  • Roof cleaning is required maintenance for all composite shingle roofs. This video shows a basic overview of the roof cleaning (algae stain removal), restoration, and maintenance (nail-lifted shingles and caulking) of composite shingles, start to finish using the soft-wash method.

    Great video! Love the rinsing part. Too often most say NEVER rinse but the rain rinses anyway so why not speed up the process for your customer.

    Very impressed with your professionalism! The only thing i do differently, I start my rinsing at the bottom to dilute the water to SH ratio run-off. I Love to see other Roof Washers that have actual roofing knowledge. You are definitely a credit to our profession! Keep on Rockin!

      @user-nk4ny9rx5p i know this is old but it was never answered. The salt is sodium hypochlorite, which is the active ingredient used to make bleach. A mix of bleach, water, and a surfactant, is what is used in the softwash roof cleaning process.

      This may be illegal in some places without a contractors license. A friend of mine that does landscaping did work for an elderly lady and after completing his work and collecting payment, he noticed a board was loose and was a trip hazard. Being a nice guy, he grabbed a screwdriver and tightened the boards back down and went on his way. Little did he know a contractor drove by and saw him working on the deck and knew he wasn't a contractor and called the police and reported him. The police came and picked up my friend a little later and he got to spend the night in jail until the following day the police spoke to the elderly lady and when it was apparent she had no idea he had fixed her deck, it was obviously not something he charged for and was doing as a kind gesture, they released him. Before doing any add-on services like this, contact your insurance company and make sure you're insured for this type of work, and that you do not need a contractors license to do these types of repairs. Better safe than sorry.

    Great job on the video, after the roof has been treated and rinsed do you use one more application of solution for warranty protection and a long lasting finish? Also if you have to flush out your chemical line you can put the suction tube in a water tank or pale and use your system while flushing it out to rinse the roof, just a thought and then you could use the proper spray nozzles for better coverage. WASH ON! :)

    Good stuff, I simply charge by sf of home similar to your formula. Always meet my hourly rate and always do estimates over the phone. Now I have my estimates outlined on my website as well and have never looked back. 😊👊

      So you generally charge one fee per 100 sq. ft., no matter if the roof is single story or 3 story, if it is a shallow walkable pitch or steep and unwalkable pitch, or if there are gutters or not, or if there are a lot of sensitive plants or it is dripping into a bed of rocks with no plants around, if there is no debris on the roof or there is so much debris it takes hours to remove, or the roof is very lightly stained, or heavily covered in moss and lichen? If that works out well for you, that's great. I don't see how that works out without over charging simple roofs or under charging more complex roofs...?

    Nice work, most soft washers do leave after they spray the chemical on the roof and do you know what happens the next rain storm ? All that stuff you're rinsing off ends up going down the gutters and staining the driveway with a milky white powder that needs to be power washed off. I'm very glad to see that you guys are professional, great work.

      What in the roof cleaning mixture would cause a milky white powder that needs to be power washed off? Very few roof cleaners use calcium hypochlorite, but that is the only remotely white substance I can think of. I find it hard to believe that is the issue as I used calcium hypochlorite when I first started and never had any issues, even when the downspout ran across a black asphalt driveway. You may have come across someone trying to use a non-bleach alternative, but those roof cleaners are few. Or someone may have used TSP? Phosphates are bad for the environment so I've never used that so I cannot do more than guess on that one. Soft Washing done correctly, with or without rinsing the roof will not leave a milky white residue.

      Do your mixture light, test it out on a small portion, maybe on the area of concrete covered in algae or on the roof. Increase or reduce the concentration as required.
      Every roof cleaning is different. The key is dynamic in operations.

    The person that cleaned my roof left a powdery white residue on my roof and then Some of the moss and dirt started falling off of the roof later but there’s still moss up there. Now fine black particles that look like grains of sand are falling onto my porch. Did they ruin my roof?

    What if your customer doesn’t have gutters to collect all the bleach? Do you tarp? Do you build a “trough”?
    Seems like price per square would increase significantly if no gutters to catch the bleach.

      UXO22 I’ve never caught any of the runoff from cleaning my roof or house. I just make sure to rinse everything well after I’m done. Nothing has died or suffered any ill effects perennial plant wise. If there are any annuals you may want to cover them or rinse them as well. The salt in the bleach is what will cause problems. I usually use 6% bleach.

      It depends on your zone and concentration of your mixture, and the time of the year.
      If your clients want quick results, you must rinse and even rinse before the recipe dries out or over stay on the roof.

