I love Georgia, been going there since 1988 (I live in NY) family is there but Georgia is growing too, prices are going through the roof and no beach at all!! Savannah is 6-7 hours away from where Marietta( where my family) is. Tax breaks are great especially living in Cherokee county. South Carolina is probably the better option now for affordability and still has access to beaches. Look into Charleston or even inland more by Lexington Columbia which is 2hrs away from beaches. Georgia, like Florida and Texas is way over priced now. Job market is good there but still not like NY but their housing prices are starting to look like NY.

Also not everyone needs to be laid up on a beach everyday, people need a strong diverse economy and other vital necessities for a better quality of life.

Georgia is the NY of the south Atlantic region. It’s both urban with a good balance of rural as well as green space preserve and nature. It reminds me of my home state of Maryland in many ways. Great range of topography and is a gateway to many other regions, by its strategic location. I can drive to the DC/DMV area or further north in a day trip, or the Midwest Great Lakes within under 10 hours.
Growing up, my grandparents and later my parents were snowbirds to Central Florida. I had always thought i would retire to Central Florida. Florida had become like a second home for me. At one time, my wife wanted to move to Florida. In recent years, in our travels to Florida, we have seen so many (for us) negative changes in Florida. Since our daughter moved to North Atlanta, we are considering retirement to Northwest Georgia. As we make trips to the area, we explore towns and communities as possible retirement locations.
It's mind blowing that homeowner's insurance payments in FL are often as large, or larger, than the principal and interest payment. I had a short stint (6 months) in Orlando when I was in my 20s and I chose to leave in June when the heat and daily thunderstorms became unbearable, and when I learned there was an alligator that lived in the pond next to my apartment. I'm sorry, I just cannot fathom having to be concerned over being pulled into a body of water by my legs by, essentially, a dinosaur. I'll take my chances with the occasional bear and a can of bear spray. Grateful for our four seasons, too.
Once we were visiting my wifes brother in Melbourne, Florida, during the summer. We got delayed leaving Florida because of a hurricane. A hurricane was a new experience for us, and it left an impression on my wife. She said "We are not moving to Florida!" I guess it is something you get used to.
Florida original was a cheap place to live ! Not anymore!! Developers came and built homes, Cheap land costs and easy building cost !! Now we have become a hot spot for leisure lifestyle!!! Great, beaches, great weather and plenty of entertainment !!! Our future will be a bit more expensive !! But our politicians need to step up and not turn the state into a financial mess !! Get corporations to follow are rules not make the rules!! The insurance industry needs a complete overhaul !! Who will have the cojones to do so ?

We have considered moving from northwest Fl to Ga as the home prices are so high inFl, the land taxes are high, and the home owners insurance is very high. The towns are tourist towns that don’t have a slow Fall/ Winter season anymore so you are constantly dealing with tourists and increased traffic. The weather is great in Fl, the beaches are beautiful, but the cost of living is hard for seniors. Also the sprawling with constant construction of housing developments is depleting our forests and natural wildlife habitats. Too much growth. Houses are close together and having any private space between you and your neighbors is unheard of. We love Fl so we moved here but now we aren’t sure we can stay.
My youngest brother lives in the Orlando, Florida area. He said one day, "If there is a vacant lot with a pond, count on there being an alligator in it."
I will never understand why anyone lives in any state along the east coast (or anywhere East of New Mexico), I could not handle the humidity (heat is no problem, I live in Arizona). That and living in an area that has a hurricane season is a no go for me, I lived most of my life in California, the only issue was earthquakes (and the idiot voters), but earthquakes are fun and do not happen every year.

Georgia gets stinking hot, has tornadoes and hurricanes too. I like Georgia but it has its downfalls as well. And it is crowded in many of the cities too. And what about the crime? The state tax? Do Seniors get grandfathered homestead exemotions??
Everyone qaulifies for homestead exemption as an owner occupant and many counties have generous property tax breaks for seniors. South Georgia gets more direct effects from hurricanes and the area I primarily serve is North Georgia which just gets rainfall. Thanks for watching!
Just fair warning for those moving into Georgia. The metro Atlanta area is not cheaper than Florida at the end of the day. You can live in a nice small city on the coast in Florida and be paying far less than in Atlanta's metro. I would highly suggest Savannah or possibly Augusta if you are looking to save yourself some cash. Augusta is a relatively nice place all things considered and you've got other city options you can get to if you'd like to spend a long weekend at in say, Savannah itself, Charleston, Atlanta, and slightly longer travels for Knoxville, Charlotte or Asheville. Again, you'd be easily only about 3 hours tops from the beach but can choose a mountain stay in the Appalachians if you want to. Very flexible place. Cost of living in Augusta isn't that bad but your flexibility is far greater if you travel locally. If you want to not be in Georgia I'd reccomend Columbia, SC. Very quick rising city in the South and cheaper than Augusta.
The beach thing and the alligator thing is silly not a reason to leave Florida but there is tons of other legit reasons including the ones you mentioned
Snow in North Georgia is beautiful. We bought a second home in the North Georgia Mountains while living in Northern Minnesota. After a snowfall a few years ago my wife and I drove into Blue Ridge to run some errands. To our surprise, we were the only ones on the road and everything was closed down. The exception was our dog’s kennel. The owners were from Minnesota too…..

Moving to GA is looking tempting. FL is getting too hot and too crowded but I have a mortgage under 3%.

In Georgia your only real flood location are the lowlands near the coast. If you are a 30 minute drive away from an estuary you'll be fine.
