    Having lived in 3 mobile homes one a 1980 and the other a 1993 and I now live in a 1996 mobile home. The biggest issue is not cost or repairs but the lot rent and who the management company is. The first senior mobile home park I lived in the lot rent went from 775 to 1100 in three years. The second one the lot rent went from 350 to 700 in 4 years and the ownership changed and they were abusive and the only way it stopped was I had to contact the county district attorney on elder abuse. My current mobile home I own the lot. If you want piece of mind own the lot dont rent the lot.

      I'm so sorry you had such bad experiences in parks. I absolutely agree with you that owning the property your home sits on is the best scenario. I am extremely fortunate that the park I live in is still owned by the man who developed it back in the early 70's. He has tried to keep the rent as low as possible since quite a bit of the tenants are on fixed incomes. He is in his early 90's now, and upon his death his son will inherit. He said he's made him promise not to raise the rent unless it becomes necessary, but time will tell the story. I bought my home in 2011, and the rent was $260/month. It is now $475, which is still cheap by today's standards. If it eventually goes to a rate I can't afford, I'm going to have to make a decision, which will most likely result in moving. But, we'll see how it plays out. Thank you for watching and commenting!!

    I’ve bought and sold several homes in my life. I believe that looking at the mobile home yourself is a given, but hire a home inspector for Gods sake!
    And preferably an inspector that is familiar with moblile homes.

    Thank you for making this video! I'm under 30 and with the housing market and rising rent situation as they are, I'm looking for older mobile homes to buy. If I find a good one, it will be much cheaper than these constant surprise rent raises. Will definitely take all of your tips into consideration!

With the housing market the way things are now, even an older mobile home in decent condition is selling for over $100k here. And then of course, it depends on if they are in a park or with land. There are pros and cons to both scenarios, and it just depends on a person's situation. Please let me know if you find one to buy, I would really like to hear!

    I wouldn’t get a voltage tester as you say I will pay $200 and have an expect or come out and inspect all these items the piping the electrical, the roofing all these things should be checked out by a professional

      Yes, it is a great option! I know mobile home park living isn't for everyone, but in my case, it was and is the best option for me. I have no house payment, and only pay my space rent. Water, sewer & garbage are included, so it's pretty cheap living. I hope you can find a similar set up!

    Currently looking for one now and your video has helped me greatly as to what i should be looking for, research is a must and just starting out have never owned one before and don't have room for mistakes, i live in MN so i also have that worry about pipes freezing in the winter time in the back of my head.. but anyways great video, and i have subbed..

    Great tips. We have lived in ours for 24 years on our own property. You learn nothing is square or standard size. Also if your water heater has an outside door for access a water heater blanket really helps with energy costs. TFS 👏👍

    Hi Wendy Just an fyi, your washer hose make sure you replace with Steel belted hoses. We had a washer hose break and it flooded our in tire down stairs.

    FYI if you have a gas furnace use it once in a while or it may rust out then it won’t when you need it..
    Use the heat pump all you want but run your furnace 2 days a month

    Thank you! Great tips! You seem like a very lovely lady, I would love a neighbour like you! :D I'm going to be looking at an older mobile home in a retirement community. It's terribly overpriced, but the owner is desperate to sell so I might get a good deal... I'll see how the place looks first. Got my own realtor to look out for my best interests and will be getting a home inspector who specializes in mobile homes. :)

      You are very informative. Anyone wanting to buy a mobile home, on a rental lot. Be very cautious. There are business people, landlords increasing lot amount on tenants. It can cost 10,000 to 15, 000 to move your home, depending where you move. 12 yrs ago cost me 2,700.00 to move. God Bless

    Good stuff. I’m taking notes. Currently have an offer accepted on a SW in Florida. Inspection is tomorrow. I won’t be able to afford insurance for sure so I at least want to know that what I’m buying is safe enough to live in.
    The inspection is $510. $100 of that is for termite inspection.

