    Hardly anyone owns ther homes to help gen z as you call them. So I found this statement to be kinda silly. Most of your people who own there homes are having to allow there children to live with them currently as the Gen Z bunch cannot even afford to rent anything due to prices artifically inflated prices being stoked by the evil fed government as a form of wealth stealing in reality. This is the same reason insurance home prices and property taxation is out of control. This is nothing more than wealth stealing while staving off a collapse of our monetary system. This is very obvious because house prices here in georgia are up by over 100 percent in reality. Housing prices have double why as there is no real good reason other than a planned dirty event just like every planned event in our history. That has included major theft of wealth all planned by the way. Tell the whole truth!

    Don’t move to Atlanta ga. People are so so rude. They will kill you in traffic just to be 5 seconds ahead. Nobody in this town is friendly like he says unless ur in the suburban neighborhood. This place has gone so downhill in the last 10 years. Not to mention so much violent crime.

    Great video…. I needed this. I was there in 2013 until 2021 working for pepvoys headquarters in kennesaw unfortunately they relocated to Philadelphia they offered me a position but my wife was almost due with are daughter… relocated back to south Florida 🤦🏾‍♂️🤦🏾‍♂️ worst choice coming back… finishing my last couple months here and heading back… currently in the public housing field last couple years and I can’t wait to see what this not new but new move back brings me 😂😂😂 great video again

      Ha! You've got sharp eyes. That is no where near the norm for Tucker. This is a new build community that is in the closest part of Tucker to the Briarlake area, and I am guessing they are hoping for people who want to live in Briarlake but can't afford will see Tucker as a good option.

    Maybe people renting out short term rentals is a big part of the problem. Why else did houses disappear almost overnight? My suspicion is the post baby boomer generations are the ones trying to rent out houses short term, not the boomers. Maybe younger generations need to look at themselves.

      Maybe so. I still think a lot of the problem, especially in Georgia, is the institutional buyers (like Black Rock) buying up whole neighborhoods of single family homes for rental.

      if the institutional investors are buying up houses for rentals then they are placing them on the rental market. That does not decrease the amount of rental houses. Making the houses short term rentals however does decrease the amount of traditional rentals. Within 10 miles of me there are over 800 properties listed on Airbnb. Check out how many are in your area.

      You are thinking ahead! Make sure if you re-do your bathrooms that you put blocking in the walls so you can install grab-bars later.

      Winter is very short and mild. We do have many days with below freezing temperatures, but it really doesn't last long. Spring lasts a long time - we have lots and lots of pollen in the spring because we have tons of flowering trees, shrubs and plants.

      Hi @fajardarmawan7558! April is spring in Atlanta. It's a month where the weather can be all over the place. We often will have late cold blasts in the spring. Usually most people say it's not safe to put new plants in the ground until after April 15.

    My wife and I retired to Georgia in 2022. We are right downtown, but in a one stoplight "city", about an hour from Savannah. We used to live in a notoriously rough suburb of Los Angeles, Compton, California. With the proceeds of the sale of our property there, we were able to retire mortgage-free in a big, beautiful, 125-year-old Victorian farmhouse with nearly an acre of land. It's within view of the county courthouse, so was not surprisingly the former residence of two prominent local lawyers of the 19th-20th centuries. It needed some TLC, but, with a reasonable investment of money & effort, has been given a new life. We used to worry about stray bullets; now we worry about deer and rabbits nibbling our garden! The townsfolk are friendlier than we expected, too.

      Hey! Thanks for watching. According to Accuweather.com, in January 2023 we got one day of below freezing weather - on 1/15/23 the low was 29 and in February 2023 the coldest day was 2/18 with a low of 29 degrees. Most of the days in both Jan and Feb were lows of mid 40s-50s.

    The buyers agent could just ask their client the buyer for the fee to pay them. Very easy... The buyers agents need to show their clients their value and then ask to be paid by them for their service

      Yes, theoretically, and that does already happen in some circumstances. However, it will definitely put pressure on buyers, especially first time buyers, in this high interest rate environment.

    you'll see "by owner" and transactional broker relationships take over. Im in process of getting my license and i think this is going to be the most profitable road ahead.

