    If I were you, I would opt for new. With a large family like yours (and so many younger children) a fixer upper would bring a next level challenge/stress not only to you and Nathan but the children. Just my opinion having 11 children as well. Praying God provides the path for you all!

    Just some advice from an older woman who has learned from her mistakes! If you buy a used home like that you spend the rest of your life with someone else’s mistakes! Bite the bullet and buy new. Get what fits you family to start with. You get better loan rates on new, better heating and cooling systems. That will save on monthly utilities. Moving and set up covered by the seller. I know the mortgages rates are high but they will come down again and you can refinance. If you were my daughter, I have 2 around your age, I would definitely advise them the same. Do not buy a used manufactured home. Buy new with warranties! Companies are offering many incentives to buy. They are eager to make sales. At least check it out and compare.       In our area ( we live in Alabama ) new mobile homes are $200,000+ a mortgage on $212,000 here ( again a mobile home) is at least $1800 a month.

      We just walked through a mobile on a sales lot less than 2 years old and it was built like garbage, less than 2 years old and the underlayment was already falling off..

    We did a flip last year on a house here in east Tennessee. It cost us 45,000 in repairs- and none of that was serious repairs. The roof was in good shape, as was the ac and foundation. That was just a off the shelf lowes kitchen and bathroom cabinetry, granite in the small kitchen, new basic stainless appliances, new plv flooring throughout, new light fixtures and ceiling fans, paint throughout , new doors & trim throughout (all the doors were damaged), new front and back doors, quite a bit of sheetrock work, framing out of two new walls, tile on the two bathroom floors (basic tile, nothing fancy). The house was 1600 sq ft. I'll make the two short videos of the before and after public if you want to see. We bought it for $105,000 and sold it for $270,000. But it was a ton of work and we cash flowed Everything. I also have 12 children and we own another business that requires a ton of travel, so we are quite busy like yourselves. Let me just say it wasn't easy at all- we had some paid workers and we didn't have to live in the construction. Flipping/ renovating a home is quite expensive and can be so stressful. If I were you I wouldn't even consider it. That said, I'm sure your living in a world of stress right now having to stay with family while you get things sorted. I know they have been a wonderful blessing, but I'm certain it has still been stressful. I will pray for you all! God has got this! One day you will look back and see how all the twists and turns lead you right to the perfect place that God has waiting for your family. Nothing has ever been easy for us either, you wouldn't believe the journey and twists and turns, ups & downs, hills and valleys, we have had, I mean really low lows.. but looking back I can see the Lord's hand in everything. And even right now we are in the middle of some serious blessings in some areas and some extremely serious stress in other areas. I suppose in another few years I'll understand what the Lord's plan was for this season of my life. I hope you have a blessed day, and I truly hope everything works out for you soon.

    I wouldn't be opposed to buying a used one but this one seems to need quite a bit of repairs not to mention that you would need to add on the 2 bedrooms. That would become quite costly. Hang in there 🙏

    You have so many things going on. Plus with your large family, I hate that if you buy a fixer upper, it may become more work then you realize. I do wish you luck on finding the right home for your beautiful family!

    You say you would like a fixer upper, but this would be a total redesign, which would not be worth the trouble or expense. Having to add two bedrooms is not a fixer upper, it is building from scratch.

    I’ve always loved looking at manufactured homes. Triple wide usually provides an extra living or family room space. I’m excited for the potential! You do what’s best for you and your family. Ignore the negativity. 🙏🙏

    Jessica… we renovated a nearly 4,000 sq ft historical house nine years ago. IT NEARLY KILLED US. But you and Nathan are young. You can do it. I will pray for direction and God’s will for your family❤

    I feel as though you will have as much money or more invested in redoing and adding on as you would a new home. I’m in a different state but people I’ve known that went to remodel a mobile home ran into many not good things and decided to trash the home. It was probably around the age of this home and family member owned. Had been moved once prior. Moving a home is outrageous. Virginia.

    Also they say you should match the size of the house with the size of the family. The septic etc aren’t meant for overuse. Also you need an inspector to determine soft spots etc.

    Dont forget to check under the house. Your water lines run in the floors. You can get water leaks that can cause a lot of damage. A rat got in the subfloor and chewed on waterline and it busted because the lines were old and brittle in our house once.

    We bought a cabin on a lake in Wisconsin 3 years ago....total fixer-upper. It was scary at first....but it has slowly became a DREAM!

    Waaaayyyy to much work girl.
    Just go new with more bedrooms.
    Many of my family members have mobile homes. The value drops no matter how much work you do to them.
    Go with your gut.

    I definitely with your size family I would go ahead and buy new!! Instead of spending years trying to make an old home like new?? Also,the warranties of new can be priceless!! Like your time with your family is priceless!! Buy new move in and enjoy your beautiful family!!!!

