be able to keep moving forward with the hospitality ❤thank you!

Thank you so much for sharing this ! My husband and I are starting our Airbnb business soon. We have 4 units so far and I will definitely be using your tips and tricks :)
You are so inspiring. We bought a fully furnished house recently directly across the street and our son plans to rent it when he finishes his Master’s degree in three months. He’s having fun setting it up with me as an airbnb during the months it will be vacant. I learned a lot watching your RUclips video! Thank you! (And you’re right. Your daughter is getting invaluable experience!)
@@TheHomemadeHaven What a wonderful gift! Blessings to the both of you and thank you for the helpful video. I live in Cancun and want to start my Airbnb.
Great video! Your daughter is so helpful. Consider starting to pay her regularly so she can start a Roth IRA and become a millionaire since she’s so young. Also, I think your place would look great and more appealing with more area rugs. An 8 x 10 or 9 x 12 in the living room and master, a 6x 9 in the secondary bedrooms. Love that you are so clean!
@@TheHomemadeHaven Yes, you are doing a great job with your child! This is the best video I have seen so far! Thank you so much! I can't wait until my tenant moves out. It is time to try something new.
Great video! We have 5 STRs and the only thing we don’t like about them is ALL the laundry! To help with that I’ve put 2 washers and 2 dryers in each unit. That really helps speed things up for the cleaners!
That's a great idea! And yes, laundry is definitely our biggest time consumer. We do have multiple sets of all of the linens, so that we can just swap dirty for clean, and bring the soiled ones home to wash then do it all over again the next time we go to clean. That way we don't have to wait on them there in the unit :)
Don't lock up stuff like the mop or vacuum if there's carpet. As a guest accidents happen and it makes it easier to mop up the mess rather than getting on my knees and using a bunch of paper towels to clean up the mess.
Thank you this was a very wholesome video watching you and your child partner go to work. Very informative and loved the toilet paper 🧻 trick gonna use that forsure. Happy renting keep up the good work!
Hey great and helpful video! Im planning to start mine and was doing research! Glad I found your video as I was overthinking it and will definitely use your tips. Thank you! :)
I’m a regular Airbnb user and The crisp white bed linen is spot on. Coloured or outdated linens just don’t have the same fresh look to them and is a huge turn off for me when I’m browsing listings for places to stay.
Great video, thank you! Your daughter is precious and good job mama for involving her in the day-to-day operations of the family business. That is so good for kids. We are hoping to buy an STR property within the next year and appreciate all the tips from current owners. Thank you for the suggestion about the ozone machine. Never would have thought of that! I definitely want to self manage and clean for as long as I can handle it. Just some suggestions based on my personal guest experience in the nearly 2 dozen Airbnb’s we have stayed in: include outdoor furniture like Adirondack chairs which are weather durable (especially since you have a fire pit); consider doing down alternative duvets with a removable cover that you change with each guest. Any time I’m in an Airbnb with a traditional comforter, I’m leery of having it on the bed because I don’t know how often it gets laundered; I’m sure you already do this, but if not, consider providing ziplock bags and plenty of trash bags; basic spices and olive oil; install a nest thermostat so you can ensure the a/c or heat is off once a guest departs (that will save you money in gas and electricity). I think you nailed it pretty much everywhere. White linens and comfortable beds is always something I look for in the reviews when searching for a property to book, so congrats on being an excellent host 🎉
Although this unit looks really clean, the living room feels cold, sterile and echos without rugs. They would help add some character. And homeyness. . I agree, Ozone machines are awesome. I was surprised they did such a nice job. I clean our vacation rental and wash linens while I’m there. We added laundry because I don’t want more laundry in our own house. I do have extras of everything locked in the garage in case they aren’t dry before I finish cleaning. The towels are problematic to dry so I’m going to put up a clothesline in the yard. I am waiting too long for towels to finish. Sheets dry super fast with our intense sun. This way I can leave the towels in the dryer longer. Anything to avoid lugging laundry home. I did that for 16 years in our other rental which we sold. We have a beautiful sunny yard in a rural area. I am a meticulous cleaner too. Housekeepers just cut too many corners for my taste. I fold a point on the TP end then use the faucet to put a round “wax” stamp to look like a fancy sealed envelope. Keeps the rolls tidy too. Thanks for sharing.
