In my college days, we had a small company that "specialized" in removing squatters. You watch the house carefully and determine how many shitters, I mean squatters, there are and develop the plan to clear them out. Never let them know you're there, just wait, watch and evaluate. Then you strike.
I like it - rather than fighting through the legal system, just wait for them to leave and clear someone else's junk out of your property. Did you install a video and alarm system in case they returned?

Generally when "squatters rights" are evoked it involves a dispute between _formerly_ legal tenants and a landlord. It's such a pain in the ass to deal with because they actually DO have some type of claim to the property a lot of the time (or at least, you have to take them to court to *prove* that they DON'T have a claim to the property).

You can still do that. Offer a local biker gang a few cases of beer (easy to find at a local bar) and they'll have your problem solved in under 10 minutes. Vetted new contractors and saved the association thousands of dollars - and the petty ego's among the homeowners eventually first voted my wife off the board (an accountant who worked upper management in property management) then after me stepping in for two members that quit made it an environment where I just told them to pound sand. The homeowners were just as petty as the board members even after all the time, money and expertise I put into this place to save them thousands. These HOA's are doomed to fail. Sold this place soon after, I'll never live anywhere where it is governed by an HOA again!
I work in this industry and believe me Squatter rights is a real thing!! We’ve had people break into units and basically move in and it’s actually harder than you think to get them out. These people actually have knowledge of their rights and will go through the courts fighting their case to stay. Well, that takes time. Weeks sometimes months go by before we can have the Marshall come and kick them out. It’s complicated it’s not a black and white deal. Very frustrating.

The problem is that people don't realize they have moved in. People scout out empty houses. Do not tell anyone that the house is going to be empty. If you are going to have an empty house, install cameras. The SECOND that someone breaks in, call the police and report breaking and entering. If they have the chance to move in their stuff, it is too late, you will have to go through the eviction process. If they are there long enough to receive mail there with that address on it, it is too late and you will have to go through the eviction process. It is horrible!

It took a while for Metro to get rid of the squatters. They kept coming back. Finally the place was boarded up properly. The property management group was also replaced.

My experience with HOA’s is that usually people want the same thing. A little quiet in the evenings, no one parking boats and motor homes in their driveway all summer, and keep your lawn mowed. But every single time I lived in a neighbourhood with one, there is always someone on the board with a power trip somewhere. It never fails.

Then who will maintain the commonly owned property of the association, such streets, shared walls, etc? No unit owner owns the building that includes his unit. The buildings are managed by the HOA. The HOA is run by the directors of board elected by the owners of the units. The owners can vote to remove the directors and hold another election. But they can't just wave a magic wand and disband the HOA. You're like Donald Trump. You don't know what you're talking about.

If the Board isn't doing its job, the members can vote to remove them and elect a new Board of Directors. You must be a some hillbilly who doesn't know how to read. When moving to Las Vegas buying another home I told my realtor we can look at homes as long as there is NO HOA attached! Even price is not a huge issue with me when buying but HOA is.

Removing an HOA board of directors usually requires 3/4 of unit owners voting in favor of removal which is tricky because normally 1/4 of the unit owners in the association don't care.

I’ve been hearing these squatter stories for years. Squatters take over property they do not own and the rightful owners can’t get them out. Why? Why can these people not be arrested like, immediately?
We had a problem with squatters in our neighborhood in north Seattle. It was a high end neighborhood and the bank foreclosed on this particular home. Squatters moved in almost immediately and we could not do anything about it because the bank didn’t care. The squatters were even able to get utilities. The home finally went up for auction but not before the squatters completely destroyed the interior and exterior.
With as many honest hard-working people who can't afford to pay crazy rents you cant tell me the banks cant find someone reliable to occupy these units until they sell!

Came by 1 day put a note on the door stating the roof would be repaired. And gave notice of the work to be done.Had the roof was taken off with some of the wood and leave the roof partially opened just before it started to rain. Ruined his ceilings in his house but it was the only way he could get them out

Most squatters are smart. They never leave the property alone. One of them is always there.

Vetted new contractors and saved the association thousands of dollars - and the petty ego's among the homeowners eventually first voted my wife off the board (an accountant who worked upper management in property management) then after me stepping in for two members that quit made it an environment where I just told them to pound sand. The homeowners were just as petty as the board members even after all the time, money and expertise I put into this place to save them thousands. These HOA's are doomed to fail. Sold this place soon after, I'll never live anywhere where it is governed by an HOA again!

