Nice video but you've ignored some areas south of Atlanta such as Peachtree City and Fayetteville. Granted, these are older communities but there are some great advantages to them such as warmer weather and closer access to both the airport and Florida. Of course, the problem with virtually any community or city in ATL is poor local roads and the resultant traffic nightmares.

We moved from NYC to Stone Mountain GA and lived there for years. We recently moved to Cumming and it is a great town. I have no complaints I just hope it doesn’t get crowded.
Wow, excellent video. I moved to Alpharetta in 1990 and moved a bit North to South Forsyth County in 1996. I’ve since left the area in 2016 and found a small town Like Alpharetta used to be. It was really nice seeing all the changes.
Sarah (obviously not from Ga) is defining what we refer to as Yankee Avenue. That is the counties North of Atlanta, where the relocated Northerners moved into. Everything there is expensive. All housing there is above $600k +, and the traffic is horrible, as your fighting the other million people trying to get to the same ball game or, school, or work, or music event, or the lake... your life is spent "in traffic" I'm talking creeping along, bumper to bumper traffic. Areas to the East, or South or West of Hartsfield are easier stress wise, and generally cost less. Don't be lured in to the "Revitalizing Atlanta" market as that has been a complete bust. Prospective buyers paid 1/2 million for revamped, 2 bedroom, 700 sq/ft homes, in very low rent neighborhoods in the city, and lost their shirt in the process. It was a dumb idea, that just proceeded down the road to failure, but its still being pushed by Fulton county.

Have to admit that Dawsonville sounds the most appealing, but our family, friends and church are all in the Norcross/Duluth/Stone Mountain area, so we’ll likely be going closer in.
If you buy in Suwanee make sure you buy within the city limits and make sure you are zoned for North Gwinnett school cluster. YOU DO NOT WANT TO BE EAST OF I-85 or ZONED FOR COLLINS HILL HIGH SCHOOL.
Absolutely not true, since the Yankees relocated here in the 90s... and South Carolina. I'm 7th generation from the Atlanta area, I seen it all... grew up in Marietta. They attempted to make Georgia what they called "Black Mecca", through government funded relocation. For some reason the Washington DC folk, still assumed Georgia was still in Reconstruction. It simply made a mess of Fulton, Dekalb, Douglas Counties. The Federal government is still very focused on forcing integration into rural communities in Georgia. It usually comes with the expense of high crime, and falsely overvalued properties, which lead to high taxes. .... I bought a home in rural West Ga in the late 90s for under $100k, it remind in that range for almost two decades, since 2020, that homes value has jumped to $300k according to county revaluation. Somethings wrong with that rapid a rise in value over just 4 years.
Tucker is convenient to a lot of good places like Buckhead, Perimeter and Atlanta. Those that I know that live there like it but they don’t have kids. The schools are not good at all.
Chamblee Tucker is quite busy (just off of 285) its where most Asians relocated to, in the 1990s. it Also has a large Latino population. Heavy traffic, fairly crime ridden by now.
Avoid HOAs in Georgia. They have too much legal power, and they like to wield it. They are not completely insane, but headed in that direction. HOA Fees here are about 2K/yr