Love the toilet paper thing your daughter did! My cleaner does the fold over part but we’ll have to add the other piece on to it! Can I ask where you got you router crates? We need to do something like that with our routers and modems.
Thanks for watching!! I picked that crate up from either Hobby Lobby or Michael's. Most larger craft supply stores and I believe even Walmart, will have plain wooden crates too, that you could paint if you wanted to!
Thank you so much for sharing> I found this very helpful. I will also suggest a WiFi thermostat. I love the lock up any thing extra you do not want your guest to take. I have a closet full of towels and extra towels. I also have the extra linen in the closet. Do you suggest I lock up all the extra towels and bed linen, like comforters and quilts as well? Can you also share what you put on your welcome sheet? I appreciate others ideas. Love the suggestions on scanning the rooms for left items 1st. I will subscribe to enjoy other tips and tricks you may share.
Hi! I’m I cleaner. I can answer at least one question for you. Yes lock up any extra towels and linens. People will use every towel in the house simple because they are there. Towels take a while to dry so this is very bothersome for your cleaner.
Yes ma'am, we lock up everything extra and above what our guests may need during their stay. We do love the wifi thermostat idea, we had one at our previous house and it was awesome.. we'll have to see about adding one in the future ;) I plan to make another video with more in depth detail of our check in and check out processes, so stay tuned! Thanks for watching!
Hi. Not sure if someone commented on this already, but I have hygienic/sanitary issues. For example, if I saw my towels on a toilet seat, I would ask for fresh towels. You probably want to get a little caddy or shelf for those. Also, did I see bed linen on the floor before they went on the bed?😳 A cart would be a good idea. But I wonder if this is what they do in hotels and I didn't know all this time. 🤔 Other than that...LOVE IT 💕
Thanks so much for watching and for the comments! We did have a few others mention the placement of the towels, which I appreciate because I didn't consider that being an issue for some. We've moved them since then 😉 We are always learning and growing ❤
lol, your child is hilarious. Our daughter helps us too and it's the same for her too! She helps but enjoys not going over every week. Thanks for the video!
She is quite honest, LOL. I try to cut her some slack, knowing how I felt about cleaning at her age.. but am thankful that she gets to learn alongside of us in this endeavor! Thanks for watching and commenting!
i have two doors at main door entrance to get into home. Inside wood door and outer security metal door. Both have 2 locks each. So 4 locks total. What smart locks can i use for that setup. Im hoping to make it easier for my guest.
You could do 2 of the code locks back to back if you feel like you need that much security.. or just one on the exterior door and if the wooden door needs to be locked, maybe leave a key under a mat or have a combo lockbox somewhere in between the doors?
Thank you for sharing your tips with real examples. You were right on point and yes that toilet paper trick was the coolest thing that I will try to implement.
PLEASE note that the OZONE machine should only be run in a house if it is completely empty of people and pets. It is toxic to breathe. Air house out after you run the machine. They work really well and we have one at each house. Thanks for sharing your process;-)
You're absolutely correct! We turn it on and run for the door, lol. And we also follow up with opening up the doors for a bit to allow things to mellow out.
lots of good tips. first thing we do is open all windows and doors. actually we ask guests to do that on the morning of check out (we call it "covid safe practice for our cleaners") but only about 50% actually do it. 100% agree that the more decor (or as I call it "clutter") you have, the more work it is. people move stuff, it needs cleaning, etc. just a hassle.