    Jessica have you ever lived in a mobile home? I have lived in a couple. I loved the last one I lived in but they do not hold up like a house does. I am just wondering with a large family how well one will hold up? Also I would advise buying new. Taking on a fixer upper this size would be exhausting. I also have noticed you have not seemed your cheerful happy self since you had to move. Are you sure living out on the property is what you truly want? You just don't seem content or happy about the prospect. I am praying for you, I know this can't be easy, but don't settle. ❤

    We purchased a used mobile home on 3 acres for $13,500. It had suffered smoke damage with a fire in the bedroom. We gutted and fixed everything the way we wanted it. Now we are debt free and have a beautiful home. I would do it again in a heartbeat.

    Love the update! I love the idea of a fixer upper too. I can’t wait to see where the Lord leads you ❤️ And just putting my 2 cents worth in, can the master bedroom work as a girls room and the next smallest bedroom as a boys room? It baffles me why the the parents, who are only 2 people need the biggest room in a house. I hope it all works out, I can see your family in the home.

    I definitely think you should have your uncle see the place in person. If you can just be patient, I would go for a new one and keep saving. You are blessed to have a roof over your head and a wonderful uncle God is good just trust him.

    I think that one I just can't see your family in this one. Yes a new one would cost more but it would be more up to date on energy efficient yes it may cost more but with the price of getting all you need to fix one up would be very costly. I pray that the Lord will let you know which path you should take. Your land is beautiful! I love your family and you and Nathan have done an amazing job parenting your children! Cambo is growing up way to fast and his eyes are so beautiful all your kids are beautiful inside and out!

    It has a lot of potential. We'll continue to pray for y'all. We want to eventually upgrade our home. It's 3 bedroom and 2.5 bath. It's a great size for my hubby and I but we want to upgrade it to our liking. It's stuck in the 60s.

    I don't usually comment. In your discernment I would ask yourself if you really want to buy a fixer upper and do all the renovations or if there is a desire to please your uncle (who has been so gracious to let you stay at their place). No judgement just wanted to offer that up as a part of your discernment process.

    Jessica, check the basic wood (get an inspection of those 2nd hand ones!!!) for bugs, termites and such. You may not see them (yet) with the naked eye, but specialists know their stuff. If you are going to make a forever home on that land, why not do it the proper way, straight up. I mean you would expect it to be a home you would bring grandkids to, you have to think of the very long run as well, at least, that is my take on it. But hey, I'm from a country where we're all born with a "brick" in our stomach (so to speak). ;)

    Roof is definitely possible to learn to do on you own. We aren’t super handy people and we redid our garage and shed roof. We watched a lot of RUclips tutorials and talked to people who know some things. But I’m confident you guys could do that one if it would save you a lot.

    I have built two homes in my life and there is nothing that compares to moving into a brand new home! Projects just take time away from your children . If this is your only chance to get new DO IT ! Why move into someone else’s mess! 🤢🤢

    I just love watching your family do life! You all are so real and I love your transparency! My husband and I are in our early 40’s and this in our 10 year plan.. to buy a piece of land and put a mobile home on it. Always look forward to your videos 😊 .. oh and I think as long as this home has good strong bones and potential and God doesn’t close the door you may want to step into it❤

    We are in the thick of our fixer upper. I've got pictures of my husband standing in the crawl space through the joists under what used to be the bathroom floor. And yes, we discovered that they had cut the actual joists to fit the toliet. It would be great for you to be able to not live in the home while you are fixing it up!!
    I'll pray God's will, if you don't get this one there's something better coming!!

    Tough decisions to make. If it were me, I would buy new. As many people have mentioned a fixer upper could become a money pit. A fixer upper that isn’t big enough at the outset could become a total nightmare! Which ever way you decide to go make sure you put in the things you really want. Don’t compromise on your white kitchen just because you have children. Soap and water will soon sort any dirty marks. Better to spend a little more now than end up replacing things because it isn’t what you really want, that will end up costing twice as much in the long run. Good luck whatever you decide, I’m sure it will all be worth the stress in the end. 💕🏡 🗝

    Being a triple wide is more like a house instead of a pre-fabricated house It seems like if you had to add on to the house that that would really bring the price way up. Good luck finding you a home and it will happen Don't get discouraged.

    You will know when it's right! By fixing it up yourselves you can build it better. I'd hate all that work but you like projects and the thought of getting out of debt sooner would sell me on it. I'm praying for the right decision and have bern from the start.

    I don’t know, the house you showed looks pretty bad so would it be cheaper to have it moved and fix it up and add two bedroom rather than buy new? This house is probably your forever home so you want it to last your lifetime.

    2nd comment. I spoke with my uncle who is well respected private home builder. His thought is since you are young, have experience fixing up, have your brother and uncle for advice and help. He suggested having uncle check it out and follow his recommendations.

    Don’t let ANYONE make you and your husband feel like you aren’t capable of doing a remodel. OF COURSE YOU CAN DO IT!!! You guys are children of the one and only true King. With God, ALL things are possible. God has your all’s back. So, if God blesses you all with a fixer upper, and you know for a fact that God sent you that fixer upper, then I say….. DIVE RIGHT IN!!! You guys got this with the help of the Lord. May our most high and holy God continue to bless you and your wonderful family.

