Love the idea. All locals should fosters new developments. it will value your properties and provide a good retirement and less traffic. There are ways to do it and still keep the small town feeling. Great video.

When Gainesville booms, do they call it "making gains?" I'll see myself out. I'm always curious of one's history living in places when they desire a community that stays the same over long periods of time. I come from NE Ohio originally, and I grew up in a place like that. I think it gets romanticized a bit, because economic realities strike hard. Man made places don't "stay the same" over time; they decay. Or at least, they do if new investments aren't made to at a bare minimum keep things looking "the same". Both public and private investments. Counties/Cities need to keep up the infrastructure, schools, libraries, etc with new money. Homeowners and business owners need to keep up the look of the home/commericial real estate and property with new money. Those new investments are tough to come by when the area itself doesn't welcome new residents or businesses. This leads to a stagnation in home values, which further keeps the community behind as natural decay takes hold. Property tax increases are often necessary to maintain the look and feel, because the values of the homes themselves often don't even keep up with inflation. I moved to the North ATL metro in 2015 (currently living in Milton). There's been more change in my < 10 years living here than there was my entire life in Ohio. Where I come from, "making it" is becoming a manager of the local Dollar General. Or maybe you become a king/queen and manage the WalMart. However, things DO stay the same, so I guess if that is ALL you want from where you live, it can work. I'm happy for the people of Gainesville that it is experiencing so much investment. As long as the city demands HIGH QUALITY work from developers, I'm sure things will work out fine.