Thanks for the video. My biggest struggle is keeping the towels white. Can you advice on your washing techniques esp white pillows & sheets. I also heard you mentioned using comforters, are they a better option than duvets? I've heard other hosts advising not to wash comforters & duvets daily especially for long stays.plz advice
Thanks so much for watching! Yes, white linens are tough to keep clean sometimes.. we do use bleach and oxiclean to remove most stains, but every once in a while, we just have to scrap a few cloths and replace them. I guess the alternative would be dark colors to hide stains and such, but I love the fresh, clean feeling of the white, and it really helps keep our space feeling roomier. We wash our comforters about once a week or as needed. We carry a back up with us at all times, incase we need to swap it out :) Hope this helps!
Very helpful and great assistant you have there. If I rent bikes, they are going to get snatched in my area (even with locks) unless someone really knows what they're doing in terms of locking it up right (using three lock system) and not leaving them out of sight.
Just was wondering about who "mows" the grass/lawn at the house,... It's taken care of by the "landlord",? Wonderful upkeep by the way,...Thanks so much for posting,....😀😀😀
I believe u can ask what functions the animal performs and ask them to fill that out in writing and arrest its under penalty of falsified information sign... Emotional support animals are not service animals. I also question, wonder out loud if they stay more than 13 days...when u get into stays longer than 14 days..if they don't want to leave I tk u get into some eviction issues As past 13 days I tk it treated more as a permanent rental vs short term and is under different rules in most states
Great info, thanks for sharing! We’re getting ready to transfer to MCAS Cherry Point, if you guys are free for lunch or something we would love to bend your ear about the area!
This was very informative, love, love, hoping to start my first Airbnb, I’ve learn much from you, I was wondering how will I let my guests in, didn’t think about a door with an access code, thank you
Thanks so much for watching!! We use a lot of Method brand cleaners, along with some stronger stuff like clorox wipes for wiping switches and remotes. I also use Soft Scrub for when I need a little more grit while scrubbing. On our laundry, we also use bleach along with the detergent. Some of the cleaners are a bit tougher than what I'd use in my own house daily, but since we have so many people from all over staying, I try to keep it as sterile of an environment as possible :)
Hi there it’s me again Sahara I got the door bell ring video door bell 3 with video . Now my question to you does your Schlage work with your door bell ? And what color is yours my door is oak brown? Also do you have the model # of the schjage I’m having trouble finding it . A d is there a certain cleaning supplies you use ? Or fir washing the bed spreads and sheets Thank you .
Hey Sahara.. no, our doorbell doesn't work with the door lock, though we can view who is at the door through the doorbell (through the Ring app)and unlock the door lock (through a separate app) if we needed to! We have both the brushed stainless and the black on our two properties. They both look really nice. I'll see if I can find the exact model number for you. As far as the linens, I wash them all with arm and hammer detergent, white vinegar (as the softener) and bleach.. and then I use Bounce dryer sheets. Like I mentioned in another comment, I don't typically use these tough chemicals on our own laundry at home, but I feel like for a short term rental/hotel-like stay.. it's better to kill off any germs and odors :)
Thanks for sharing your video. I dream of owning it myself and still dreaming till now. I enjoyed your video and your little girl is a blessing to help you. Did she say “shut up”? 😆🤣 Are you still doing it until now? How’s revenue? I bet it’s still growing more?
In your listing do you let your guests know that the property has a camera? I put one up and a guest reported me and Airbnb instantly took down my listing. They said I had to have the camera reported in my listing.
Thank you so much for responding to me so quickly . How long did it take you to be up and running ? I will be doing the cleaning my self How quick did you get bookings?