      @@WandaRaible-yh8qq That's awesome, congratulations! As for the insurance, I want to strongly encourage you to find some that you can afford. Believe me, I TOTALLY get not having the money for things, but insurance is so important. When I had that horrible water leak, if I wouldn't have had insurance, I would have had no way to do the necessary repairs to my home. Anything can happen, which I'm sure you know, and might even happen by way of something you would never have imagined. My insurance company only insured mobile homes, and their rates are affordable; it just depends on how much you're insuring it for. For instance, when I bought my home, I had next to nothing for an income. I insured it for $10k to start with, and it was $87 a month. When I had that pipe break which flooded the floors in 3 rooms, I was still at $10k for insurance, and that was BARELY enough to fix my home. At least try to get the bare minimum; you can always increase the insurance down the road when you can afford to. I am so happy for you, and wish you many years of happiness in your new home!!     Great tips. We recently bought a 2022 Double Wide and even though it is brand new, there are problems with the flooring. Thankfully the home is covered with a 2 year warranty and will be repaired at no additional cost.

    There are not many options in my price range. I am in my 60s and looking at a 1972 single wide mobile home that has been beautifully remodeled, but of course I don't know about the roof or the plumbing. You make some good points, but I am definitely going to hire an inspector because I don't know about any of this stuff and I don't have anyone that could crawl under the house or go up on the roof.     Great tips, Wendy! Very thorough! I am in my 2nd MH, and love MHs! Generally, they are a very efficient use of space. We bought ours on almost 2 ac and love it. One other thing that might be helpful, (but not an easy vlog), would be tips on how to access the MH park or neighborhood, including your neighbors. Every time I have been home shopping, I wonder about the neighbors- and have had a bad experience or two. Thank you for another great vlog!!

    I own my Pier and beam home🏠 nothing fancy but it's mine and the land. I pay $135.50 a month for my home insurance. My direct TV is $144.20 a month Now that's ridiculous.😒

      Oh wow! I know what you mean though; I was going to get cable TV when I first got this place, and just for basic cable it was so expensive! I said forget it, and went a good 10 years without it. I finally got it hooked up just about a year ago! It's just ridiculous, as you said, how expensive it is!! Thank you for watching!!

      I hope so! There's a RUclips channel I watch, and the woman found a mobile home on Marketplace for $500! And it is in surprisingly good condition! You never know.....keep your eyes open in unexpected places!!

      That does seem to be what people think, but I believe it depends on the area you live in. For instance, I live in a rural area, and real estate prices are insane! The park my home is in is the nicest one in this area, and people are always wanting to live here. As soon as a mobile home is listed for sale, it usually sells within a week or two. Right now, there is a 1976 double wide for sale, and they are asking $130! And they'll get it! I bought my 1981 double wide in 2011 for $10k. I have made many updates such as having a heat pump installed, new flooring in the kitchen, dining room & guest bath, and a few other things here and there, and I have no doubt that I could easily get $100k for it. The one across the street from me just sold in February for $120k. So, to answer your question, it depends on the location of the home, and also the condition of it. It just depends on what the market is at the time. I wish you all the best in your search! I absolutely love my home, and it just makes me so mad when people think of them as not living in a real house. Ridiculous!! I take great pride in my home, and have never once regretted buying it.       I am insured through Foremost. They only insure mobile homes, I believe. They have been wonderful to work with!

    Hi i just bought a mobile home and i will call the Exstormnatior to make sure theres no opening at all my fear will be Rodents so i got to know that my mobile.home will be 100% sealed if not i will sell it ASAP

      I don't blame you one bit! I think that's a smart move to have them come check. A friend of mine just bought one (used) and made an offer on it which the seller accepted. She decided to have it inspected just in case, and it turned out to be a good thing because it had a LOT of issues that needed to be fixed, the roof being one of them. It's expensive, but in her case it was money well spent because it saved her from some huge problems. She withdrew her offer and found something else. I wish you all the best in your new home!