I work in this industry and believe me Squatter rights is a real thing!! We’ve had people break into units and basically move in and it’s actually harder than you think to get them out. These people actually have knowledge of their rights and will go through the courts fighting their case to stay. Well, that takes time. Weeks sometimes months go by before we can have the Marshall come and kick them out. It’s complicated it’s not a black and white deal. Very frustrating.
I'm pretty sure they could have rocked out if they weren't committing crimes and disturbing the community.

What are they asking the owners about it for? It's out of their hands. They should be asking the government why their laws prevent owners from kicking squatters out. It takes months, sometimes years to go through the process of evicting these bums.

The problem is that people don't realize they have moved in. People scout out empty houses. Do not tell anyone that the house is going to be empty. If you are going to have an empty house, install cameras. The SECOND that someone breaks in, call the police and report breaking and entering. If they have the chance to move in their stuff, it is too late, you will have to go through the eviction process. If they are there long enough to receive mail there with that address on it, it is too late and you will have to go through the eviction process. It is horrible!

It took a while for Metro to get rid of the squatters. They kept coming back. Finally the place was boarded up properly. The property management group was also replaced.

My experience with HOA’s is that usually people want the same thing. A little quiet in the evenings, no one parking boats and motor homes in their driveway all summer, and keep your lawn mowed. But every single time I lived in a neighbourhood with one, there is always someone on the board with a power trip somewhere. It never fails.
Better to live like a King on skid row than to be a slave in a gated community.

Then who will maintain the commonly owned property of the association, such streets, shared walls, etc? No unit owner owns the building that includes his unit. The buildings are managed by the HOA. The HOA is run by the directors of board elected by the owners of the units. The owners can vote to remove the directors and hold another election. But they can't just wave a magic wand and disband the HOA. You're like Donald Trump. You don't know what you're talking about.

When moving to Las Vegas buying another home I told my realtor we can look at homes as long as there is NO HOA attached! Even price is not a huge issue with me when buying but HOA is.

Removing an HOA board of directors usually requires 3/4 of unit owners voting in favor of removal which is tricky because normally 1/4 of the unit owners in the association don't care.

We have two little kids who are still young ----- I can avoid buying single family house but I would NOT get the type of service I need or I have get people to do for me which is very expensive. If you like snow shoveling, cutting grass, climbing trees and cutting branches, cleaning root gutter and etc. Buy a single family house.

No weirdos, no general public --- my property is 3,000 sq Ft bigger than typical single family house and has a lot of amenities such as touchless car wash in the community, tennis court, basketball court, soccer, trail, 5 acre of wooded land, playground for kids (very clean), top of line gym facility and much more. The yard is taken care of like high end golf club. God was good to me and I want to live comfortable.
My garage is bigger than some of single family houses. --- It is an attached three car with extra storages and insulated with climate control.

I’ve been hearing these squatter stories for years. Squatters take over property they do not own and the rightful owners can’t get them out. Why? Why can these people not be arrested like, immediately?

We had a problem with squatters in our neighborhood in north Seattle. It was a high end neighborhood and the bank foreclosed on this particular home. Squatters moved in almost immediately and we could not do anything about it because the bank didn’t care. The squatters were even able to get utilities. The home finally went up for auction but not before the squatters completely destroyed the interior and exterior.

With as many honest hard-working people who can't afford to pay crazy rents you cant tell me the banks cant find someone reliable to occupy these units until they sell!

When were looking to buy a house, agents told me that my only choices were a condo or an HOA. I'll live in a tent before I live in an HOA or a condo. I can use those fees towards my principle.
Mine told me the same thing. I told her you either help me find a house that I want within my price range or I find another agent. So I did and this agent said the same thing at first but I kept pushing and now I live in a house with a large amount of land. They try to do the easiest fasted thing to get money quickly. Yep and we did buy our first home. We closed on April 13th on a 1632 sq ft 3 bedroom 2 bath home. Zero condo fee, Zero HOA fee with a total mortgage payment of only 414 a month, ZERO money down. In fact due to such historic low interest rates, when I found this house on Realtor, Trulia etc, I messaged the Agent and said DONT SELL THAT HOUSE! And we got it!

I don't know if it's the same thing.But a friend of mine had a tenant that was way behind on the rent, went through all the laws and rules.And regulations still couldn't get them out. Came by 1 day put a note on the door stating the roof would be repaired. And gave notice of the work to be done.Had the roof was taken off with some of the wood and leave the roof partially opened just before it started to rain.
Ruined his ceilings in his house but it was the only way he could get them out

I remember a few years before this, I owned some condos just down the street from this particular community, where they allowed Section 8 into the property. Metro was constantly parked in the complex due to the crime infestation.