I would say it took about a month to get it painted, new blinds, services set up, furnished, advertised etc... we listed it on a Monday and had a 1 month booking that following weekend! Our area is very transient, being a military town. :)
I really enjoyed watching this walkthrough of your Home. I always wonder what other people in the industry has to offer more so the people who are just your everyday folk who aren’t necessarily trying to sell to you. But I think where you mentioned when someone who stays at your place and has extra supplies leftover and you leave it for the next guests is generous of you but at the same time contradicts what you said about leaving extra supplies of your own and losing out on money cause they’re gonna take more than their fair share. I utilize those extra supplies no different than I would if they were my own and especially if I was running low on stuff to begin with me which saves me a trip to the store. But the longer they stay I’ll offer more extra stuff but just enough even though I know they’ll be going to the store that day anyway. But mostly people who stay a short while I assume isn’t there to get too comfortable but to explore and eat out.
Thanks for watching!! People do tend to take whatever seems like "free game" during their stay. Lately, they've been taking the whole container of make up wipes that I've started supplying, and those things are expensive! I'm constantly thinking about how to supply nice amenities but also not losing out on a bunch of money. We may start supplying colored washcloths, specifically for make up removal.. we'll see! As for the goods left from past guests, I figure.. someone else wanted to bless the next guests, so I let them do with it as they choose :)
You ask your guess do a hundred things when check out, do you not charge cleaning fee? Hotels do not ask guests do things when cleaning fee are included.
We really only ask for them to take their trash with them when they leave and put soiled linens in the tubs, so we can cut down on washing already clean laundry. We do charge a cleaning fee, and all of guests have been happy to pay it and help us with our requests, and in turn get a sparkly clean place to stay! No complaints yet ☺
Thank you so much for this awesome video. Would you recommend using a comforter or using duvet covers? What brand bed sheets/comforter/duvet cover do you use? Many thanks once again!
We use comforters at ours, and we have 2 per bed so we can change them out between washes, which we do about once a week. Duvets would prob be easier for washing sake. We just ordered some reputable looking ones off of Amazon. They are a microfiber material with synthetic down alternative.
That's great! We didn't have any issues right away.. every once in a while, we'll have a lag when trying to create new codes, but it usually works itself out after a bit. What usually works for us is unlocking and locking it a few times, it seems to reconnect the signal. You may need to troubleshoot with the company if it's not connecting at all.
Thank you for the video. Question: Where did you buy your door lock and video bell ring? Also, if a costumer stays for one month, do you have to make their beds and provide them with clean towels etc on a weekly bases?
I have links to those items and more in the description box 🥰 And no, we don't do any maintenance during the stay. We do provide the cleaning products if they decide to clean it all themselves in between, but otherwise.. we take care of it all when they leave. We do charge an extra cleaning fee for stays over 3 weeks, since that's long enough to really put some wear on the linens. Thanks for watching!
@@TheHomemadeHaven Thank you. I watched both of your videos and I found them very informational. The links that you shared definitely a plus. Please, make more videos maybe on How to check a costumer in or how to navigate the Airbnb website. . Thanks
Thank you so much for sharing! I was wondering did you/do you run all the dishes through the dishwasher regardless? I guess that's a dumb question, but I had not thought about it. I haven't started a bnb yet, but I'm taking notes and preparing to start in the next month. Thank you, blessings to you as well!
Thanks for watching!! We don't wash all of the dishes everytime.. we make sure whatever is in the dishwasher is clean and we do a quick cabinet/drawer scan to make sure everything else looks tidy. If for some reason the dishes in the dishwasher didn't get clean, we'll hand wash those real quick 😊 good luck with your future endeavors!
I loved this video and thank you for sharing those gems. My only observation/comment would be rather leave the towels on the toilet maybe leave them on the sink counter. I know you did a meticulous job of cleaning but I tend to be on the anal side about what touches my face and skin and I would probably react to that at first sight - especially without the knowledge of how thoughtful and detailed you are about cleaning. I am looking into starting an ABnB myself so I just subscribed to your channel.
