    Thank you for the video! I live in adair park and work for Microsoft, and am trying to follow this stuff. I’m definitely wondering when we will start seeing more taller buildings on the west side of I 75/85, I saw 6 cranes building on the east side of it the other day haha.

    Maybe mention that Microsoft opened a HUGE headquarters in Atlantic Station in 2022. Seems relevant.

      Well, the picture on this thumbnail is the Microsoft office at Atlantic Station. That really isn't the story, though. The southwest side of Atlanta has been underdeveloped for a long time now, and MS moving their east coast campus there gave a lot of hope to the community. And for at least the near future, it's not happening, and has put the brakes on other development.

    Gentrification is almost entirely just the racialization of the housing crisis. The size of the O4W community before and after the “gentrification” is honestly incomparable. Before, there were maybe a couple hundred residents among multiple hundreds of acres of cratered parking lots outside of abandoned industrial buildings. Now, the area is home to tens of thousands of new residents. The two are not comparable.
    West side ATL has far more people than pre-BeltLine O4W had, but using that as justification to prevent a much-needed development investment in a neighborhood is insanely stupid. There are literally tens of thousands of jobs and homes to be obtained for less than hundreds. And those hundreds would obtain a massive payout in the interim. Agonizing over the “gentrification” of areas where almost no one lives, and no one ever visits, and no financial opportunities exist, is stupid. You live in a city, and cities change. It was the same in ancient Sumerian cities and it is the same here.
    There is not something inherently magical about the racial demographics of 1990s Atlanta census data, where any deviation from that, even with massive double-digit billions of dollar of development investment, is inherently a travesty.

      As I said, so many things have been set in motion that change is inevitable. We've already seen so much redevelopment in the Decatur/Brookhaven area and plenty more is on the way. Atlanta inside the Perimeter will look drastically different in 20 years, especially on the West side.
      Some people are bothered by change, some people resist it at all costs, but things are always changing, sometimes quickly, other times so slowly it's hard to see. But things are always changing.

      Too many people on the Westside are more concerned with keeping it black than seeing good development there. I grew up on the Westside and I tell people gentrification is for anyone who can afford to live there including you. It's not just for whites.

    If MS doesn’t come, and the west side still gets some developement, how far west (west of the WS Beltline)could you be to still get a decent ROI, or is it only the homes directly on the west side path that will get it?

      Long term, I think everything ITP in Atlanta will be more or less updated, modernized, fixed and fluffed. The one intrinsic problem I see in ATL West is that much of the housing stock was built in the early 1900s, before modern building codes. Having lived in and renovated one or these homes, I can say that they pose many renovation challenges that you don't typically find in houses built after 1955 or so. The other issue is that many of these homes just were not well maintained. It is really going to be a long game for the Westside, even with the new infrastructure.

      One other very real possibility is that much of the existing housing will be demolished and replaced. This gets into historic preservation issues and -- while there are some historic homes in ATL West -- much of it is really mill housing, poorly built from the start. It does have some charm but it is of marginal historic interest. If the COA decides they want to go full historic preservation mode, it will slow the redevelopment dramatically.

    Development on the westside has more to do with the Bell Quarry Park than the Microsoft HQ. The Park is moving forward.

      The Park and the Beltline will bring people in, sure, but that will be on a much longer timeline without the giant economic engine Microsoft would create. The park itself is nice (although basically brand new with very small trees, it feels like a new subdivision in some aspects) but that won't be enough to transform the Westside.

      The park was watered down from the original renderings. The whole southern end next to the quarry is untouched. That plus Microsoft walking away is bad news for this area. Microsoft isn't going to develop this area and they should sell it asap to a developer who actually wants to build on it.

    Something similair happened in california. Midcity which is next to Culver city started hearing word that they where going to open up goolge and amazon there.

    Question❓️ Do you think one reason why they placed a halt on the project, is because of what happened to silicone valley bank ❓️

      No, I think it is just a general response to the overall business environment. Business is down significantly after the COVID boom years, and companies are adjusting their workforce and footprint accordingly.