    Do what’s Best for you and your family. Buy new or used? We built a new house and done most the work on it with family and friends. We got 4 bedrooms and 3 full bathrooms. And we built new in 2005, one of our air/heating units went out. Had to replace it and our windows went bad and had to replace them about 2-3 years ago. Our house payment is pretty good. Only $777 for 30 years. But I pay extra every month toward the principal to get it paid off early. (I hope, God willing). But to be honest it’s hard to come up with the money to buy a new air/heating unit. And new windows and still have a house payment too. Thank God our 4 Runner and truck is paid for. I use to drive a School Bus for years and back in 2015 I feel and hurt my back. (Not at work) Dr. Said no more driving bus or working. After about 61/2 yrs I finally got my disability started. I used my whole monthly check on the house pmts. And with my husband check we paid all other bills. Thank God our vehicles was pd for. If we would have had a new car pmt and house payment and normal bills. It would have been really hard when I was told I couldn’t work anymore. (We would have had to get rid of a new car if we would have had a payment. But ours was pd for. Pray together about what is Best to do for your family and let God lead the way. Because even if y’all buy new in 15-25 yrs and the windows, air/ heating unit, roof or anything goes out it’s more than likely that something will need fixed or replaced before your new mobile home would be pd for. And if something happens to you or your husband. (Hopefully nothing does) But please be prepared. Cause when I fell and messed up my back. It happened in a flash! I had no idea something like that was going to happen. And believe me even with doctors and a lawyer you don’t just get your disability started over night. It takes years and lots of stuff to go through before you get it started. And both our kids are grown and moved out. I fell at age 48 and I just got my disability started at age 54. When your under age 55 it’s really hard to get disability. I will continue to keep you all in my prayers. But you and your husband pray really hard and let God lead y’all in the right decision on buy new or used. ❤God Bless you all!     Call references on moving companies. If they don’t get the seams perfectly together and level it will ruin your house.

    God will show you the path to take. Could you put some of the children in the master bedroom and you take the smaller one? Or use some outside space for a school room until you are ready to extend? Xx

    My immediate heart response to this video was "No! Please don't do that to yourselves!"
    I'd honestly recommend looking at building on the property rather than buying a mobile home if your up for a project... it will be worth more in the long run... but if you can't afford to, then I'd personally go new...

    Most mobile homes are set up kind of backwards, the thought I think is because you dont want all the foot traffic through the living area. All things worth having usually arent easy, praying that the lord continues to guide yall ❤❤❤

    The last mobile home you had shown on another video did not have such an open floor plan. I like this one how the kitchen opened into a living area and you had two living areas. I see a lot of potential.😊

    Thoughts: I agree about renovation….it is actually like building your own home and making it yours as you go. With a new one you are going to have to redo also so skip new phase and that cost. I think you ALL are capable of fixing up and you are comfortable and kids safe where you are now so I assume you could fix up while living in your current home. One thing to remember is you have more daily work now with all the kids perhaps than last fix up time. Kids could and should help. The older girls are great with little ones so that is good start. The older boys and other girls can help also. I truly can’t imagine how much a new 5 bedroom modular would be….scary. I vote for used and fix up.

    I know you all have been leaning toward mobile homes. I would encourage you to think in terms of modular homes. I have always been of the understanding that mobile homes depreciate a lot! ( not a great investment). You have the land so that is great. Best Wishes.

      It depends on the situation. If it’s on land or decent neighborhood, we’ll-maintained, and any an area where values of all property types are stable then it appreciates or depreciates as any other property type would for the market conditions. Stick-built houses depreciate when in many situations too.

    I would do a fixer upper. 1. reason is You know the materials that is going into the home. I don't know the codes in Fl but in Alabama my dad bought a single wide that needed work put it on his land added on to the front of the trailer a large livingroom master bedroom and another bedroom. Then started repairing the older part of the trailer and had a large dining room and kitchen combined then down the hallway the laundry, then large bath and extra bedroom. Then after all this he had all the trailer frame on bottom removed put on foundation so it was never considered a mobile home any longer. But at this time all us kids were out of the house.

    Are there repo manufactured homes that would be significantly cheaper? Just a thought. A fixer upper would be hard with your large family. Praying for God to guide your path.

    Jessica, do what you and Nathan feel is right. No one here will be paying for the new one a lot are encouraging you to buy. It is really not a good time to buy anything new.

      An inspection is a good idea. We decided not to do this house. There is so much that is entailed in this for us… I’m ready to be done but it’s not yet, so patient I must be. ❤️❤️❤️

    Do you have Amish builders in your community? We do in KY & they are very reasonable and skilled. Their prices around here are probably $100k cheaper than a new modular home.

    New ones are so expensive.
    Eight years ago we bought a used, remodeled one on a private lot. We could in no way get the same size (30×70) manufactured home today for that price.

    It may work for you, if you DO IT and can financially complete it. You will definitely need a good AC and Heating system. I only say this be because in the past you’ve mentioned you can both be procrastinators. Wishing you well in whatever decision you make.

    I got tense just looking at all the work the house needs. You are much younger than me so maybe that’s it lol. Unless you are saving soooo much money for all the time and work you will be putting in I would buy new if you can afford it. This isn’t projects this is a full remodel and construction. But I am praying for you both to make the right decision because God often has diff plans than I would ❤️