Thanks so much for watching and for the observation! Someone else mentioned the same thing about the towels being on the toilet seat.. though we do sanitize everything thoroughly, we've started putting them on the counter instead, since some aren't fans of the way we were doing it. We're always open to suggestions 🥰
Yes! Not on the toilet. And we fund our counters are too small and the stacked towels on the bathroom counter make the bathroom look clutteted. We LOVE the look of the towels stacked beautifully on the end of the bed, as a greeting almost, or on the bedroom dresser if there is one. (not the side table). 👌
Love the video. You and child did a very good job and you guys inspired me so I'm going to subscribe to your channel. I'm also anal about leaving the towels on the toilet seat. Keep up the good 👍 job guys.
We run the ozone machine with exterior doors and windows closed, and ceiling/exhaust fans all running.. usually overnight, sometimes for 2 days.. depending on how bad smells may be. When we run it, we turn it on and get out of the house immediately. It's not good to breath in it while it's running. Once the cycle is done, we come in, turn it off and open as many doors and windows as possible and let it air out for quite a while before going back inside. You are allowed to out exterior cameras, but you must disclose that in your airbnb house description.

We carry a back up with us at all times, incase we need to swap it out :)
Hope this helps!
@@TheHomemadeHaven thankyou for your response.
fabulous thank you from Tasmania 🙂

Very helpful and great assistant you have there. If I rent bikes, they are going to get snatched in my area (even with locks) unless someone really knows what they're doing in terms of locking it up right (using three lock system) and not leaving them out of sight.
Thanks so much for watching!
Sorry to hear that about your bike rentals.. best of luck!
Great detailed video, thank you for sharing
Thanks so much for watching!!
great help your kid. congrats
She is pretty great! 😁 Thank you for watching!
How do you keep the white towels free of stains? Some stains don't come out with the regular wash.
We use bleach as needed.. of they are stained beyond bleach, we usually replace them ☺
Hi, Thank you for the video. Just curious about the name of the push button door lock if you don't mind sharing please. Thx.
It's the schlage encode! Check out the description box, and you'll see a link to the ones we use ☺
Great learning from you. Thanks!

Absolutely!
Just was wondering about who "mows" the grass/lawn at the house,...
It's taken care of by the "landlord",? Wonderful upkeep by the way,...Thanks so much for posting,....😀😀😀
We have a lawn care company that takes care of the yards for us 😊

Good job. Trying Airbnb for the first time. I have two apartments and your tips were helpful. God bless.
Awesome! Good for you! Best of luck!
I believe u can ask what functions the animal performs and ask them to fill that out in writing and arrest its under penalty of falsified information sign...
Emotional support animals are not service animals.
I also question, wonder out loud if they stay more than 13 days...when u get into stays longer than 14 days..if they don't want to leave I tk u get into some eviction issues
As past 13 days I tk it treated more as a permanent rental vs short term and is under different rules in most states
Yes! We've read up on a few more ways to verify without being "discriminatory". Thankfully, most of our guests have been very understanding!
Great info, thanks for sharing! We’re getting ready to transfer to MCAS Cherry Point, if you guys are free for lunch or something we would love to bend your ear about the area!
Absolutely! Send us an email to homemadehavenblog@gmail.com
This was very informative, love, love, hoping to start my first Airbnb, I’ve learn much from you, I was wondering how will I let my guests in, didn’t think about a door with an access code, thank you
So glad to be of some help!! Thanks so much for watching.. Best of luck 🥰
Very helpful
So glad!! Thanks for watching!
How did you acquire the AirB&B.
We had a family member selling this property, so we made them an offer ☺
Loved the fancy tissue tutorial!
Thanks for watching!! 🥰
I wonder can you get those code locks for apartments??
If you own the apartment, I don't see why not ☺
Any favorite cleansers or cleaning tips?
Ok.. it looks like the model number for the door lock is BE489WB
Hope that helps!
Fantastic list for a newbie! Thank you!!
My pleasure! Thanks for watching and best of luck!
Thank you!
My pleasure!
