      Hey Pace thanks for the great advice. I have been searching for an entry point based on market conditions. This is a perfect way to get into this stale market with everyone holding on to low interest rate mortgages. I was initially contemplating loan assumptions and lease options but this is way better. The only thing I'm concerned about is liability on the buyers and sellers side. How do you mitigate risks of non payment on either behalf respectfully. Thanks in advance, I'd love to have a sit down.

    Hey Pace! I heard about you from the dump trailer rental video you did with your kids and the Iced Coffee Hour with Graham. I have been around real estate since I was a kid, seeing my Dad fix and flip a few houses and buying and holding some rentals. I've done one fix and flip myself and we just bought our first multifamily last year. But learning about some of the strategies you outline like Sub. To and creative owner financing are game changers. Now I can see how there are more avenues to make money from a deal even if it doesn't fit my criteria for a buy and hold, or requires too much money etc... it would be a huge help to schedule a 1 on 1 to take this to the next level! Thank you for this content!

      Hey David! My wholesaling LLC and fix and flip LLC are two separate businesses. Regardless if I own it or not, once business will pay another a fee. It's smart money. Why wave the fee just because I own both businesses!

    I actually heard about you when I was down at BP con this last year. One of the members I met there wouldn't stop raving about you so I had to look you up and I'm glad he mentioned me to you! I've been trying to get sellers to accept the idea of creative financing but not look so far. Hopefully I learn a few more tips and tricks from your videos!

    Awesome. I’ve been building my business for 6 years, heavily for 3 since leaving my 25 yr long corporate job. Have 4 doors, all houses, one lot rental, one fix and flip and a loan out to a private company doing a fix and flip. every day is a new learning experience. Thank you.

      Jonathan. I should make another video about this, but to answer your question... My wholesale LLC and fix and flix LLC are two separate businesses. Whether I own them or not, one business will pay another business an assignment fee. It's smart money. Why wave that fee just because you own both businesses!

    On The Market Podcast is where I found you. Currently I’m a buy and hold single family investor who then forces multi family benefits out of single family purchases. I buy larger lots with single family homes and then place an RV Park Model on the lot. Most cities allow for an RV to be parked on the property; I avoid neighborhoods with HOA’s. I fence them separately with each having their own driveway. I charge unusually high rent by including the utilities, as well as internet and security cameras. The high rent weeds out the undesirable tenants. I use history data to factor utilities into the monthly rent and then add solar, improve water use efficiency, upgrade to more efficient HVAC and such so that I lower the utility spend and increase the cash flow. I’m interested in scaling up into some multi-family, or RV storage/self-storage.

    Found your channel as I was browsing about financial eduction and binging on how to start and Airbnb. We have a some land in the Philippines which we rented out and just turned our condo into as Airbnb rental so I went online to learn how to manage it from here. Also we love traveling and staying at unique homes or glamping spots like treehouses ,domes, airstreams and thought about owning some here in the US so I was browsing RUclips on how to start a real estate business from scratch and with creative financing and I found your channel to be very informative. I signed up for a class about how to run an Airbnb business via arbitrage but got stuck as we realized it’s better to own.     Hey Pace, Just found you a month or so ago. I owned a duplex for about 10 years and house hacked it. After my wife and I got married and purchased our own home, she couldn't handle the thought of paying two mortgages even after repeated attempts to tell her that the duplex cash flows about $400 mo., it was worth selling to get out of the arguments. Fast forward 6 years or so, she now understands the game and we're looking to get back into real estate. Unfortunately, we are living paycheck to paycheck and things are beyond tight. A lot of what you say makes sense and we're starting to put the piece of the puzzle together. We are have a little bit of analysis paralysis and trouble knowing where to pull the trigger for our first deal. If you can offer any direct place for us to start or have a road map that walks us through step by step that would be extremely helpful. A lot of people are questioning what were talking about with creative financing and I'd love to show that this can work in our area of Kalamazoo, MI. Thanks for everything you and you team do!!!

    Great information on how to structure your business. I like the transparency. I’ll continue to do some research through more videos. While you were cruising in millions in COVID times my life was crumbling. I’m looking for ways to get where I’m trying to go and real estate was my go to.     I absolutely love the visuals used to explain your structure! It really helped me to break it down and see how everything flows and connects. Thank you also for clarifying wholesaling as a great way to make “today” cash. It is a great way to start into the real estate realm then use the capital from wholesaling to get into F&F and B&H, the latter being the one that truly builds generational wealth!!! I’ve been in Real Estate for 20 years as a mortgage lender making everyone else’s real estate dreams come true and I’ve always wanted to jump in as an investor myself but always felt like I can’t or don’t know where to start or don’t have that down payment or or or or! It’s one excuse after another for me….now I’ve joined your Gator Method Group and I’m jumping in and it’s going down now for me before it’s too late.
