The spec house you showed on Kenneth Drive is on a nice-sized lot. The previous house on that lot was a remodeled version of an original subdivision house built around 1985. I was stunned to see such a nice house demolished. The latest builder has paid top dollar for lots IMO. He obviously knows what he's doing because he is very successful. Not long ago, I was surprised when another nice, remodeled home on a large lot sold for around $779,000. The buyer tore the house down and built a slightly larger one.

I've lived in Milton since 2019 (in a modest townhouse, for the area). I love Alpharetta. To answer some of your questions, I think is absolutely a place that is worth it so long that one can comfortably afford the rent/mortgage they'll have. If one is stretching the budget to do it, it's not a wise move... but I think that's universally true for any place. I'm beyond grateful that I bought into my home in 2019 because I wouldn't be able to afford it now, both due to the interest rate and the higher market price. And I welcome anyone else to the area so long as they're kind and neighborly. :)