Thanks for sharing your video. I dream of owning it myself and still dreaming till now.
I enjoyed your video and your little girl is a blessing to help you.
Did she say “shut up”? 😆🤣
Are you still doing it until now? How’s revenue? I bet it’s still growing more?
In your listing do you let your guests know that the property has a camera? I put one up and a guest reported me and Airbnb instantly took down my listing. They said I had to have the camera reported in my listing.
Yes, we do. We let our guests know by listing it on our property listing. Airbnb requires the disclosure of cameras on the property.
Nice, thank you very much for sharing! Please tell your kid, good job!!!
My pleasure! I sure will.. thank you!
Thank you so much for responding to me so quickly . How long did it take you to be up and running ? I will be doing the cleaning my self
How quick did you get bookings?
I would say it took about a month to get it painted, new blinds, services set up, furnished, advertised etc... we listed it on a Monday and had a 1 month booking that following weekend! Our area is very transient, being a military town. :)
Great tips. I am thinking about bnbing out a room. Good advice.
Thanks for watching! Best of luck on your endeavors!
Awsome video. Thank you for taking time to share. Wife and I just beginning.
Our pleasure!! Hope this was helpful. Good luck!
Hi, I went and bought the lock that you suggested. Did you had an issue connecting to you WIFI at first?
That's great!
We didn't have any issues right away.. every once in a while, we'll have a lag when trying to create new codes, but it usually works itself out after a bit.
What usually works for us is unlocking and locking it a few times, it seems to reconnect the signal.
You may need to troubleshoot with the company if it's not connecting at all.
@@TheHomemadeHaven Thank you
Love this video, really helpful. Love your girl too, she is so cute and cool! 😎👍
Thanks so much for watching! We think she's pretty awesome 🥰
Thank you for the video. Question: Where did you buy your door lock and video bell ring? Also, if a costumer stays for one month, do you have to make their beds and provide them with clean towels etc on a weekly bases?
I have links to those items and more in the description box 🥰
And no, we don't do any maintenance during the stay.
Please, make more videos maybe on How to check a costumer in or how to navigate the Airbnb website. . Thanks
Thank you so much for watching and for the encouragement! It really means a lot! ❤
Question: If the majority/avg # of your guest stay is longer than 7 days you don’t get the tax losses correct?
Grest, thank you.
Great video. Very informative. Thanks for all the great tips.
Thanks for watching!
This video was really useful
Thank you for watching!
Nice list getting my Ring today.
Exciting! Congrats!
Great video! Wondering where you get your shampoo/conditioner/soap kits from?
Thanks so much for watching!!
I get them off Amazon.. there's a link to them in the description box ☺
Thank u for sharing !!!
My pleasure! Thanks for watching!
@@Lori.Miller great idea!
Love the video. You and child did a very good job and you guys inspired me so I'm going to subscribe to your channel. I'm also anal about leaving the towels on the toilet seat. Keep up the good 👍 job guys.

Thanks for sharing, very helpful. What did it cost to furnish when stating off?
I can't remember exactly, but I feel like 4-5k included all furniture, linens, kitchen ware, etc..
Thanks for watching!

Do you put cameras and smart locks on all doors .. garage entrance as well ?
We only do the main entrance bc of the layout of the building. If we had more entry ways, we may would add more.
How do you use the ozone? Windows closed ? How do you air it out?
Are we allowed to put cameras around exterior of house ?
We run the ozone machine with exterior doors and windows closed, and ceiling/exhaust fans all running.. usually overnight, sometimes for 2 days.. depending on how bad smells may be. When we run it, we turn it on and get out of the house immediately. It's not good to breath in it while it's running. Once the cycle is done, we come in, turn it off and open as many doors and windows as possible and let it air out for quite a while before going back inside.
You are allowed to out exterior cameras, but you must disclose that in your airbnb house description.
Fantastic video and advice! 🌟🌟🌟🌟🌟
