    Wow, this is amazing creative financing way.
    As an immigrant came to this country with $200 23 years ago without proper education and now owning vacation rental and multi family rental. I always try to think outside the box and this one is one of the BEST way to get in and to grow in real estate games!

    Deep into the rabbit hole of investing into real estate. Dont have much money to put into a down payment but I want to jump into the real estate and renting out properties! This method seems AMAZING for someone like me but also sounds a little too good to be true! I really want to keep learning though! thanks for all the information you are putting out!

    This was very helpful. I did my very first deal this month. We took over my father in-laws house to help him out. I never knew this process would be so easy. I am addicted now, on to the next property 😂

      The question I had as I dive deeper is is the contractual agreement because the car and title is still in someone else's name and you're making payments are there has to be a contract securing your ownership and the same thing with the properties. Just curious on how you can get the deed into the sub to buyer's name when the deed is held at the bank. I want to learn more

    L🤍VED this breakdown of Subto!! I'm working on getting a vehicle or two via Subto for my Turo business. Would love to know and understand what contract to structure and how to go about it (i.e., Bill of Sale that simply states I'm taking over payments to the lender?!) I've put an ad on Craigslist to a target audience of people who can't afford their payments. I've replied to 9 Craigslist ads this week and got 2 responses. Just a matter of time!!

    I can honestly say i have become a great saver to save up enough money to get my first rental property but i am not sure how to structure a creative finance deal where i wouldnt get screwed over and exactly how to find them in smaller markets. Thank you!

      What does the seller get in this besides getting rid of the car and future car payments! Seller could easily sell it to someone willing to take over the lein and pay extra bit for him. Educate me please

    Explain to me why the seller would like to carry on an existing loan under their name? In theory if they wanted to get another house or car, they wouldn’t be able to bc they have a pre existing loan under their name, right? Secondly! Why would the seller trust you with his loan? What if you start missing payments ? Then it starts to effect the sellers credit

The mortgage is really sweet. Pays $470 a month. In good shape just a lil outdated. Can fetch over $1500 in rent

    Say I found a property and the owner needs to move fast, he needs $5000 to move, the ARV is $860,000 the mortgage is $802,00, their payment is $3507 a month and they are 5 months behind. How would you handle that? How much money would I need to do the deal? How much would you put into the deal? What is the exit strategy? If we were to j-v this, how much would we make on the deal? Who would have ownership?

    I appreciate the video of what is subject to but you just covered the basic concept. now I have more questions. Does seller still get paid in cash? What's the process look like on paper in a contract. How does the conversation sound? When offering. It helps to explain situations with a why for the seller and a why for the buyer. Also what if you default on the payments? Who does the bank go after?

    I currently own two homes, one is my personal residence and the other is my airbnb I just took live two months ago. I feel stuck because I want to do my cash out refi on my airbnb (I used the BRRRR method) but I know interest rates are high and I'm barely breaking even since it's slow season. I also want to move into a new personal residence and rent my current home to make profit. I just don't know what to do next but I'm excited to learn more about creative financing so I can stop taking out loans and using my own cash! You and Laura are the best you guys give out so much free knowledge I'm so grateful!!!

      He don’t want to answer that question. Or how you find people that own mansions and aren’t financially savvy enough to do a basic prequal on someone buying their home. I qualify my tenants more than Pace says he gets qualified buying millions in real estate. Unlikely IMO but still doable

    Thanks for the breakdown! Very informative! I just moved back to California from Mesa a couple months ago. Just talked to my old boss who's a major investor and influencer in Phoenix and he's getting me started on sub-to and wholesaling. Thought I'd study up. Good stuff! Who knows? Maybe we'll meet up.

    Ahhh! so! you take over the loan and even though it's in someone else's name, as long as your name is in the deed/pinkslip/registration it's safe because the property is yours but the bill is in somebody else's name... even been doing this my whole life without realizing it . Thanks brotha!!!🤯

    Hi, where do I find property that can be used as subto? I have dealt with buying and selling personal property but never heard about subto. so who do we ask about sub to? Realtor or have to find a owner who would falls into that interest?

      I’m just learning about your channel and creative finance. It’s very smart and interesting. I would like to know what the agreements look like and the terms within the agreements for these subject to deals. What happens if you default on a months payment etc.. can you touch up on that ?

      Yes a seller that is in need to understand that you can help her get full price if we can agree to terms.. and you'll pay closing costs and all you need is to get a lilting more knowledge about the legal documents to complete the deal. One I recently learned ( grantor revokable trust / land trust.)-Kris Haskins.

    With the car example it makes sense why the seller would want to pursue this deal, since the vehicle is a depreciating asset, it’s worth less than what’s owed, but what about homes that appreciate over time? What would incentivize a seller to pursue this route under that circumstance vs just flat out selling? I’m not knocking this method, I’m just curious.

    How do you do Contracts or Agreements?.... if you take over payments aren't you just paying off the owners loan but living there or renting it but never owning it?

    Good car analogy but I’ve had carmax personally offer me very favorable amounts and especially while used car price’s continue to do well although now we are seeing those come down… however 10 months ago when this video was made, used car prices were excellent and many cars weren’t loosing but gaining value in the market.
