    I sense there’s a bias towards the north of ATL. Ever since I’ve moved here in 2016, there seems to be a negative bias toward the city & south Atlanta. Why is that? I’m in the Conyers/Covington area & the amount of building that’s going on out here is STAGGERING! At least 13 single family, townhomes & apartment complexes are going in right now! The metro is spreading in all directions. This blows my state of Ohio away by hundreds of thousands! Amazing!

    Wow, excellent video. I moved to Alpharetta in 1990 and moved a bit North to South Forsyth County in 1996. I’ve since left the area in 2016 and found a small town Like Alpharetta used to be. It was really nice seeing all the changes.

    Currently in Chicago suburbs, but we lived in the Atlanta area for 20 years. My home here in the west Chicago suburbs almost doubled in value over the last 4 years. That also pushed my property tax bill up to a point where I realize I have to get out. We have a modest 4 bed, 4 bath home and our property taxes are now over $15K per year. *Yes, you can contest taxes on your own. I did it in 2021 in Kane county and got ours reduced to ~$12.5K, but now they are back up over $15K.The weather is also an issue. So we're planning to cash out and move back to the north GA area. I was born and raised here, It's Chi-cago, sounding the same as "shi*" happens.

    The market trends vary from location to location. There are places in this country where home prices ARE falling. The Atlanta area is NOT one of them. There is still too much demand versus supply for the ATL prices to drop.

    let's say prices go down or crash What is going to stop people from buying homes as the prices go down to the "bottom"? The assumption people make is the economy is gonna be in such bad shape that i suppose "everyone will be unemployed " so "no one" will buy enough homes on the way down. My personal opinion is that if prices drop in anyway they will just settle to a new home price but i doubt the new stabilized price is gonna be 2019 levels.

    Very noticeable snub of Roswell. The only town regularly listed as the best place to live in GA. I would say both Roswell and Milton have advantages over Alpharetta… which is nice… but has an identity complex.

    How can you search for homes on Lake Lanier or Lake Hartwell that have a dock? Cannot figure out a way to do it via zillow, redfin, etc. Keyword = dock brings up a lot of homes with community dock. I only want to see homes that have a private dock

    Cobb county and Gwinnett are getting pretty dense. West Cobb is the last area of Cobb with some bigger lots and long time residents with more land. Developers are infilling now, and it’s sprawling into Pauling county, similar to how Gwinnetts explosive development is bleeding into Hall county. The metro is starting to connect to AL, TN and SC

    I read a recent consensus stating that Georgia is now an urban state, with “rural areas”. It stated 30 years ago, the state was rural, with urban areas. It’s crazy how much the state has grown and developed to quite the empire throughout the state. The article mentioned how this extreme change has completely shifted the politics. You should do a video about how Atlanta is becoming one big megalopolis up I-75 to Chattanooga and 85 north to SC. Recently I took a trip in that direction, and the amount of built up development from Emerson, Calhoun, Ringgold, Cartersville, Dalton etc was insane. Apartments, townhouses and single family homes can be seen on I-75 for miles into Tennessee. Now it feels almost like you never leave the metro, especially since Chattanooga spreads into Ft Oglethorpe and Roseville.

    Cherokee county just changed some of the senior exemption requirements effective January 2025 for age 62 and older. Residency requirements. Must live in the county 5 years for senior exemption, etc. They did this as of May 21st, 2024 by vote of the residents in the county.

    I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

    The old town part of Lawrenceville is pretty and quaint, the rest of it is a traffic headache. The state of Georgia is notorious for horrible road infrastructure planning and Lawrenceville is no exception. And they keep building more apartment complexes and cramped townhome subdivisions in Lawrenceville without taking into consideration the additional traffic volume it brings. Typical good ole boy corruption in the Georgia state legislature.

      In June of 2024 (data was released today), according to FMLS data, there were 15,297 homes for sale in the greater Atlanta area. In June of 2019 in the same area there were 19,269. I'm not sure where you are getting your data and would love to look at the numbers you are seeing. Please share with me your data source--I would love to look into this.

      I'm not sure where that data is pulling from as my data is coming from the main MLS system for metro Atlanta, First MLS. I disagree about not using 2019 data. If we are looking at year over year data, 2019 was the closest data point of the last normal market we had. 2020-2023 markets are even lower in terms of available homes for sale. If you look at June 2018, there were 18,126 homes for sale in the greater Atlanta area. Our inventory is still low and in fact, the closest time period that we have had to the current inventory levels of around 15,000 homes for sale was in January of 2013. The data isn't lying, inventory is still at historic lows even prior to pandemic years.

      @@MovingtoGeorgia Are we talking about metro Atlanta? We had unusual spike in 2019 but if you compare to the 10 year average, we are at the same level. There is no shortage anymore for Metro Atlanta area.

    That lake is just a body of water on top of an entire town that was owned by black people. That’s so sad!! It’s technically a historical landmark that ppl sail on for fun! And there are cemeteries down there!!
