    Having a good solicitor who is on your side is absolutely essential. I bought my cottage in Co Mayo a couple of years ago, if it wasn't for my solicitor it would have all gone wrong.

    Maggie - what a star! Been following you from day one via South Africa. Been looking at Irish properties now for 2 years... MAJOR and VERY FRUSTRATING PROBLEM we have is the SERVICE or LACK THEROF offered by the estate agents (supposedly representing the vendor!). We have given up on email replies, we call - leave several messages on the agents' phones - NO CALL BACK. Even leave messages at the office - NO RETURN. Right now we have a property in our sights in CO. Mayo - and we want to make a cash offer... GUESS WHAT! No Agent to be had. Anyway - we will continue in our endeavours and keep you posted! Would love to invite you for coffee one day.... lol!

    Hi love your Chanel . What I find so hard to get my head around is this
    I see a price I like call agent to say I’ll take it at the price it’s listed at . And the agent reply’s that the price is at a way higher price lol.
    So there is a bidding war on . So really every property is in an auction bidding war and yet the price on the add is still at the low price .
    So my point is that it’s so time consuming and tiring playing games . I was brought up to believe that when you see a price tag that is what you should be paying , it would be so much easier. Thanks again

    Question : at which step should you have a solicitor? Obvs for an offer but should you have one engaged while waiting on AIP?
    Any difference if a cash buyer?

    Thanks for sharing price ranges for conveyancers/solicitors - I had a quote at 1750 Euros PLUS all the other fees, which seemed excessive (even though I'm looking to move from the UK)

    Hi Molly you should upgrade the vid as having access to solicitor for convenience is not required it all happens online. John Neville ballingeary dublin handled my sales and I have never seen or met him. A lot of stuff is digital even registration and deeds are gone and going that way.

    I think its a bit ridiculous that people who have been paying rent on time for months and the rent is more than you pay on a mortgage don't get approved .No wonder it is so hard to get on the property ladder

    Maggie, where can a person find out about derelict houses that are owned by state due to the fact there was no next of kin.

    In the states. Each state has Bar Associations. They keeps abreast of the integrity of the solicitors. Some states give 3 solicitors referrals for FREE. The referrals consultations in NYC cost about $35 - 40. A time of approximately a 1/2 hr. Do you have a similar service in both parts of Ireland? Does the Republic and the North of have land Registery systems? So one can find/research freehold land in Ireland ?

    Is it true A PPS is needed to buy property in Ireland? The online application states the "process isn't availbel for relocation"! Does this mean it has to be done through a solictor rather than online? Maybe you could do a video about it - please :)

    @cheapirishhouses Maggie, can you tell me, if you are buying a house (say for 80k like yours), can you still get your maximum 110k as a, mortgage and use the last bit of money to fix it up, or will a bank only approve a mortgage for what the house is worth?

      My concern about this scennario is that 80K is within the cash buyer price banding so needing a mortgage in that band of pricing is going to be a disadvantage.

    I have a confusion. Some of the houses are only available for a lease of 100 years, and then you need to return the property back ? How do I make sure that the property I'm interested in does not involve this.

    QUESTION : so you said you were offered over 100k mortgage wise and got your house for 80k (time stamp 3:15 ish)
    I thought the mortgage/money you get from the bank is only cost price of the house itself no? Like how did you still have 20-30k left to do works, was it part of mortgage offer or separate loan/home improvement loan.

      Hi Kloda! These are still available, i put a callout to my followers over on IG to ask them how they financed their renovations and almost everyone did it this way. I gathered up their answers under the blue “mortgages” story highlight at the top of my IG feed. You should have a look through. I asked them to name their banks too. So it could be as helpful as poss xx

    How can I buy a house with no money? I'm unemployed and broke father living in donegal. I'm always sick and extremely depressed. I would have ended my journey if I didn't have two kids depending on me. Indeed I know no one cares, this is the problem the world over.
