Thank you. Just purchased a house on an island in WA currently rented until Sept. Cant wait to get in there over winter to get it ready for air bnb! Thanks for the great tips!
Cute guys! Im in CA too ( with my first AirB) I just found out my huband is sick & dying so its a special property for us. I have a severly disabled adult son Im hoping to give a job to, through Air ab as well so.. lots of pressure right? Hope it works out !
Hola from Spain 🇪🇸 Fab videos thank you so much! and congrats on your beautiful property. its stunning. we're 2 mths 🙏 away from completing the reform of our Andalucia Pueblo House and hope to Airbnb by Sept. The house was derelict, HGTV have followed the reform journey for 'My Dream Derelict Home in the Sun' its been 18 mths of ups and downs, laughter and tears. Final reveal filming in 6 weeks, no pressure 😱🤦♀️🤣
Thanks for the great video...taking notes! Which just closed on our first condo to be used as an airbnb. We have a house we use a LTR but abnb is a different beast. We run a real estate photography company so we got the photo and drone part but now we really need to make it stand out. Thanks for the tips...love your channel.
Thank you so much for watching and glad it helped. Good luck on Airbnb. I would imagine it's definitely a different beast but trust me if we can do it so can you!
Binge watched all your videos last night which gave me a lot of great ideas for my Airbnb that I listed two weeks ago. A guest just booked for the whole month of July. I’m not sure how to go about cleaning the place while they are there that month. Or do I wait until they leave after the month stay. What would you two suggest? Both of you are such an inspiration! Can’t wait to watch your next video! Thanks in advance!
Thank you for the support and congrats to you on your new Airbnb!! As far as cleaning: We were advised about every week to have the place cleaned so it’s kept up if someone is staying long term but we would opt for a midway point cleaning + final cleaning. Usually guests are OK with that because they may not want to clean! Check with them too though!
I think it depends on your deal. I recently rented my AirBnb for a month, and we didn't clean until the end. But that guest got a 50% discount on the normal rate, because that is how I set my unit up. I pay my cleaning lady $100 per visit, so having her stop over weekly would have cut into my profit substantially.
I just started following you, i love all your videos, my question is i turned down a person with a service animal ESA and now I feel that I'm at the bottom of the list, did you start getting people with animals?
The “no pets” thing we feel is definitely a factor in our bookings. We do allow ESA and have had quite a few guests with them but we haven’t had any issues. Honestly the only time we had an issue was with a friend’s dog! Thank goodness. That being said, we may change the policy to see what happens there - just because we put “pets allowed,” may not mean people will bring pets but people who claim ESA or service animals we think will be more likely to book a place than a place that says “no pets,” they’ll just scroll by vs inquire. We’re on the fence… as you can see we are thinking this out as we type haha it’s always a work in progress. Never stagnant 🤪Let us know what you find if you change anything!
Careful doing that, turning away people with service animals because they have a service animal is illegal, discrimination against the disabled. I don't know the specifics of AirBnB as how rejection is handled, but it's more trouble than it's worth. Just my experience from working in hotels.
Hi everyone! I have been researching trying to decide if I want to turn a house I have listed on the market for sale into an airbnb. It is out away from everything and I would need to add Wi-Fi, a TV, and furnish it fully, set up a mower , insurance, and anything else I have not thought of.. my question is how do you decide decide if it will be rented enough to weren't taking the risk the risk? I am near some chemical plants so was hoping to get regular draw from the workers but I don't know anybody who can confirm that for me.
I would recommend looking into using www.airdna.co You can see all the competition in the area, get an idea of what they are making and how much a property potentially could make. It's a super helpful tool when evaluating a property for Airbnb. (Not sponsored) :)
We're not hosts yet, but are remodeling our house with the full intention to STR it. Do you find that AirBNB may award listings that aren't cross listed on other platforms? I wonder if that is why so many people are experiencing way less listings suddenly.
We never noticed there being an issue with cross listing and have not heard of this being a thing. We do have our listing on multiple platforms and still the majority of our bookings come from Airbnb. :)
They are providing great content and information that not many people are providing. Went to your page and didn’t see anything worth watching. Upload content with a great microphone so people know what to do pleeeeaaaassssseeeeee

you should ask the guests...
@@kristenandmichael do the tenants then pay for those cleans as well? Or just the move-out one?

We never noticed there being an issue with cross listing and have not heard of this being a thing. We do have our listing on multiple platforms and still the majority of our bookings come from Airbnb. :)
Could you make a video about cross listing? I see that you mentioned signing up for vrbo but how would you deal with double bookings?
We're planning on it for a future ep!
Why do you only use AIRBNB and not VRBO?
We use both now! One thing we didn’t put in this video: we signed up for Vrbo🙌🏼
vrbo has the worst customer service. Airbnb is in another league compared with vrbo.
Annnd it’s all changes again
Didn’t see that anywhere! Not sure this is true… hosts can hope!