      The problem with by owner is that you can't create any value other than listing the house on MLS and then changing the status to closed at the end. Selling a home is unlike any other transaction you engage in life. People need help with that. Most people instinctively understand this and hire an agent. Some people think they can DIY and find out the hard way how difficult it is. If you are getting a license only to do data entry into FMLS, there isn't much value to the consumers, and won't be much profit to you.

    Best video I've seen that really unpacks this ordeal. I think this lawsuit is only aimed at the seller remorse of not reading or understanding a good contract and the jury probably has no idea what it takes to sell or buy a home. You tell someone that if he loses in court he has to pay the other attorney, and THEY WILL STILL WANT A LAWYER. Representing yourself in a home purchase is SHOOTING YOURSELF IN THE KNEE CAPS.

      So true. People don't know what they don't know until it's all too late and the mistakes are very expensive to correct. I tell every home buyer "get the sewer scope!" and I can't tell you how many times I've gotten my buyers new drain lines with their home purchase. That alone can be a $7-10K value. The goal of the listing agent is to max the price and the net to their seller. They aren't going to tell an unrepresented buyer "hey, be sure to check the sewer lines! That's a very expensive repair!"

    This is fantastic! It's long past time real estate agents go the way of the Dodo Bird. The reason the jury came back so quickly is because its obvious what a scam the U.S. Realtors Association is and the entire way we conduct real estate transactions here. Its good to see people stand up and beat the NAR Lobby.

      Of course, I think you are completely wrong. REALTORS create value by guiding people through the largest and most stressful financial decision they will make in their life. There are many people who wouldn't even own homes without the assistance of an experienced agent. I had a lovely family of five who was stuck renting, had too much debt. I connected them with one of my favorite mortgage people who helped them get their debt and credit straight so they could buy a home. They've lived there for almost three years now. That's truly making an impact in someone's life for the better. Anyone who can't see the value in that will probably never own a home!

      ​@@movingtoatlantaga What you're describing is actually bringing a value (I'm still not sure it's worth 5-6% IMO for "referring someone to a MLO," but I digress). The issue is the extreme low bar to entry in real estate, when like you said, you realtors are entrusted with guiding people through arguably the biggest financial transaction of their lives. And some of these people "doing the guiding," with all due respect aren't exactly the sharpest tools in the shed themselves. I think of the people I know (many friends and relatives) who've become realtors/agents in the past 5-10 years, and most of them, God Love them, but aren't exactly cream of the crop in the brains department. My sister-in-law, a now 30 yr old former teen-mom, no college education, graduated with a GED at age 21 from a continuation high school on a whim decided to become a "real estate agent" because she saw her friend doing it. She studied for her 1 month or whatever is required and got her real estate license. Because she is a conventionally attractive, younger woman she had no problem finding some some sleazy realtor/broker to let her work under him and now I shudder to think of these poor people embarking on their journey for homer ownership being set-up with her. I love the girl, but knowing her and her history of irresponsibility I'd struggle trusting her with my coffee order, and she's walking unsuspecting people through the most consequential financial decision of their lives? ((Shiver)) When I was in college I worked at a T-Mobile Kiosk in the mall, and all the slimy sales dudes I worked with then have transitioned to "real estate" over the past 5-6 years. Having witnessed just the way they conducted themselves with less than stellar morals in order to sell phones for a lousy commission I shudder to think what they tell these poor clients of theirs to push them into a house. And it's been far too easy money for dumb people. Now, I don't begrudge people earning a living. I could get on board with Realtors if I presumed they actually were doing something myself or modern technology couldn't at a fraction of the price. But over the past 4-5 years when houses were selling themselves and a realtor is being paid $20K-30K commissions on average (in my Seattle market) to simply unlock a door and send back and forth a few DocuSigns docs. hahahah Fat Chance convincing me that is "well earned money." Bye Realtors. Let the real good ones who actually serve a purpose survive, and thin the herd.