      @@defiantlion231 A lot of those so called real men from yester-year are not here because they fell to their death. Let's say this guy is working without a harness and falls and is badly injured. He may be on disability for the rest of his life, which is tax dollars that could be saved if they were smart enough to wear safety gear. If he falls to his death,. that makes EVERY roof cleaner's insurance rates go up, so it isn't effecting just him, it is effecting the entire industry. Or if this guy is the primary source of income for his family, working without safety gear doesn't make him a real man, it makes him an idiot for risking life and limb when his wife and children are depending on him. Ever try to play tag or chase your kid around playing tag or jump on a trampoline while in a wheel chair? By law he is supposed to provide safety gear for his employees. If the owner gets on the roof and risks his life, that's one thing, but not providing proper PPE to your employees and putting their lives at risk is a much larger offense that can result in fines of over $100,000 per instance. He took so much time to rinse the roof which isn't necessary, yet couldn't take a couple of minutes to put on a safety harness and rope. The ARMA document he referenced is a home user DIY method, not how 99.9% of professionals do it. Plus if you wanted to get technical, rinsing that roof was a bad idea. The bleach on that roof is not 100% inactive so rinsing it down to the gutter and down the downspout is sending it right into the storm sewer which is an EPA Clean Water Act violation that could be quite costly. If you look up the 10 most dangerous jobs in the USA, anything with working on roofs is usually ranked #3 or #4. People think being a fireman or policeman is dangerous work, but if you took the number of deaths per 100,000 employees, combining BOTH the number of deaths of firefighters and police doesn't even break the top 10. This is extremely dangerous work, and when accidents happen, they are quite often major injuries or fatal. So you can people pussies for wanting to be safe and make it back home to their families that night, but those pussies will make it home while those real men you speak of, have a greatly increased chance of severe injury.

      Kyle Hurlbut - The Asphalt Roofing Manufacturers Association (ARMA) is a trade organization for asphalt shingle manufactuers and they have been saying to use bleach on asphalt roofs for years. You can find technical documents if you search dating back before 2005 stating this. This is the current version as I post this in November, 2013. Google ARMA Technical Bulletin Roof Stain and you'll be able to find it too. The literal bottom line also states not to use a pressure washer on an asphalt roof for any reason. I mention this because a lot of home owners do this, and sadly, a lot of so called professionals do this too, even though this bulletin has been out for well over a decade. asphaltroofing.org/algae-discoloration-of-roofs/

      Dave, many professional roof cleaning companies wear a form of fall prevention body harness and secure themselves in a manner so their ropes will stop them before they slide off a roof if they slip or fall. Although in their defense, I'd wager in most cases they would have sprayed this roof and similar structures from the ground or step ladder or extension ladder spraying from the gutter line versus from the rooftop. They likely chose to clean this roof from the rooftop because it is easier to demonstrate the process and easier to view with the camera angle than to do the same video on a higher roof. General comment (not directed at your comment Dave) - Keep in mind that when a company posts a video such as this it isn't going to be 100% accurate on how this exact roof would be cleaned, it isn't a training video to teach people step by step how to clean a roof - it is an exaggerated example to show customers how this single company does work and displayed in a manner that is easy to see and understand. These videos are to show potential customers roughly what to expect when their roof is cleaned.

      @@MrBobWingard Bob, liquid bleach is "Sodium Hypochlorite" - the Sodium is salt. The sodium/salt is what is so dangerous to plants. The bleach itself isn't very harmful to plants at all. You could take what he is spraying on the roof and spray the yard and you would get a big dead spot. You could switch from liquid bleach (sodium hypochlorite) to powdered bleach (calcium hypochlorite) and spray the same strength mix in the grass and not see any effect, or if you're heavy handed you may see some brown on the edge of the grass blades for a single mowing. The difference is the salt is toxic to plants. Powdered bleach is much safer to use around plants, but if the person on the ground isn't on the spot, you'll end up with little white calcium spots on surfaces where the wind blows the overspray which is difficult to remove, thus why so few people use it.

      @@MrBobWingard Bleach does break down into its component elements. Bleach is NaClO, Sodium chloride, and oxygen. If you leave bleach outside in the sunlight in a sealed container it will break down on its own to the point it is no longer bleach, and all you have at that point is salt water. I had a 5 gallon tote of 12.5% liquid bleach left over from the last job I did last year (October or November) so it was too weak to use when the season picked back up this year. I just left it sitting there and when I bought a new house this August, I used this in my home made weed killer. The common yellow color to the bleach was 100% gone. When I opened the 5 gallon tote it had absolutely no bleach smell to the point I stuck my finger in the liquid and tasted it and it was nothing but salt water. Bleach isn't stable like water. If you put water in a sealed container and come back months later, it will still be water. If you put bleach in a sealed container and come back months later, it will break down to simple salt water. If the container is not sealed, the water will evaporate and leave behind the salt. So if the NaClO breaks down to H2O and NaCl (Sodium chloride, a.k.a., table salt), yes, it does break down to its component elements. If you check with the EPA they will tell you that after a few months that liquid bleach (sodium hypochlorite) is no longer effective per EPA standards as a sanitizing agent. The reason why is because bleach breaks down, even in a well sealed container. So before you call someone a moron, perhaps you should do some research first.

      There is no conduit showing anywhere in this video. Conduit is tubular and is what you use to runs wires. If you are talking about the metal trimming around the edge the roof I don't see any difference from 5:00-5:40... Don't be a hater... I do this on a regular basis and they did a good job. But their name tags are HUGE!

      Those are called gutters and downspouts, and they are not rusted. The salt and bleach isn't in contact with the metal long enough to have a galvanic reaction. Learn what you're talking about before spouting off nonsense and trying to harm how somebody feeds their family and employees. There's no need for that.

      But a "square" in roofing terms is a 10'x10' section, or 100 sq. ft. It's actually a little less, as there are 3 bundles of shingles in a square and each bundle is approximately 33.3 sq. ft.

    $20 a square foot you outta ur mind that means y would charge $1000 just to do a jail cell that what that comes to $ 960

      He didn't say square foot. He simply said square. A square is 10x10. So it's $20 per 100 sq ft of roof.. comes out to $2 per square foot and is an average cost of roof washing. Pay attention next time.
